If I could give less than one star I… If I could give less than one star I would . It has been my misfortune to rent through Linley Simpson horsforth twice . They knowingly left myself and 4 children without any form of heating 8 months . Then at the end of our tenancy refused to my deposit claiming damage beyond fair wear tear due to it being damp . In my second property they claimed I couldn’t dispute an unfair claim non existent damage that they invented based on spurious reasons because I didn’t reply their email in time . Absolutely disgraceful untrustworthy and unprofessional

Linley and Simpson Horsforth may have some strengths, but property maintenance isn't one of them. They failed to conduct proper routine inspections and hence did not notice that the tenant had made alterations to the decor of my property without asking permission. I knew that he had changed the light fittings, and asked L&S to ensure that he put the original ones back before moving out. This they failed to do. Their check out report did not mention items of broken furniture or blocked drains. In brief, the tenant forfeited his deposit, but that sum wasn't sufficient to cover my expenses. When I tried to engage their help in repairing the property prior to reletting, they lost interest and stopped replying to emails or returning phone calls. After 3 months, I gave up. They did not seem sorry to see me go.

Avoid! I have never met a company with more contempt for their clients than this. Have decided to self manage after such bad experiences with them. Allowed tenants to go into arrears, don’t follow up on tenant damage, don’t report faults to landlord and give opportunity to resolve, late with payments, failure to respond to emails… left hand doesn’t know what the right hand is doing. And no one cares, or is accountable.

A poor experience as a landlord. Have opted to self-manage not because I have any desire to, but as a less stressful option than dealing with Linley's 'fully managed' service. Emails ignored frequently, bad internal comms (made more difficult because you rarely speak to the same person twice), often incompetent administration (e.g. demanding fees to renew a contract because they had incorrectly drafted it; sending a new contract on to tenants without even checking with me first), and what seems to be deliberate obstruction if you try to use a contractor outside their (commission giving) list.
If you do use Linley's contractors be aware they will usually charge you at least 50% and more often closer to 100% more than what you would spend yourself (e.g. Lindley quoted £93.60 to get an EPC done; the contractor I sourced charged £39.)
Very aggressive approach to generating fees (e.g. attempting to deduct for an insurance product unless you actively emailed them to opt out, followed by cold calls after I did; claiming the property needed cleaning for tenants to move in despite the fact we had cleaned it ourselves and made sure it was spotless; chasing you to get annual checks done every 10 months rather than 12 etc.) The consistent feeling you are being bilked makes you lose trust after a while. Not terrible but could not honestly recommend.

Our property was fully managed by Linley and Simpson. Unfortunately we had a tenant that had rent arrears and left the property in a damaged and dirty condition. The property had been in very good condition and as landlords we were left with financial loss and faced with sorting out the mess and legal process. Rebecca Taylor at the Horsforth branch has been absolutely outstanding. Rebecca not only helped us to quickly find and appoint reliable contractors to repair and clean the property, she also compiled all the evidence required for the legal process. In addition Rebecca also submitted the evidence and paperwork on our behalf. During the whole process Rebecca kept us fully informed and worked tirelessly on our behalf and her dedication helped manage a stressful time as well as possible. The submission Rebecca produced and submitted to the independent adjudicator on our behalf was very thorough, well drafted and resulted in a ruling in our favour. Rebecca has not only been professional at all times but also was prepared to go the extra mile. In terms of staff members we rate Rebecca Taylor as excellent. We have rated the branch as being good as we were disappointed that the property was handed back in the condition it was. However in fairness the agents may not have been able to have prevented the actions of the tenant.

Please have a little more responsibility for the viewings you arrange and the promises you make. I have made a completely wasted journey involving more than £300 in losses, two days, 650 miles on the road and waste of time, effort and fuel due to your false and non-keeping viewing arrangements, which were \"confirmed\" two days before the date. I am very very disappointed and cannot think of the most suitable words (except abusive or foul language) to describe your services on the day.

In the morning of the viewing, I got a call to say "we haven't got the keys to Broom Mills Road, so can't see that one". I asked to still meet at the property to ask whereabouts in the development it was. The lady, Becky Lane, had a clear annoyed face and didn't even get out the car, just opening the window and saying "it's there" pointing her fingers out the window. Not a good start.
We then moved onto Normington House, and she brought "the wrong key". So she left us standing in front for more than 45 minutes whilst she "searched for the keys" and brought them back. And due to time, our rushed viewing was literally less than one minute.
Despite liking the house, I chose not to set foot with such a terrible agency, and will have to make another 13 hour round trip after I have booked alternative bookings.
Truly horrendous.

