We viewed a property and put in an offer of the full 'asking price' to the Agent (chain free and able to complete and exchange as promptly as possible). Over a hundred pounds was paid to Sinclair Estate Agents Ltd before my tenancy started. Apparently this went towards credit / reference checks. I have no idea whether or not this was carried out. Staff would not show me the credit report or offer any proof that checks were actually carried out. With no proof, and with staff so cagey over what I was actually paying for, I am convinced the cash (Yes cash! No cheques/debit cards accepted here!) went towards their office Christmas party.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
