Cannot recommend zone letting enough!
After moving out of halls in first year, myself and my flat mate rented for the first time through zone letting. Could not have been an easier process. After 2 years in our first flat our landlord decided to sell, but zone letting were fab in recommending us a new flat literally just over the road allowing us to continue renting with them for another year!
As others have said Sasha and Caroline have been absolute stars. all replies are prompt and informative and any problem are always fixed incredibly quickly. Big thanks has to go to Caroline and the maintenance team, the two flats we were in were in great condition anyway but anything that did come up was normally handled within the day.
Like I said, our first time renting was made incredibly easy by Zone letting and I would recommend them to anyone looking!

My Experience with ZONE LETTING ENDINBURGH
Short Answer: Absolutely Fabulous!
Long Answer: So I was looking for a small accommodation for short to mid term (6-0 months) and I chanced upon ZONE LETTING through one of the property websites. Right from the first call, I got only positive and cordial treatment to say the least. The personnel were very helpful, and Gosia, Jordan and others helped me in every step right from documentation, application and other steps of the process. A special note of thanks for Byram, of Zone Letting who personally visited and showed me around the place. And last but definitely not the least, the ever helpful Ross Winton, the property manager of Zone Letting who always helped me whenever I called, even on a weekend when I lost my key :-|
About the property : 37/9 BRYSON ROAD is the property I stayed in, and it was so nicely presented! freshly painted and renovated, the sofa, carpet, washing machine, fittings etc every thing was brand new and its felt like I am actually walking into a hotel suite!
Many thanks for making my stay in Edinburgh a warm and memorable one, team, cheers to all of you and see you back soon!! :)

Arranged a viewing for a property which I was assured over the phone would consider pets so travelled from Glasgow through to Edinburgh for a viewing only be told no pets.
Could have saved time if they had told me this in the first place otherwise I would not have travelled to see the property.
Absolute waste of time, petrol, and money.
I think the agents should communicate more and stop giving out WRONG in accurate information to prospective tenants. Waste of time and effort.

My partner and I rented a property for 2 years with zone letting whish went well for the first 6 months or so. As soon as something needed to be repaired in the flat Zone letting seemed to lose all emails and calls we made to them. Our neighbour above us had a leak from their shower with the water coming through the ceiling and flowing into our bathroom. We reported to Zone who fixed the leak but never repaired the damage leaving us with water rotten ceiling covered in mould. fast forward 2 years and the ceiling has caved almost completely in from damp with our neighbours dirty shower water coming through our ceiling....now 8 emails asking for a repair later, no contact from Zone. I am so annoyed as a tenant and am annoyed for the person who has trusted Zone to let their property out and not report or repair any damage.

We had a terrible experience with this company. After viewing a property and making an application (which included supplying financial details and ID), we received a request from Ross to make a £2500 deposit to a Western Union account in his name in order to 'take it of the market'. Concerned about what seemed like an attempted fraud, we called the company to speak to the MD Byram (who also seems to be the owner of the property in question). Ross told us Byram was unavailable and claimed not to have sent the email (even though it was part of an ongoing email chain that he had actively participated in). He subsequently told us that Zone's IT system had been hacked. Even this is a troubling explanation, given that the company handles financial information of tenants and landlords. Avoid.

We just moved out from a zone letting tenancy. Had a great experience with them from the application process to moving out. In particular, Jordan was great with communication and in keeping the property for us when we were taking a while to decide. During the tenancy, repairs were always fixed within a few days, we asked for a new freezer and got one (previous one very old/smelled). David (?) in the repairs team always replied very quickly confirming who was coming to the property. We were informed about viewings for the property when we were moving out. And on moving out we were kept informed again, with no issues regarding cleaning (that we did ourselves, albeit for hours) and getting the deposit back. Communication with Ross was efficient and clear. Overall, no complaints and very happy with our agents!

The process of viewing and application was simple and straight forward and Chris (not sure he's still there) was very helpful.
At the time I had a friend who was a letting agent for another firm and she told me to avoid Zone Letting as they were 'sticky' at the end of tenancies. I ignored that advice.
There was a leak (rainwater) which I reported early on in the tenancy, the cause was the exterior of the newly built building and the leak only occurred in extreme weather. I was told it was passed to the building factor but in those years it was never fixed to my knowledge.
I had a problem with the boiler one evening and Ross came out fairly quickly to have a look and it was actually a simple fix I probably could have worked out by reading the boiler manual.
I lived generally without contact from the agency for most of the years I was there with only a handful of inspections - most of which occurred in the final few years. The rent was gradually increased in the last few years.
My issue with the agency comes mainly from the end of the tenancy. I emailed regarding ending the tenancy including when it would end. I posted a letter the next day as the tenancy agreement states. A week later I got an email asking if I was ending the tenancy as no notice had been received - maybe Royal Mails fault. I hand delivered a copy of the letter that evening.
I appreciate the flat had to be re-let but notice of viewings were very short notice in some cases the next day. I tried to decline the first viewing because it wasn't practical but was more or less told tough.
The biggest issue I have is return of the deposit. I had to track down where the deposit was as Zone alerting haven't given me any hint. The deposit scheme wrote to me about how to get my deposit back. But it was sent to the address I had moved from - luckily I had a mail redirection. I assumed Zone Letting would have given the scheme my new address but alas no.
I have an email from Ross stating they would claim for cleaning (£45 - I've no issue with this). The email also states £20 for repairs would be claimed for a hole in the wall. This was from the previous tenant and allowed a TV aerial cable to run from the main room to the other bedroom. This hole would have been on the inventory along with blue holes in the hallway. I filled those holes and others early on, but okay I'll take the £20 hit. £65 off my deposit isn't bad for nearly 9 years.
Much to my surprise however Zone Letting claimed £110 for cleaning and repairs. I have emailed 3 times to ask them to clarify the additional £45 charge but no reply. You only get 30 days to raise a dispute and that's almost up so I assume I'll be having to just settle for silence. They haven't really provided any information about getting the deposit back I've had to do that myself.
I've no doubt I'll get the answer I'm seeking here or in email now I've posted a review. It will no doubt be some erroneous charge.

Terrible from A to Z: maintenance issues went on for months, I had to take them to Private Rented Housing panel due to dishwasher, oven, washing machine ALL breaking down and taking weeks to be sorted; same with a ceiling covered in mould that took forever to be sorted. Fan also broke down in bathroom. These people more or less ignored me while charging high rent for a very poor quality flat. Should not be in business quite frankly as do not care . Place was FILTHY upon move-in.
