Underhill Real Estate Agents is a genuinely independent, local business, which places Customer Service at the heart of our operations.
While 'everyone' says that, our business is structured to ensure that is the case. The clearest example - we pay our staff salaries, not commissions. First, peoples' lives are not
commodities to be bought and sold like used cars or photocopiers. Second, if a staff member needs a 'bonus' to do their job properly, they have no place at our company.
So, we employ people whose motivation is to do a good job and to help people through the tricky times of moving home. Of course we sell and rent lots of houses - we don't believe that anyone buys a house they don't like because the agent is a great salesperson, but we can help to you to present your home well if you are selling, and our marketing and follow-up is top class.
If you are buying, we are happy to help find something perfect for you, and we're very happy to advise on price, area and value, even if the house you've found is not on our books. After all, you are moving to our neighbourhood, and we want to make you welcome.
As the senior staff are landlords ourselves, we understand very well that a rental property is a business investment. That means we will give your rental property the best of care - which is great news for tenants, too, because a part of that is resolving any issues to keep the property in top condition and the current tenants happy. Nobody - landlord or tenant - wants the house empty, or falling into disrepair because problems are left to grow.
Landlords (and tenants) might also be reassured to know we don't charge the appalling extras that some other companies add in - so, no charge for 'viewing' for tenants or set-up for landlords; and no charges for (usually unnecessary) contract renewals.
We specialise in Residential Sales and Lettings, providing offices in Exeter and Dawlish, and services across south and mid Devon.

Having rented a number of properties from various agents over the years, I'd like to say that the service I have received from Underhill regarding my latest home has been far and away the best. Tess was wonderfully patient with (and prompt in replying to) the hundreds of emails I had to send her either regarding queries about the move or simply to sort out any anxieties I was having. And Underhill's system for processing the move is superb (ie. closing/opening meter reads etc), paperwork is clear, comprehensive and professional, fees are more than reasonable for the amount of work they themselves must be putting in on the tenant's behalf and, all in all, I feel that they made the move go as smoothly as it's possible for such things to go. And, although my main communcations have been with Tess, I've also had a bit of input from other agents as well and, without exception, they have all been extremely helpful and friendly. Unlike previous lettings agents, Underhill is one that I really feel I can trust to look after both me and my rights as a tenant, and other agents could take more than one leaf out of Underhill's book! I would have absolutely no hesitation in both using them again, or recommending them to others.

Throughout the entire year Tess - and concomitantly Underhills - provided exceptional service, often going beyond what was expected of a housing agent.
Tess was highly efficient and quick to reply to our requests on a variety of topics from posting official documentation to sorting problems with the property, always giving clear and well communicated information.
By far Tess' most redeeming quality as a housing agent was making us feel both valued and very much individual clients. Often Tess would liase with the landlord to facilitate our own requests, such as installing new internet or altering the inventory of the property. These decisions went beyond the basic tenant-housing agent requirements, yet benefitted both us and the landlord, highlighting Tess' clear understanding of the local/student housing market and her ability to make rational decisions that other housing agents may have shied away from.
Overall, Tess was a pleasure to work with, combining an exceptional ability as a housing agent with an effective interpersonal touch that made our hectic year far more straightforward - thank you!

I've been speaking with Tess since our first viewing of the property and she has always been friendly, helpful and sincere. I feel confident that I can approach her with a problem and that she will do all she can to help solve it. I feel very lucky to be with Underhills as a result.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
Complaints Procedure
In the first instance, we would encourage customers to deal frankly with whichever staff member they have been speaking to. We operate on a policy of honesty, openness and full disclosure.
If we have inadvertently done something that you are not happy with, we would far rather that you raised it with us, so that we can take appropriate action, whether that be undoing something done in error, or explaining something done with a purpose that you were unaware of.
If you are not happy with the outcome, then formal complaints should be made in writing to Melinda Fonda, Managing Director, Underhill Real Estate Agents, 67 South Street, Exeter EX1 1EE.
The complaint will be treated with the utmost gravity, either by Melinda in person, or if she has been involved in the events leading to the complaint, by one of the other Directors. A final viewpoint letter will be issued by the company after a thorough investigation.
In the event that matters are still not addressed to your satisfaction, we are subscribed to The Property Ombudsman scheme, and adhere to their procedures.
