Stay well clear is my advice to anyone who rents from Romans.. Moved in to a property 2 years ago, was sold the No deposit option, by a young lady call Shopiie, what she didn't inform me & only found out when was planning to leave the house, that the NDO is non refundable & doesn't cover you for anything at the end if the tenancy. Come to end of tenancy, the company they use go through the house & write there report like it's a brand new house They now wish to charge me £300 for cleaning & £207 for me painting a bedroom. This I emailed the property manager, explaining what I have done. She only ever replied once to say I'll ask the landlady. I offered to repaint the bedroom, but after numerous emails & no response, I left it , as it was better condition than it was when I moved on. Romans are a like Dick Turpin day light robbers.

This is a review about lettings maintenance in Camberley. This is my first time having to rent a property and I've been in a Roman's-managed flat since Sept 2020. I was initially a bit sceptical about what level of attention I would receive when I discovered a number of maintenance issues, but I needn't have been concerned. As soon as I moved in, I was contacted by Wendy Bennett , the property manager, who explained the process for logging maintenance issues. I soon has reasons for putting her to the test! There were several issues that had been ignored by the previous tenants, which I asked to be sorted out, e.g. heating problem, dish washer not working, hob ring burned out, washer/dryer not drying, etc. Wendy followed up all my requests and contacted the landlord immediately for each issue and they were all satisfactorily and speedily repaired, without me having to chase. Wendy was invariably friendly, approachable and efficient - thank you.

We are thinking about taking Romans and our landlords to The Property Ombudsman (but preferable the court) after they now are using edited photos and fraud to try and take money from our deposit (but first of course we will go to the TDS, but that will only cover our deposit money). We luckily read reviews online - and got advised to get an independent company (on top of the ones Romans pay to do help them and the landlords get the deposit money) to do the check out report. The independent company said everything in the house was in the same condition - or better and cleaner!! - as when we moved in (we got the same company to do a check in report). Romans tried to frame us for so many serious and expensive things, but whenever we proofed them wrong, they added new items to the damage list and raised the price on the things already there. Eventually they ran out of things to charge us for, and then gave us the impressions that they had new photos from the check out report, so we needed to pay additionally £250. Then it turns out these photos have been made up to discredit us, and have nothing to do with the check out report or us. First Romans told us, it was the landlords fault, and that the landlords supplied the falsified pictures - which is plain out FORGERY, now they are saying, that they will support ANYTHING the landlords supply - even if it is falsified, as they are merely the third part, and do not judge the landlords (but the law does!!). This after we paid £575 to have the house professional cleaned, because we were threaten that if we did not use a company recommended by Romans, they would not accept the standard of cleaning and we could not get access to the house again, but would have to pay a Romans' recommend company to come out and clean once more. On the other hand, if we used the super expensive cleaning company, Romans in return promised that we would not be charged additionally for cleaning, since they could come back with Romans blessing and clean it again. We also had the carpet and the windows professionally cleaned to be on the safe side. We were also specifically informed, that if we did a no show or tried to change the check out date, Romans would charge us £144. Romans changed the check out TWICE - and one time I was already in front of the house waiting, but apparently Romans do not need to follow their own guidelines about changing the check out - only tenants need to pay. We moved to England from the US, and hoped to find a house to live in for 2-4 years. Romans convinced us to take this house (even though Romans knew it had already been sold, and the landlords was just waiting for the buyers to complete a “chain”). We stayed in a serviced apartment for 5 weeks with our furniture in storage, since it was more than two months before the house was available, but for us we thought it would be worth the wait (and the extra cost), to then get to live in this house. Then three months after we moved in and got our children into new schools here, we got a notice from Romans, because the buyers of the house had completed their chain. We never even thought, that this could happen to us. And the list of the horrendous things Romans and our landlords have put us through goes on and on. It is Romans in Camberley and the company they used for their “own” check out report is called “Oakley Jane” - NEVER let them in your house is my advice. We have been told by more people now, with the exact same experience, that this is the way Romans does all their business all the time, but are wondering why no one tries to stop them? I am sure that if more people teamed up we could actually stop some of this madness, maybe even get a court ruling to support this! A company like this should not be allowed to do business at all and cheat and harm more people. STAY AWAY.

There are cheaper around but do look at the detail and compare the service they all offer. Choose the one that suits you best.