I took out a tenancy of 12 month fixed contract from initial start I had problems...the house was covered in plaster dust, curtains and pole on floor, tbh a rite mess post and junk mail all over side and floor, so much for the cleaners that where meant to clean before I got the keys, secondly I noticed water pouring in through the stairs leading up to the house leaving big deep puddles of water all over cellar floor I cleaned these up and reported it asap I waited nealy 10 days for someone to come out and look at the leak when they did the workman said he was only here to price the job up, when he left I waited nearly another 2 weeks with no response from Linley and Simpson I phoned them back and they said that the landlord is not prepared to fix the problem and therefore proposes that I leave the house no charge, I was happy to leave but the fact I had, 1 no air tight house to live in 2 not water tight, 3 left with no offer of a extra plug in heater I found this appalling and the fact I spend hours cleaning this up and no thanks or offer of something small for a thanks no I was told it was expected of me to clean it up, if I knew about the gaps in stairs leading to house resulting in flooded cellar I would never of rented in the first place, I complained to David mear horsforth branch manager who gave me a load of jargon rather then addressing what I said he used "policy and procedure" I escalated it further to will Linley who again used policy and procedure, the general mgr of horsforth branch: is annoying, obnoxious, rude, condescending, and smug, who laughes in your face when trying to talk to him
never rent of Linley and simpson you will regreat it!!!!!!!!!!

They let the house was in a disgusting state requiring a full day of cleaning before I could move in. Then they had the cheek to charge me 80 for not providing receipts for "professionally" having the carpets cleaned. 4. Terrible communication, several phone calls required to clarify anything. They also "lost" my notice letter which was handed in person in branch to which their response was "do you have any proof you brought it in?"
Terrible company who are only after your money and will charge at any opportunity.

What agent could do to change your mind?
The agent should have listened to my concerns and fixed the fires. To leave a tenant in the cold for three winters is unacceptable.

Absolutley disgusted with this letting agent. I rented a moderately expensive property through them for three years and the service was terrible. The gas fires in the house did not work so I contacted the agent during the first winter, nothing was done, nobody came to have a look so the only source of heat was the oven and a heated light in the bathroom. The second winter arrived and still there was no concern from the agent. During the third winter an engineer from a gas board came to visit and condemned the fires saying they were unsafe to use.
I recieved no apology or financial compensation at all. In fact when I left the property I was charged for the cost of a new work top in the kitchen. They made me ill through cold and did nothing, absolutley nothing, for me as a customer.
DO NOT USE THIS AGENT. THE STAFF ARE HORRENDOUS. THE CUSTOMER SERVICE IS APPAULING. AND THEY ONLY WANT TO TAKE YOUR MONEY.

I am a single mother with a disabled daughter and I began renting a property through Linley and Simpson, Horsforth, with my now ex partner, a few years ago. We were very happy in the property at first but, as time went by it became apparent it was like the house that jack built. We had had no dealings with the company until that was when I became sole tenant of the property. Without a man about the house there was no one around to DIY etc and, one afternoon my washer stopped working (it belonged to the landlord) on investigating wires etc I received an electric shock from the wires. I reported the fault and no one contacted me in return. I took it upon myself to contact a local electrician and on him entering the property it came to light the property had no RCD protection. There was no earth wire throughout the whole property and, the whole house needed re-wiring. On complaining about this to Will Linley himself he replied to my email saying that for them to do electrical tests on all their properties it would cost the landlords about £150 they simply don't want to pay it so, no tests are carried in before a property is deemed ok to rent out. A gas test is however carried out. This is utterly disgusting and I urge people not to rent through Linley and Simpson. It may have been a very different matter if I was hurt severely, not to mention my disabled daughter was in the property at the time of my electric shock. What would have happened to her if I had been severely injured or killed?? The company is dangerous and is overlooking major issues in order to gain their 'number one' status in Yorkshire.

