Karma is greater. Living in a building managed by L&Q has been an absolute nightmare. The incompetence and lack of accountability displayed by this management company have reached new heights of frustration.
Take, for example, the lift repair situation. It's been out of service since January 1st, 2024 — almost six months of inconvenience and disregard for residents' basic needs. When confronted, their response is a vague excuse about waiting for some elusive "section 20 team" to approve the repair, with no concrete timeline provided.
If you value your sanity and quality of life, steer clear of L&Q (just do not buy an apartment in a building managed by L&Q) Save yourself the headache and choose a management company that actually cares about its residents and their well-being.

Do not buy a property where u are forced to use LQ energy. We have lived here 2.5 years and have had no less than 15 occasions either our hot water or heating disconnects for long periods. Do not buy a property where u are forced to use LQ energy. We have lived here 2.5 years and have had no less than 15 occasions either our hot water or heating disconnects for long periods. U will then find it takes on average 2 hours to get through on the phone and then a few days to get it sorted. Thats if the problem happens before 5pm monday to Friday as they don’t open evening or weekend (because issues only happen on a week day !). The so called smart meter Guru unit is connected to a central system so if your one doesn’t go down individually it will go down with everyone else when they have a centralised problem.
On top of all this you have the pleasure of paying a now £1.38 daily standing charge for this sh*t show of a service.
Ultimately LQ are not an energy company and are not fit for purpose. Avoid at all costs and have freedom to use who you choose to heat your home.

If i could give this money sucking organization no stars i would but unfortunately this is not an option.
We were told 13 hours prior to agreed moving in date that the boiler had a leak in it and so the move in date had to be delayed until further notice. My girlfriend had ended her previous tenancy and had no place to go. We had arranged for removals and unable to cancel arrnagements due to ridiculously short notice. This joke of a company offered not solution, no compensation whatsoever. The fact they conduct final health and safety compliance checks half a day before scheduled move in dates is a disgrace. they show no compassion, no consideration and are incredibly deceptive.
Avoid at all costs!

L&Q were my landlord for over 9 years during which time I paid them in excess of £70,000.00 in rent. In November 2022 they sold the property to Thrive homes and transferred my credited rent account in full which was approximately £480. In December my rent was inadvertently paid to them due to the last minute notification received about this transfer of ownership being finalised so on 19th December, 2022 I requested a refund of £653.81 (a miniscule amount in comparison to the amount of money they have received from me over the years) and that is when the drama and incompetence began. Staff (Alexander Robsinson) decided to retain £325 for something I never even knew was outstanding and that they had not contacted me about in 4 years and was never added to my rent account to enable me to pay it at all. If that wasn't bad enough, despite confirming my bank details TWICE and it being the last account used to pay L&Q in June 2022, the same incompetent employee decided in her infinite wisdom to transfer it to someone who is not and never has been named on my tenancy agreement and had paid them a small amount of rent over 7 years ago on ONE occasion - and then lied to me and told me it was going to my account even confirming the details to me via email. Despite them having 241 share holders and earning thousands in revenue every single week, they are now refusing to refund me any amount forcing me to go into debt with my current landlord during the current cost of living crisis and are stating that I have to wait until this money is returned from the incorrect account and person that they sent it to and if it is not returned I will simply lose out on these funds. I have now had to serve them with a Statutory Demand and I have my Winding Up Petition ready to go in 13 days to force them into liquidation if they do not pay the money that they owe me. L&Q also state all over their documentation that any significant home improvements made to a property will be compensated for upon ending a tenancy; I spent in excess of £800 on home improvements that they gave me permission for and they should honour their agreement as I never would have made these home improvements had I not been under the impression that I would be compensated. L&Q decided to sell to Thrive who do not offer this and as these improvements were made whilst L&Q were my landlord they should honour their agreement but they have simply ignored me every time I have approached them about this matter. L&Q are well aware that I am considered vulnerable so anyone who suffers from any form of mental health problems should avoid L&Q at all costs because they will target you and discriminate against you for their own financial gain, they will gaslight you by ignoring your correspondence forcing you to call up and speak to every member of staff none of whom can understand why the issue has occurred and none of whom are able to help rectify the matter. If you have to rent from L&Q, don't inform them that you suffer from any form of mental health to prevent you from being targeted as they probably think you are too vulnerable to fight them

The issue is the ventilation no longer works. The manual states you can access the unit via one of the hallway cupboards - you can’t.
I rang L&Q and they said they would repair it but wait time was a month - was happy to wait as I had no idea where to access the unit.
Electrician comes round (Leslie) - has trouble finding the unit also but eventually looks up in a hatch we have. I have never been in this hatch as was told i cannot use it and its for roof emergencies only. Leslie then says he will not be repairing the unit as its inside my property.
Anyway I phoned L&Q again and they spoke with the surveyor who confirmed it was down to L&Q to repair the issue - but again had to wait another month.
New repair date comes around and I see Leslie pull up in the car park. He is on the phone and then after 15 mins proceeds to drive away! Again was told its not down to them to repair.
So not only has the unit remained unfixed but also further damage has been caused to the flat during the two months of waiting.
Would highly recommend staying away from these jokers.
Regarding their reply below - we have had an engineer round who also could not access the unit. Its a large box buried in insulation - really not a good job. Have emailed L&Q and will update if a repair is completed.