We have rented our property through Romans for a good few years now but I must commend Charlotte Wild for her diligence, efficiency, communication and polite professionalism from the beginning to the end of the process. Certainly the best service we have received on that side of the business to date!
Lori Ross processed the check out of the previous tenants. We could not have had a better property manager to deal with the finalisation so quickly and concisely. Again excellent communication with friendly professionalism leaving you confident that she knows her job!

One thing that really stands out is the speed in which Jon gets things done. I would ask a question and within an hour he would have found me an answer. Although we are no longer going to be renting through Romans, I really do recommend them to other prospective tenants.

What agent could do to change your mind?
Romans never kept us up to date with market rents and hence we continued to charge our tenant below the market value for years. We were paying 12% but we did not receive value for money.

The problems started with Romans when I needed to evict my tenant. First they issued the wrong section 21. This only came to light when I tried to start court proceedings and was notified by Landlords Advice UK. I therefore got LA UK to issue the correct section 21 and a section 8 - this put me back 3 months. We asked for compensation for the 3 months along with the cost of a new section 21, which we received. It was a good job that LA UK issued the section 8 as well or else we wouldn't have been able to evict the tenant because Romans never secured the deposit. The tenant agreed to release the deposit to us to cover rent arrears and this allowed us to be able to start court proceedings based on a section 8. To add insult to injury, when the council finally started paying the tenant's rent arrears, Romans took back the deposit out of the money the council paid to them to cover the compensation and the cost of the new section 21 they had paid to us, so we never received any compensation from them for all the stress they put us through!

The agent was helpful and personable, straight to the point and honest which helped us in our expectations. An open house and a number of viewings were arrange. We were given plenty of notice and it was all very convenient. The property sold very quickly and there was very little fuss.

We would have also bought through Roman's but feel they weren't quite as good at letting us know of available properties or actually trying to sell to us. Perhaps this is due to search criteria not being detailed enough.
Otherwise very good service and friendly and efficient staff.
We also used the conveyancing team and the move manager kept us up to date and seemed to be on top of all aspects so a positive experience there.
Would use Roman's again and recommend them to others.

When we first saw our property on right move we contacted Romans about a viewing and they were very helpful. They organised our time of viewing and were always on time to meet us at the property. When we decided to make an offer on the property we dealt with Tim Harris who was very helpful, answered all our questions and made us feel he was doing all he could to help us in the process. After our offer was accepted everything was then handed to Lisa Roe to complete the sale. Lisa was very helpful, she always replied promptly to e-mails and calls, answered any questions we had and chased up both solicitors to ensure everything was going to plan, and it did! Romans were professional throughout the whole process and I would certainly purchase/sell with them in the future. Again a thanks to Tim and Lisa for all there help! I would rate Romans 5 stars. Well where to start...Very poor communication, do not respect their customers, and liars! Within the first month of living in the flat i rented there were issues. When i viewed the property i was told all issues will be resolved ready for move in date...Well the place still had smells of smoke, and mould everywhere. My water pump was leaking since i moved in, took them 2-3months to repair so this meant i had verly little water pressure for all that time, and i also had a 9 week old baby at that time. Then upon leaving and getting my deposit back, well the contract taht i hold and the one i signed says it will be returned within 10 days of leaving the property. I left this property August 5th and its now September 2nd, and have still not recieved anything. Constant phonecalls made to them. Was told that THEIR contract says it does not have to be let out untill 30days after leaving so they did not reissue me the new contract so i am going by the terms that i have signed. Was then told they cant release the deposit untill the landlords signs to comfirm this then took them another week as the landlord stated they did not recieve the email. Then was told it will be processed on Friday should be into your account within 2-3 days. So we have just had a bank holiday so should have been in there by Thursday but i checked today sept2nd and still NOTHING !!!!!!!!! Calls made again this morning and said its on the way...''no excuses'' i've had enough...i tried to call head office would not put me through to anyone higher said i had to go through lettings, so no help given. My mother in law luckily enough still had a number to speak to someone in head office as she has had problems with them herself in the past. She gave them a call and tehy said they will look into the problem and get back to her. After the phone call i recieved a call from the property manager again and she said she spoke with teh accounts department and they have no processed anything as of yet. This is not good enough as i was told this was being done last Friday. She said they were doing it today and will be in my bank by Tuesday. This is UNACCEPTABLE!!!!!!! Recieved another call about an hour ago and she said they can now do a bank transfer for it to go into my account today.... Lets see what happens now... I will NEVER go through Romans again and i would NOT refer them to anyone else...
