When we first moved to Wembley in 2007, we bought our house through Salter McGuinness, then when we moved away after 6 years we rented it through Salter McGuinness with 100% occupancy and today we completed our sale through Salter McGuinness and it fetch the asking price. Just completed on our sale using Salter McGuiness. I knew it wasn’t going to happen quickly given the state of the economy and the state of the property but Jack and the team persevered until we got the right offer from the right buyer. They professionally turned down any Mickey Mouse offers and didn’t pressure me at all just to get a sale through - they fully understood what I wanted and went after that - hosting in excess of 100 viewings to get there. They always kept me briefed throughout and did a great job chasing solicitors, buyers and brokers to keep everything moving after the sale was agreed. If ever I’m selling in their catchment area again, I’ll definitely use them again.

Everything was great until signing the contract and agreeing the terms saying that there was going to be painting and deep cleaning done on the property.
Moved in, found the property to be filthy, the sofas has stains, torn, glass pieces spread across (I’ve sent them pics so they can’t deny it)
The curtains were brown, the gas hob wasn’t working, the sink was blocked, faulty smoke alarms, broken knobs attached on tap. And a lot more issues!
I’ve reported these issues as and when I’ve come across them.
What they commit and what they deliver is totally not the same.
Its been over 12 days since I’ve moved in and the issues are yet to be fixed.
On top of that Jill Jimenez calls me and tells me that it’s not their fault.
She oftens contradicts herself on emails, doesn’t have a clue what’s going on. And only knows one sentence - it’s been more than 7 days you’ve moved in, so we can’t help you with that.
And she is supposed to be the person who I have to reach out if I need anything. How assuring it that?
I can’t wait for my 6 months break clause to move out and stop dealing with such bullies.
Please avoid them at all cost. I have images and emails to prove all of this.

The signs were not good.
I had to move out of my previous accommodation because the lease of my Landlord, a Housing Association, was about to expire.
As a pensioner on means tested benefits my attractiveness in the rental market was not very high.
Nevertheless I fired off about 12 emails to estate agents who had advertised flats in my price range in the wider Harrow area.
I received only one meaningful reply, indicating that the flat I was interested in had meanwhile been let, but that there would be a retirement flat available in Wembley.
These retirement flats are hard to sell, so a reasonable option for a non-resident owner to extract any value instead of having to pay £240 service charges per month for nothing is to let.
Prospective tenants are as hard to find as buyers, unless the Landlord or his agent are prepared to investigate the creditworthiness also of prospective tenants in receipt of means tested benefits. Most estate agents cannot be bothered to do this, but Tim Saraci of Salter McGuinness could be bothered.
And so he did what estate agents are supposed to do: Match supply with demand considering all relevant circumstances.
The result: A happy tenant, and I hope also a happy Landlord.
During the run-up to the transaction Mr Saraci was always very friendly and showed understanding for the stress the prospective tenant was under. His preparation of documents and discharge of other duties was immaculate.
Excellent understanding of both the demand and supply side of the market, genuine kindness and administrative efficiency are not normally found in the same person, Tim Saraci being a rare exception to this rule.

Tim did his very best to process the rental as quickly as possible. I believe that the process took less than 3 weeks.
He was great at answering all of my questions, responding to emails and taking the time to provide top rated customer service.
There were a few aspects of the flat and the various different options of the contract that I would have appreciated knowing about beforehand however these were minor details that have subsequently been addressed in a swift and professional manor.
