Charged us to clean the property after we left even though an entire clean of the house was done the week before and they never cleaned the property before we moved in as there was still food in the ovens. Appliances were 40 years old (we searched for the brand). Furthermore we had to take the deductions from our deposit as they blackmailed us with further deductions if we didn't.

27 Oct 2021Tenant didn't complain about cleanliness or appliances at any stage throughout the tenancy. Returned the property partly cleaned, walls excessively marked from bike tyres etc l, waived late rent fees on every instance rent was late. Lead tenant accepted the deposit deductions without issue. This tenant then writes a bad review and states completely inaccurate truths.

27 Oct 2021Tenant raised no issue about cleaning at the start of the tenancy, there is a checkin report which shows the condition of the property at the time of checkin. Tenant states there was food in the oven which is factually incorrect based on checkin photos. Tenant states about issues with the cooker, which is tested, certified and working 100%, whilst no issue had ever been raised to the office about any appliances in the property. The tenants where advised after the checkout inspection that it was evident some cleaning had taken place, but it was not up to the standard as at tenancy commencement. 5 out of 6 tenants in the household accepted the charges, the 6th person seems to have decided to leave an inaccurate bad review. I advised the tenants they should be getting charged for damaged paintwork, mainly due to bike tyre marks on the walls, but waivered this charge. This tenant likely has a short memory too, given the fact that i waived all late rent fees payable for the duration of the tenancy. A completely inaccurate and false review and one that i can argue every point with proof. However, when contacted today, his former tenant has absolutely no proof of any of these apparent issues. Sour grapes.

Agents fees where quite reasonable and a lot cheaper than what other agents had quoted.
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
