My advice to any competent estate agent would be to embrace the Allagents customer review website, and hopefully you might reap the rewards for your previous good service, as we have for the first time this week. My company has just gained an instruction from an “out of town” investor who used Allagents to choose an extra agent to invite to give an appraisal. As a small company we are grateful for any business that comes, you might say, by way of referral.....as an experienced estate agent I welcome any methodology of fairly evaluating the professionals in our industry. The sceptics amongst us will argue it can be employed as a platform for misinformation by fanatics critical of estate agents as a whole, but I would argue that in reality all of us who work hard in the industry have, for a long time, been in need of a forum whereby their efforts can be appreciated as well as criticised. We are aware that public perception of our work can be negative, so it is encouraging that now there is a way that good agents can be lauded by customers, who have had a positive experience, and would like to thank agents who, in I’m sure most cases, work tirelessly on their behalf. If proficient, we as agents should have nothing to fear and all strive towards “transparency”.

This can give you added protection, and you may be able to complain to their regulator if something goes wrong. - Make sure that youre clear about what the agency will do on behalf of the landlord, and who you should contact to arrange repairs or discuss problems. Ask the letting agent which authorised scheme they will use to protect your deposit. - Check out the agent on review sites such as AllAgents.co.uk. Other customers can give you a very good idea of what to expect from a letting agency. - Dont pay any fees until the agency has found a place for you. Its a criminal offence for agencies to charge you just to register or to supply addresses and details of accommodation.

I wrote a review on 15th June and felt that I should upgrade that testimonial now. The reason for doing so is that I am delighted as I picked up an instruction directly from being on the review site. The client was looking to find an agent with a good reputation and positive reviews. He had not bought or sold for almost 10 years so who should he choose? Allagents helped us to start with a foot in the door and despite the fact that the property is 'not on our patch' we gained the confidence and instruction of the owner.
