As a former tenant of Zone Letting Glasgow, I feel compelled to speak up about the treatment I received — not just my own peace of mind, but to warn others. My experience reflects a consistent and concerning pattern of misconduct that’s echoed in many other reviews on this site and across tenant forums.
After reporting a hot water issue during my notice period, I followed Zone Letting’s own advice to reset the boiler. Despite this, I was later told I’d be charged a callout fee, as I’d caused the problem. I requested formal documentation of this charge in writing — they ignored my email completely, and still have not responded.
Even more troubling: when I previously communicated with male members of their team, the tone was aggressive, intimidating, and deeply unprofessional. As a woman, I found their approach to be not only dismissive but bullying in nature — something other reviewers here have also mentioned. It felt as I was being pressured into accepting responsibility issues I did not cause.
It’s now clear that this isn’t a oneoff — it’s how this agency operates:
• Unjustified deposit deductions
• Charges “general redecoration” or “cleaning” with no evidence
• Ignored emails and delayed responses
• Intimidation tactics when tenants push back
I’ve escalated the matter to SafeDeposits Scotland, and I’ll be submitting formal complaints to the Firsttier Tribunal (Housing & Property Chamber), Trading Standards, and the Letting Agent Register. Letting agents in Scotland are legally bound to act professionally and transparently — Zone Letting falls well below that standard.
If you’re a prospective tenant: be cautious. Document everything, take timestamped photos, and do not hesitate to challenge them. If you’re already experiencing problems, escalate immediately — you are not alone.

At the end of my 6-year tenancy, Zone letting charged me £300 for a full-flat clean despite the apartment being left in much better condition than what they gave me the keys to.
At the beginning of my tenancy, I found the flat in a terrible state and, over the phone, was told I should clean it myself. The apartment was advertised as half-furnished (was fully furnished at the time of viewing) when really all I found when I moved in were an old broken tv, a broken wardrobe, an office archive, and a few other things in terrible condition. I soon understood that it'd take so long to arrange things with their maintenance department (they once left me three weeks with no heating in the Scottish winter) that I'd be better off repairing stuff myself. I repaired furniture, substitured what was broken, installed shelves and overall, left the place ten times better than what I found. Still, they kept part of my deposit and were rude throughout the whole process.

We have just left our rental property of 5 years (due to buying our own home) and have nothing but good things to say about zone letting.
From the word go they have been professional, helpful and kind with absolutely every aspect of the rental process.
We have had help/correspondence with a few agents over the years but Gary and Ellie have been the ones we have the most contact with and we cannot fault them in the slightest.
Every email and call has been answered promptly and we were always kept in the loop with any situation (for example, pandemic procedures).
We have rented from many landlords and agencies over the years, but we wholeheartedly can say that zone have been the best.
We would highly recommend using them to anyone looking for good landlords/agency. We were never treated like just another client, but instead always with a warm and friendly manner.
If we could give more than 5 stars we would as they have been phenomenal over the years and again, I'd like to highlight Gary and Ellie for their part in this.

We rented our apartment in Glasgow through Zone for almost 10 years.
Our experience with them in general has been excellent. They have dealt with any issues promptly and kept us informed of the ever-changing legislation.
They have sourced several tenants for us, dealing fairly with us and them.
Our dealings with the staff have been great. We are not professional landlords, so their friendly, helpful approach has been much appreciated.

I rented my flat in a very challenging development in Glasgow through Zone Letting from June 2005. Gary and Scott have always been very approachable and helpful as have their staff. Any maintenance issues have been dealt with in a timely way and in my experience they have gone out of their way to keep both landlords and tenants happy.
I took the difficult decision late in 2021 to sell my flat at a considerable loss from the buying price when it was new and Scott has always understood the need for a speedy conclusion to the transaction.
I would recommend Zone Letting to any landlord or vendor as they give a personal service.

Zone Lettings acted as my letting agents for 13 years for a flat I owned in Glasgow. They were always professional in their dealings and if maintenance/cosmetic work was required it was always done swiftly by tradesmen of their choice at a competitive price. They also acted as selling agents when I decided to sell the flat and the process was seamless and the lawyer they recommended was also extremely good, saving me the need to find one of my own. Scott was always available if I needed to speak to someone and if I left a message he always returned my calls in a timely manner. I would totally recommend Zone Lettings as a letting agent and if I ever had another rental property they would be my only choice!
