Amelia Murcott was a fantastic support throughout, moving obstacles quickly and always keeping me on the loop and keeping things moving across the buyer and the sale. Fair rates for the work involved and the excellent service. A real pleasure to work with. Absolutely disgusting practices within this shambles of a company. Our landlord was allowed to rent his property out to us when all along Pendleton's were aware of his intent to sell. My flatmate and I had been living in one of Pendleton's properties for just one month when Pendleton's allowed him to break the contract and serve us notice. They also had the property on the market to sell.
Our landlord was supposed to manage the property, but he did absolutely nothing but cause us problems and Pendleton's did not offer support.
We had problems with a mouse infestation. Then the property was left with no curtains or blinds in the bathroom or living room. Pendleton's felt this was a perfectly acceptable state for the property to be let in.
Our landlord was also given our deposits which he stored in his own account despite being asked numerous times to show us evidence this was being stored in ESCROW. Pendleton's ignored numerous requests to support us on this.
When we eventually moved out the landlord had promised to return our deposit early in exchange for us agreeing to him cutting the tenancy contract short. He refused to return it in full and Pendleton's did nothing to assist us in getting it back.
When I voiced my disgust I was met with a reply saying would you like me to forward this on to your landlord I said of course I would but that I refused to deal with him because he is so unprofessional. This was 6 months ago and I heard nothing back.

My sister and I had a damp problem in the rear bedroom of our flat, which supposedly was addressed last year, which left us without a bedroom for a number of weeks. We were then told this year that they had to address the damp again, this time with a certified damp specialist rather than an over enthusiast handyman.
This year's work was carried out 8 weeks ago, leaving the room in utter chaos with patches of plaster all over the walls, skirting boards ripped off and furniture all over the place. We specifically asked James Pendleton prior to the commencement of the works that a painter/ decorator had been employed to make good at the end, we were assured they had. Unfortunately after numerous emails and phone calls we were left 8 weeks later with a bedroom that looks like a building site, whilst continuing to pay full rent.
In the meantime my sister ended up in intensive care and left London for a month to recover at our parents'. Again, we continued to persevere with James Pendleton but we didn't get any confirmation of when the work would be finished. As my sister had been through a massive trauma she was dreading her return to London, so I really wanted to make sure her room was as comfortable as possible. We even tried telling James Pendleton this, perhaps hoping that under the circumstances the room would be sorted out quickly. But after no response from James Pendleton I had to paint the room and reattach the skirting board myself, costs of materials coming out of my own pocket.
A massive warning that if you rent with James Pendleton they don't care if there are any maintenance issues with the property. They don't care if maintenance issues are left unfinished, and certainly don't expect any sort of compensation/ reduction in rent if work needs to be done to the property and you end up losing a bedroom. Plus you'll probably have to finish off the work yourself!

The James Pendleton team at the Balham Hill office are excellent. I cannot fault any aspect of the service which I received from them. Both Ewen Bunting and Tom Harvey have rock solid local knowledge and give honest, genuine and helpful advice. I was kept fully informed by Tom throughout the process and always was treated like a name and not a number. Dealing with people who have real empathy and a good sense of humour made my selling process far less difficult. I also have no doubt that the efficiency of the James Pendleton office, quality of attention to detail with the marketing and positive approach of all the staff are reasons why my property sold to the right buyer so quickly. A definite 10 out of 10.

Ewen Bunting who heads up the Clapham South office was highly professional, knew the area thoroughly and most importantly knew how to place our house within the market achieving the sale price we were looking for. During the sale we dealt on a regular basis with Tom Harvey who was always happy to help, efficient and did everything necessary to ensure we completed on time. Tom was always great to deal with, pushed the sale forward, dealt well with the solicitors and would let us know immediately if we needed to be involved. Also, all the viewings we had were all serious buyers. Ewen and the team made sure there were no time wasters and gave full feedback on everyone who saw the property.

Tom was excellent from start to finish. He was professional, honest, friendly (with a good sense of humour) and highly organised, and demonstrated excellent skills as a mediator / negotiator.
Tom provided valuable insight into the end-to-end house buying process (and potential pitfalls), and worked hard to ensure an extremely fast completion.

I'm as weary of estate agents as the next person & I am not really one to leave online reviews, good or bad....but I have to say that Tom (and the JP team) were excellent in helping along the process of us purchasing our family home & hence this note. Tom was straight forward, fair and very good at communicating. For once, it didn't feel like we were being taken for a ride with only the vendors interests being considered by the estate agent. We requested quite a bit of access to the property through the purchase process, with architects, structural engineers and builders and Tom was very accommodating & helpful with all of this. We were very happy with the "after sale" service too that JP offered also & would recommend Tom and his team to anyone buying or selling in the Clapham area.

We found our first home through James Pendleton, who were thoroughly helpful through the entire process. Claire Bamford provided helpful advice and was consistently responsive and hard working to ensure we found what we needed. They have a very helpful after sales service led by Zarah Salih, which is a great resource for people moving into a place for the first time in particular. Everyone we met at James Pendleton has been throughly helpful, friendly and a pleasure to work with.

She suggested a property she had just become aware of and was able to arrange a viewing almost immediately. It was exactly what I was looking for but in an area I hadn't previously explored. I made and offer and we recently completed. Katherine was calm, courteous and efficient throughout and there was no estate agent flannel-or I didn't notice!
On a general level I was kept informed during negotiations by the wider JP team who all seemed well linked up in terms of knowing what was going on.
I have now met Will, Head of Lettings to discuss next steps and was equally reassured by his local knowledge and efficiency.

Tom Harvey has been a breath of fresh air throughout the so often tedious process of trying to buy in the London market.