I have been a tenant with linley & simpson for three years and have found the estate agents to be extrmely pleasent, and very helpfull if needed anything, They have always been polite to me on either the phone when ringing them, or in person when visiting the office. I couldnt ask for better people to have given me such a good service whilst renting a property through there estate agents. I would like to say thank you to all the staff for all there help and courtessy they have shown myself over the years i have been with them. I would strongly and I mean STRONGLY, advise property owners against using Linley and Simpson (L&S) as property managers. These cowboys offered me nothing but false promises, fake smiles, and gross misconduct through out the three year period of which they managed my property. I feel aggrieved and deeply let down by this entity which parades itself as property experts. L&S allowed their so called 'vetted' tenants to run my property into the ground. It has since transpired that the so called 'doctor' that was living in my property with his family, was not actually a doctor and used a fake name and contact details to secure my once beautiful home. So much for L&S' in depth security checks! Furthermore, the tenants were allowed to run up massive debts and unpaid bills. This has since resulted in a number of companies and law enforcement bodies coming to MY home harassing me for payment of invoices which do not belong to me. I have people banging on my door demanding money from me. All of which would not have happened if L&S had done their job right the first time round. They have failed to protect me as a home owner and I now fear that this is not the end of these house calls. Have L&S accepted responsibility? Have the heck. As they are no longer the property managers, they are claiming to no longer have a duty of care. But what about the services which they offered me when I signed up? What about a duty of after care? This is not fair. Why did L&S not come to my home and take meter readings when the tenants left? Why have I been left to do this? Why were the tenants not checked on at quarterly intervals? Why were they allowed to damage my property? Why have I been left to chase up L&S for bond which is rightfully mine? Why have I NOT BEEN PROTECTED? I will now be seeking legal advice as I fear this is not the end. Who knows what other treats are in store due to L&S complete lack of professionalism. These cronies do not have a clue what they're doing. But they were quick to take their property management fees each month. WHAT A JOKE. Heaven knows how they have managed to acquire the accolades. Perhaps they were bought or given out as freebies. I would ask everyone out there not to be taken in by this charade. They are NOT property managers, and they are NOT experts. I would recommend that property owners manage their units themselves, rather than give 10% of your rent to these charlatans. If you do not wish to go through the heart ache, pain, and financial loss which I am now facing I would recommend that you steer clear of these people.

I would strongly advise against letting through Linley and Simpson.
In fact, I would not wish our experience on anybody.

Quite simply, not created the issues outlined above.

Make no mistake, the moment you give notice to end your tenancy, you become a nothing to them. They will view you with contempt if you some much as question what they are doing. Not convinced? Read on...
Throughout our tenancy, they have been fairly inept, but the real problems came when we gave notice to leave.
I dared to ask to be present whenever potential tenants came to view my home. I made myself available almost every day of the week. I made arrangements to get home from work early to facilitate this, but it was not enough.
One day I received an answer phone message, from the branch manager, stating that a viewing would go ahead, while I was at work, whether I liked it or not. I called back to explain this was not acceptable, but was not prepared for the response I received!
I was told that the viewing was not negotiable, despite explaining my right to "quiet enjoyment". The manager then accused me of not wanting the property to be let (despite me making myself available almost every day). Next the manager actually tried to suggest that I might be taken to court, by the Landlord, for loss of rental earnings if a Tenant was not found! He then claimed I wasn't allowing viewing without being present because quote "I had something to hide". How incredibly offensive! The manager only backed down when I threatened to take measures to prevent their access. This is something I never thought I would have to do!
Anyway, a tenant was found a few days later and all went quiet...until checkout.
Myself and my partner spent 3 full days off work cleaning the house from top to bottom. We left the house in a far cleaner state than it was at the start of the tenancy. Despite this we were told that they would be getting quotes for a professional clean.
2 days later I visited the property to find major building and decorating work taking place. There was dust, paint, tools, rubbish etc everywhere!
I informed L&S of this and they didn't even have the decency to acknowledge my concerns. All they have did was tell me they had received quotes for £120 for cleaning (after the decorators had been in!). They advised I would have to raise a dispute with the TDS if I wanted my money back. They told me they had returned the balance of my deposit fee to bank account.
1 week later and my money has not been returned and the bank say there is no trace of any incoming transaction from them.
Needless to say this has now gone to dispute.

Thanks for your comments. I did fully out line our position and that which was signed to during your tenancy in relation to regarding access for viewings.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
