I rented a property through Martin and Co Wolverhampton... they made up fake charges against me and tried to rob me of all of my £500 deposit! Out of principle and knowing that I was a good honest tenant I decided to fight this. I was awarded my full deposit back (Thankfully to the deposit protection service) but not only this, I reported them to THE PROPERTY OMBUDSMAN who completely supported me. I was awarded financial compensation for Martin and Co's dishonesty and the stress they had caused me. It was a tough process but I'm so glad I did this for all the other tenants who had left reviews also commenting that their deposits had been robbed!

These are the worst estate agents I have ever dealt with. They are immature and inconsiderate. All the staff are young and unqualified to be in the positions they had been employed to do.They will try to grab as much money from you as possible without carrying out any work. I overpaid them and they took £60 for the over-payment, and also took months to pay back your own money. The landlady had taken the property from these cowboys and let it out with another estate agent.

The worst letting agents I've ever used. Their communication was appalling. We asked Martin & Co if we could decorate to which they said 'yes no problem, make the place into your home'. We started decorating and had a call from Martin & Co saying the landlord was furious and they denied saying we had permission to decorate- despite the fact that we had it put on our contract. We contacted the landlord ourselves who had had no such conversation with Martin & co and said she had had nothing but trouble with them herself. They only accept cash so you end up having to carry large amounts of money into town with you. We asked them what ID we needed and brought it in then they asked for more then when we went and got it they changed their mind and said we didn't need it. It's ok, it's only a 45 minute drive and we have to pay for parking in town each time. Also, we went to go into the shop to pick the keys up, within opening hours and were told to go away and come back later because they were going to have a staff meeting. It was shocking. I will never use them again and my new landlord agrees and said she will also never use them again.

I am disappointed that I have to pay fees on change of tenant. I do feel that my tenant is getting a very good deal and will be looking for an increase if the tenant renews next year.

What agent could do to change your mind?
I have given Martin & Co several opportunities to change my mind. There have now been too many instances of being let down (I can\'t remember a positive experience when having to deal with them).
Comments on Agent Fees
The fees are not unreasonable if the service you are receiving is positive. Sadly, I pay Martin & Co each month and get nothing positive in return.

I have used Martin & Co for the last 3 years and in this time I have had consistent battles with them just to complete simple tasks. Firstly, one thing they have done well is rent collection. My rent has been paid into my account more or less on time each month, that is where the positives stop.
Any time any maintenance work is required it is never managed correctly or in a timely manner. I pay them a percentage of my rental income each month and always feel like I need to manage them to manage my property which surely defeats the object. I have received reports from the tenants that the property visits they do have not been thorough enough (the latest report referred to a 3rd bedroom for a 2 bedroom property and the tenant confirmed that the representative only checked 2 of the six room in the property when carrying out the condition check). The latest works required were emergency plumbing works and my tenants went several days without water for several days. Something I could have sorted within 48hrs had I managed it myself. I have made several complaints over the last 2 years and despite hollow assurances, nothing has improved. I will be ending my associated with Martin & Co at the earliest opportunity.

Arguably one of the most unprofessional company I have ever dealt with. I'm used to dealing with many companies and suppliers and I know how to deal with them, however it was like Martin and Co. went out their way to be the most uncooperative.
To start with they were what I would describe as normal. Collecting deposit (which they insisted was cash) and insisting that the only way to progress quickly was to get the cash flowing. Fair enough, that's business. The person showing me around was very helpful for the first hour, but once the money had hit his hand he immediately lost interest.
Since then it was down hill, the simple things such as access codes, boiler service and certification was a long drawn out affair and they acted aggressively when they didn't get their own way. Standing your ground with them based on access times was greeted with threats which I didn't take to kindly to.
return calls were non existent, except for when they wanted something.
Checking out was a joke also and the return of the deposit took over 4 months and several e-mails, countless calls and a lot of responsibility shoving. I did everything within my agreement to help but even that was looked at as if I was being annoying and awkward.
The admin and staff of the whole branch was simply unbelievable. I never thoughts that so many people could be so incompetent. I don;t want to name and blame, simply because they were all on the same level.
I highly recommend that if you consider use Martin and Co as your letting or managing agent I would get as much many things in writing and read the rights you have as a tenant or landlord before you consider. Cover yourself, because Martin and Co will do everything to take advantage of you.

