Misleading and unprofessional!
I had just started a search and found a property that was suitable , I viewed the property and completed the application . I had been given the impression the landlord had agreed to my application and over 20 emails exchanged. Once I had asked to proceed with the application and find out the next steps to the process , my emails weren’t responded to ! I had been transparent about my situation upon booking the viewing so as not to waste anyones time. I do believe in my case there had been some racial prejudice, given I have come across this profiling in the city I speak of . Renting is scary enough these days and these people pray on the people needing homes , it’s very distressing that they have this power to
play with peoples lives - they call themselves a family business. Very distressing and I’m sure the landlords don’t really know how poorly they are handling their properties , very disappointing. I have decided not to use my real name given the reviews on here that I find rather unnerving ! When arranging the viewing I spoke with an individual whom had been very helpful after that, the second phone call to check for an update he had been incredibly dismissive and spoke to me like they had no idea of my application and that indeed I then discovered I had been misled to think all was on track and heading to the next stage ! Really very distressing .

Id be wary of these cowboys. We were told that we had secured a property, sent a rental agreement and asked to leave a deposit...only to then be told 48 hours later so that someone else had done!!! Perhaps there's a reason why these guys are unheard of and very small. I wouldn't rent through if any alternative exists

Deserve negative review
I regret dealing with them
1- They send me to different property and said the other one is occupied (which was false)
2-They said I did not pass the minimum affordability requirements, even though I passed (attached below)
3- They deiberately waste my time and ask me to contact Goodlord , who confirmed I passed the affordability requirements
4- They decided not to refund the security deposit
5- they said I have 4 weeks, then decided to cut two weeks

Since moving in my monthly rent has increased by over £500 which is apparently in line with the market, but I've later realised, stupidly, that actually I'm paying at least £300 - £400 more than the market average for the exact same property. I shouldn't have done it, but then again we did try to negotiate earlier and was assured the rent increase was in line with the market average. At this time, we had just experienced a bereavement and didn't have time to move anyway as the negotiations were pushed out to the last minute.

The rent price was reasonable when I moved in, but as soon as the agency understood I was happy at the property, they pushed the contract negotiations until the last minute and pushed the price up aggressively, firmly taking the landlord's side. Would not recommend this estate agent to other tenants.

Well the managing director one day decided to peek through my windows. Well after that i was not feeling safe to live in the property and emailed them my noticed, telling them that i will hand my keys early so they could fix the bathroom ceiling, which they have not done so for 3 years. All bills, rent and cleaning services had been done prior to handing my Keys.
it has been 10 days and no deposit back. Also they did not give me references. I guess no star for them but i will put one for the previous managing director and agents.

No replies on emails whatsoever! Moreover, one of the men also hang up on me in the middle of my sentence when I was attempting to ask them about properties via a phone call.

I was looking for a good high standard apartment, as a Masters overseas student in Cambridge, willing to pay almost any price for a flat, half a year in advance. Firstly they didn’t want to show me flat properties and showed me student accommodations only, even though I explained the circumstances. Then after I left my details no one ever contacted me again, followed by all other series of events described above.
Feels like it’s more paperwork that they can’t be bothered with, especially when there is a high demand on properties. Possibly, it’s just SAB’s values, that’s why I will never seek their services again and neither I will recommend it to anyone!

We were tenants with SAB for nearly 6 years. Always received very prompt and professional service. Specially Mr. Kane Astin has been very helpful regarding furniture replacement and removal. Can't or won't do the simplest of maintenance jobs.
Phone them up to report an issue - oh yes Sir we'll get on to that straight away.. nothing ever gets done.
I take that back, after nearly a year of phoning and emailing they managed to change a light bulb in a pitch black area on the stairs.
Given up contacting them to report any property issues, absolutely no point.
Avoid if possible.

But I did like the property so decided I would like to rent it. I was told a price to pay to take the property off line but when I received the forms the prices and information didn't match what I had been told, they had sent me out of date forms. Over the week while I was gathering information to send to them I never received one call from them, I then noticed the Property had been reduced and when I phoned to pay the fees they said it had been let to someone else, very bad organisation and a just couldn't careless attitude.
