I engaged PS&B to let my flat. They were very prompt to value it and put it on the market. They were also quick in finding a tenant. I have no complaints and would use them again. I have read some of the reviews on this site and I have to say I think some are unfair. The Landlord/Tenant relationship can be fraught especially when it comes to repairs. This is quite easily the worst letting agency in the whole of Brighton and its surrounding areas. If you are a prospective tenant the best advice I can give is to stay away from them unless you wish to put yourself through one of the worst experiences of your life. Dear Jose, Many thanks for taking the time to review PS&B. I would like to respond as there are quite a few inaccuracies that need to be addressed. PS&B wish to build and maintain strong relationships with both Tenant and Landlord. Dear Piotr, I am sorry that you are unhappy with the delay in returning your partial Holding Fee following the failed references where inaccurate information was supplied. PS&B did apologise for the 3 week delay several times and was due to a staff member being unexpectedly absent from the Accounts office. We would usually aim to have a refund paid within a few working days so 3 weeks is not acceptable. Although All Agents lists PS&B as open until 5.30pm on weekdays we are open until ....

We wish we could speak more positively of them. While under Wellbeck we have to say that the lady we dealt with Jane was always very helpful and we did not have much problems. since they have taken over. we do not get a response to any of our enquiries be it requests by phone which never get answered, letter or emails. despite several requests to answers over the last two months there has been no answer. would it not be so much easier to just return a phone call or email and be a little bit more...

Well where to start. When collecting the keys on our first day we were informed the kitchen had a leak which turned out to be a terrible ongoing leak. The flat after a month was showing serious signs of damp yet the agents refused to help and told us to clean mould ourselves. Despite the fact a baby was living there too. Where do I start? This is not a company to be trusted. If you complain to the partners they ignore you. The management costs are high for the service you get. It's not surprising as they have 2 or 3 people managing over 10k properties (according to their web site). They also get commission on all services they purchase for the property and so nothing is purchased for the benefit of the property. For example they get a 20 per cent commission for all insurances. After finding a two bed bungalow with PS&B in December 2013, we were delighted at how friendly and efficient the lettings team were and how eager they were to get us moved in during January 2014 (The bungalow had not been rented for the last six months apparently), however soon after they started to turn and we regretted ever renting through PS&B. Quite simply put, a 5 star letting agent. Parsons were incredibly helpful and informative in my move to my new flat, and I\'d strongly recommend any other young adult to use these guys when looking to rent a property for the first or second time around. I have been a landlord client of PS&B since 1999, and can honestly say that I have never had any problems with their service. As I am often out of the country I have effectively given them carte blanche to act as they see fit if any difficulties arise, and they have never let me down. I called this agent to arrange a viewing for what looked like a great flat on a Monday, 30 minutes after the ad was published online. They confirmed my viewing for Tuesday afternoon, for what I had to change my shift at work. They did not honour the appointment they had with me. I had specified I wanted to be one of the first ones viewing the flat. They told me the earliest was Wednesday but they showed it on Tuesday!!!!!!! The flat is now gone, obviously.

POLICY
Complaints Handling Procedure (Lettings)
To meet the requirements of our governing body ARLA – The Association of Residential Letting Agents

In the event that you feel dissatisfied with our service and wish to make a complaint, you will need to follow our Complaints Handling Procedure, details of which can be found below:

Parsons Son & Basley is a member of The Association of Residential Letting Agents (ARLA). By belonging to this organisation, we are required to follow strict professional standards.

STAGE ONE:
We would request that you initially make your complaint in writing to the Manager in charge of the section of our company to which the issue arose. Upon receipt of your complaint, they will assess your submission and will respond within five working days of receiving your written complainy.

We aim to resolve all complaints during this initial stage. However, if you are dissatisfied, you will need to progress your complaint through the following process.

STAGE TWO:
Should you feel that we have not satisfactorily dealt with the matter; you may address your complaint to Geoff Holden. This must be done with 28 days of receipt of your letter from Darren Williams. Your correspondence will be acknowledged within five working days and he will issue a Final Viewpoint letter within a further 10 working days.

STAGE THREE:
Upon receipt of our Final Viewpoint letter, in the event that you remain dissatisfied, you may contact the Ombudsman.

The Ombudsman will not consider your complaint until you have exhausted our internal complaints procedure.


STAGE FOUR:
Once the Ombudsman has concluded his investigation you may forward your complaint to the NFoPP Regulation Department which is the regulatory function of ARLA.

You will need to submit your complaint to the NFoPP Regulation Department within six months of the Ombudsman’s final review. You should include a copy of the Ombudsman’s review, a copy of your signed acceptance/rejection letter and any other supporting documents which you feel will assist the assessment of your complaint.