o Had to call the office in order to get the feedback for the application process 3 days after application was made as the office didn't call me back for it. o Called the office 4 times prior to signing the contract in order to be informed of time schedule to pick up the keys, sign the contract and inventory and every single time I was given no information and just a promise of a call back that never happened o Had to go to the office without an appointment on Monday the 2nd of June at 10:00 as no feedback was given and that was the agreed date of moving. o During the contract signing with Ryan (admin) he was not aware of whereabouts of the keys nor he knew when I would be able to get into the property, I was then advised that the gas certification was still due. I was given a time of 12:00 to be at the property for the keys. Left the office. o 15 minutes after leaving the office I was called by the Branch and told to be at the property as soon as possible as they had a contractor in the property with the key and I should go there and have them handed over to me while the contractor performed the gas checks, for my surprise the contractor was at the property but he too was waiting for the key. Calling the branch I was told that there was a miscommunication between Martin (branch manager) and the contractor and that the keys were actually at the office. For that reason I had to wait about one hour outside the property so the contractor would go back to the office, sign out the keys and come back at the property. I also had to wait for the contractor performing his job during my personal time, that wasn't previously agreed. o During Contract signing I asked Ryan if the fridge and freezer were already installed on the property as promised by Steve and I have been told that they knew nothing about it and they've assumed so. o When entering the property I confirmed that it has no fridge or freezer installed. This was expected as I had clearly stated to Steve, at y first visit to the property, that the property didn't interested me without it. Steve then said that a fridge/freezer or both would be installed prior to my move. I stressed with him several times that I wouldn't take the property otherwise and I was assured that this wouldn't be a problem. On that moment he even mentioned that he had other properties were he could shift around the white goods to this one. To be honest I didn't care where it came from as long as it was done but it wasn't done and the property have never received the white goods as promised. o I have called the Branch several times on the last week, I've spoken with Darren several times and on all these calls I have only received the following info: “I will talk to Martin and call you back afterâ€Â. I have never received a call back from Darren or anyone in the office. o I've texted Steve about the problem and got no feedback neither. o 10/06/14, I've visited the branch one more time as phone calls do not work in this branch, to my surprise the first feedback I had was that the branch would give me the landlord's contact details for me to deal with the problem. Note: I've never had any agreement with the landlord, all the information came from Martin & Co. After stating that I've been told that Steve (not present) never made such promise to me and the only thing he ever said was that he would contact the landlord and make the request. Not only this is untrue, he did made is as a promise, he never mentioned the landlord on our conversations. He also never came back to me before I've signed the contract in order to inform that he wasn't able to fulfill his promise. o Right now I am stuck in an apartment for the past 8 days without food as I've been pushed around by the people of this branch without a the promised nor with a definite response for it. o Today, 8 days after moving, was also the first time I've seen/received the inventory. By the way I did receive it only because I went to the office, otherwise id probable would have never seen it. o I've also have been informed on the 2nd of June that martin & Co. were the ones managing the property by the branch manager. I've also got the information form the landlord today that they do not manage this property.
I question if the people in this branch have the competence to be Managing/Working within the property market. I also question their sales methods that are unethical to say the least.

I used Martin and Co to rent out my one bedroom flat for over two years, covering four tenants, using their fully managed property service. Overall I would say I was extremely disappointed in several aspects of their service.
- When I had the initial visit to my property for valuation purposes, the fees that I was told of were different to (i.e. less) than what I was charged
- Customer service was terrible at responding to my e-mails (often on urgent subjects), with multiple e-mails being completely ignored. Promised returned phone calls often never came.
- Passing information to me was similarly problematic. I once found out my tenant had moved out by receiving a message saying that new tenants had been found and were about to move in!
- Generally it felt like there wasn't much care given to what they were doing. I received phone calls regarding issues in other properties, and when requesting a copy of the lease for my record I was once sent the lease for someone else's property. Entire communication strands with staff members seemed to disappear at times.
- Property checks were not done to a high standard, with problems completely missed and rooms not entered. This lead to a significant issue with an undetected water leak into one of my rooms.
- Work that they promised to do which was classed as urgent was not done for over half a year, leading to escalation in the amount of work required (and the cost). Martin and Co attempted to take no responsibility for this, nor did they do anything but promise me that they would be straight onto it
- Complaints were generally treated with a “if we ignore this it'll go away†policy
- Having spoken to one of my tenants directly, Martin and Co would lay the blame for problems with me, despite never mentioning any issues with me
As this is a fair and balanced review I should point out the positives in their business, in that they transferred money to me on time, and were fairly good at getting tenants in quickly. However, these did not make up for their significant short comings in other areas.

I told them i was not interested however they went behind my back and agreed a contract. I found someone else through a different agency. Now they are blackmailing me to either handover my house keys or pay a 300 pounds tenant finders fees. Please anyone help. This is fraudulent business. Should i inform the police or solicitor or the office of fair trading. To all prospective landlords please read reviews from the internet and the ordinary persons on the streets, hardly a good word to say about these people.

DO NOT USE THESE LETTING AGENTS! Without doubt the worst customer service I have ever experienced from any company/service provider. Paid for a credit check to be done before moving in as is standard practice. This was not completed. I know this as I have checked my credit report which shows searches for insurance etc since moving in but no search from Martin & Co. so as far as I am concerned fraudulently took money. Completed the 'inventory' while previous owners (now our landlord) was still living in the property. So this did not pick up on how filthy the entire house is. On moving in we have taken over 150 photo of damage/ issues not listed. Here is a brief breakdown of some of the things not listed but we fear we will be blamed for . No gas or electrical safety certificates issued. Smoke alarms hanging off the ceiling & not working. Black soot all over the carpets in every room, presumably from burning incense and spilling it. Every wall in the property is covered in spills & smears, blocked drains, light bulbs missing or not working. The curtain rail had been pulled off the wall in the dining room, pile of drilled wall dust in the conservatory where they had installed a tv cable and not cleared up. Melted electrical light fittings in the kitchen. Lights blew on the landing & in one of the bedrooms. It took over 2 months to send someone round to fix the problem which was a blown transformer. Appointments made then no-one turns up. In our contract we will be charged a fee for failure to keep appointments. The worst is all the court demands and bailiffs letters we receive for the landlord. The bailiffs showed up at the door for unpaid gas & electricity going back 2 yrs 6 mth (£1300) even when we showed them our tenancy agreement they went ahead and took out the meters and replaced them with pre-payment card meters. Any amount we now put on to this meter goes toward our own energy use and paying off the landlords £1300 debt. We phoned Martin & Co while this was going on & they replied there is nothing they can do about it. Which is the same reply we have had each time we have raised any of the issues mentioned above as well as others. We are now in discussion with our solicitor about suing Martin & Co and the landlords. PLEASE DO NOT USE THIS LETTING AGENT!
