Worse experience ever try to avoid this company everything looks nice at the beginning but is all fake, You will see what happens if you have any issue with this company
Run away from Ocean lettings don't give your money to this people they don't care about you

Ocean lettings completely made life difficult for myself and my housemate in lots of ways. They were unhelpful, appearing to avoid answering questions when emailed, such as about our mice problem. We had huge holes in and around the property which needed to be filled to stop the mice from coming in (the mice were leaving droppings everywhere including on our kitchen surfaces) but this work never got done. When my housemate chose to move out but I wished to stay, they wanted me to completely move out for 5 days and back in again, not even allowing me to leave my bed at the property. I agreed to do this despite the upheaval and cost, and then the rent was put up with no warning at the last moment. I was threatened with If you don't return the application form today we will put the property back on the market - when I was at work - so could have missed the email (even though had told them the day before I was in process of returning the form). This is just a small snippet of how we were treated. Due to their actions, I was vulnerably housed for the Christmas period, despite the fact I had never wanted to leave my home. I found many of the staff (one in particular) to be rude and manipulative - saying one thing to me and another to my housemate - as if she were trying to play us off against each other. I had a wholly stressful and unsatisfactory experience with Ocean lettings.

I used Ocean Lettings for 3 and half years as a renter, When we had the first person who looked after our property Janna all was well until towards the end of our tenancy a man named Jacob took over.
During our year with Jacob, it took 6 months to respond to a broken tap that had rotted away and mould all over the bathroom (we had just had a baby - this was a big concern of ours)
6 months, until we said we were not going to pay our rent until something was done about it.
Our other problem was which we noted to contractor that our upstairs blinds were broken (one wouldn’t close the other always open)
Which after 3 and half years to me is fair wear and tear / a problem that was meant to be fixed.
We decided to move out, we spent nearly £400 on getting it returned to the way we left it
Over £200 of that was a professional clean and carpet clean.
Re painting some things ect
When we came to move out the workmen were already in fixing and the sign out sheet was done.
We had a 7 day clause in our cleaning contract for them to re visit for anything the estate agents felt wasn’t right.
I emailed the day after (I actually know the contractor and he told me Ocean had been in and did the check out sheet)
No response... for two weeks.
It eventually took over a month for Jacob to email over the report... but not with charges they wanted to charge us with. Again more emails sent, phone calls, we popped in.
No answer. Just that it’s with ‘contractors’
Although the new tenets had already moved in (we only moved around the corner)
They were withholding our deposit and as a young family it’s been hard work with getting enough money together to move in the first place.
Again weeks past and we get a response saying we will be told tomorrow how much they want to deduct...
We again two weeks later get a response after loads of chasing...
With a completely unfair amount to be taken off... so we respond with our case and evidence... Nothing.
Then eventually something but not actually responding to the evidence and answering the questions asked - like how much we have made on the deposit from interest ect
Again three weeks NOTHING.
It’s been nearly 3 months without much contact ect
It’s frustrating as we worked out we paid over £33,000 for the years we lived there and now we have moved out not even a response!
We had no other option than to take it to Bristol Council and TDS and citizens advice.
Again they haven’t responded to the TDS
Jacob has been the least trustworthy agent I have worked with and I advise anyone not to rent with Ocean if you want to actually organise getting your deposit back in a good amount of time / get works done to your house.
I’ve been with a lot of crappy estate agents but this has been the worst and most stressful experience of moving out / my last year with them and I’ve rented with CJ Hole... So that’s saying a lot!
There no on the tenets side, they just want your money... and are trying to charge for the most unreasonable things.
I look forward to their response from the TDS

If I could give no stars I probably would. I have never experienced such slow and pitiful customer service. We have always been patient with them, but to no avail. Our shower was leaking through our ceiling, our decking was falling through and rotting away, everything felt as though it was falling apart, yet no matter how many times we mentioned this to ocean staff they were slow to reply, if they replied and the contractors they used were always rubbish and never got anything done. In fact we even overheard them talking about stealing as sacking off the job for the day (they didn't know we were in). It took them nearly 9 months to do anything, so in the end we were fortunate to speak directly to the landlords who sorted everything out instantly and were also appalled at oceans rubbish service.

They are taking 10% and I am chasing them up and visiting my own property to review maintenance issues. I have been billed for maintenance that Ocean agree are the tenant´s costs but as Ocean get my rental before I do, they just pay their maintenance contractors with my money and never take tenant to task saying it will be sorted at end of contract via deposit.

Moved into our flat at the beginning of the year and found our apartment in an absolutely filthy state- took us months for them to agree to come and clean the carpets which were making our whole house smell of mould- and nothing ever done to address any of our other complaints about the dirt. Really long and bureaucratic procedure to get anything changed- meant that anything we wanted fixing e.g. the boiler which broke down often, or a window which never shut- were not fixed even remotely quickly (or at all) Most outrageously they left out from the itinerary one of the rooms which had mould- i can only assume in an attempt to not allow me any kind of official proof that i had moved into a room where the walls were covered with black mould. Really REALLY wouldn't recommend letting with them- especially if you are a student as they treated us really patronisingly and listened to none of our complaints.

