Unfortunately the agents position is that the Landlords are their only customer. What that makes the tennants is unclear. Comments on Agent Fees
During the many years I have been living at the property, I have experienced several rent increases yet no money has been spent on maintaining the property. If this Agent was managing a property I owned, I would be upset that the building is allowed to fall into disrepair. I would find it especially upsetting if the person living there was raising the issues without there being a resolution.

I've used Martin & Co as a letting agency for 6 years as a landlord. Essentially unhelpful and utterly mean spirited. These agents would charge for the use of a ball point pen.