We have had, and are currently having a terrible experience of Ocean.
They were uninformative and incorrect about several aspects of the house when we moved in. They have ignored several maintenance requests for broken wooden flooring a faulty radiator and a faulty front door lock that led to us being locked out overnight.
Despite having complained about the lock several times, Ocean never changed/fixed the lock and always fobbed us off that 'a contractor would come and take a look'. They then refused to take responsibility for the fact that three working professionals were locked out overnight, due to a fault on a lock that we had asked to be changed. We have had several unapologetic emails since, and no evidence that they are going to take responsibility.

Bathroom tap broke - they replaced it for a new one (and to be fair, it was done quickly), but left old hose and shower head and refused to provide the rest of the set. According to the property manager its perfectly fine to replace half of the bath tap set - as long as it works, aesthetics do not matter. I wonder if they will charge for half the set, too, and how happy with the new aesthetics will be the chap that will have the shower head fixed as a perfect mismatch to his bath set. Fixing the bath side cover that contractor damaged during repairs is not planned so far it seems.
Generally getting any information about when the repairs will happen is an uphill struggle all the time - 'somebody will call/come, someday, bye'. And then wait a week, as staff seems to be part time only. I never get from them precise information as per who will come, when, and what is he going to do - and contractors seem to be similarly confused when they come around. Latest example - folks came, looked around, left. Maybe some day I will get some information about what will happen next...
I have been trying to get in touch with the manager - no chance to reach him by the phone, no answers to emails.

Outrageous I was charged 500 pounds in relisting fees as I had to leave contract early due aggressive and anti social neighbours who lived in he flat above. They refused to not charge me due to no fault of my own and then stated they had nothing to do with the issue and it was up to the landlord. They promote this property and is on their books!

The staff are rude, and refused to offer any sort of refund when questioned about this.
* They ** try to force people to buy tenants liability insurance, a useless insurance for which they get a commission from Endsleigh. To avoid this ***, simply sign up with an Internet provider (not Endsleigh) and cancel shortly afterwards.
* They sell your details to Virgin Cable
* They lied about the number of people in the house, stating two less than there actually were.
* They show people around your room without asking, and without notice. They have no respect for the terms in the contract they write.

Had the misfortune to be a tenant on an ocean property for three years.incompetent on multiple levels with some terrible company policy. I won't bore the reader with every single detail, but leave a single anecdote. Our property contained a dishwasher in the contact which broke down early on. We contacted the agent who sent out someone about two months later. Telling us that the dishwasher wouldn't work (despite it working for months prior and why did they install it in the first place or put it on the contract) they told one of us that they would happily replace it with shelving "for free". They sent this email to one of us who was leaving the next month who wasn't the primary tenant and had already informed ocean she was leaving - she agreed to the conditions. The next day I found this out and had the remaining housemates all email ocean telling then we hadn't agreed to the terms. Woke up the next day to find a handyman taking out the dishwasher despite no notice of entry given. We get a new shelf instead of a dishwasher. I could go on and on about this story or tell one of the many others, but I think this one sums them up nicely. Incompetent, terrible customer srrvice - although to be fair most of the front of house I've met were friendly. Avoid.

What agent could do to change your mind?
- Greater clarity and communication regarding where the process was at.
- More polite and less pedantic staff.
- Greater clarity over exactly when the holding fee would be returned to us.
- Fewer viewings for properties with some minimal feedback if rejected.

I came away from Ocean feeling patronised and condescended to by their staff. There was a distinct lack of clarity at every stage of the process and communication from them regarding whether or not we had been agreed to take a house was not good. There also seemed to be vastly too many prospective viewings for the properties that we saw, (the second had 20 viewings that morning) so not only were we rushed through our viewing, but also needed to queue with five other parties, (and we were one of the first to put down a holding fee) to apply. This seems to be overkill as surely a landlord doesn't need to choose from 20 sets of suitable applicants and their policy to then deposit all of your holding fees into their own bank account makes this process seem somewhat circumspect. We were, after all, only one of 20 potential applicants, (5 sets of which definitely put down a holding fee), for one property of possibly dozens on their books. At £400 each, that's a significant amount of money. When we asked whether any of us were smokers i said that I might have an occasional cigarette in the pub on the weekend but never smoke at home which the agent insisted made me a full time smoker and that she had to put it on the form. She did this for both properties we applied for despite my express wishes for her not to, something which I'm sure contributed to us not securing either property. We are all professionals on good salaries in our late 20's to early 30's and had no feedback as to why we had not been accepted on either property or what else we could do to help future applications.
It's a real shame as they have numerous awards, however, after talking to some of our friends it seems they have had similar experiences. I would definitely not use them again.

This was put into effect by initially not issuing a bill of acceptance of the offer price, followed by not updating RightMove as to the status of the property being "sold stc" for more than week.
If your offer has "been accepted" but details are "it is in the post" and the website will "update in 24 hours" for a few days, await the next step: a mystery buyer will suddenly pipe-up, hailing from a country known for its monetary excess, putting in a cash offer - coincidentally - moments after your survey is confirmed.
