I have been renting from Knights Porter for 9 months and have found the service to be extremely poor. We have terminated the tenancy and have over paid rent to the tune of £650. They ignore emails and have so far not refunded. (Not deposit, over payment of rent)
We had several problems with them at the beginning due to the poor condition of the property. In the end, to make it habitable we spent several thousand pounds of our own money. Rotten floor boards in the bathroom which the plumber said meant the toilet should have been sitting in the kitchen. Missing keys to locked doors, disgusting and foul mess left up the side of the property, damp walls, rat droppings in the kitchen. the list goes on.
They do not respond and whilst supposedly managing it for the landlord they have done almost nothing. We were without hot water and heating for a month in November though they did eventually get it fixed.

Just know that they have no manner and they should be ashamed of their services but they don't. I'm depressed because of them I can't imagine I'm working hard to pay my money for such a poor service. They should compensate all of the tenant they have harm physically and emotionally.

Highest fees I've ever seen - you would hope that at least the customer service is acceptable, but echoing the thoughts of others on here, they are absolutely useless and unprofessional. Paige, Claire and co. will treat you with contempt and insult your intelligence at every opportunity whether by email, telephone, or in person. I have no words to describe how utterly appalling they are at their jobs, and how little they care about your money or welfare. Please avoid them at all costs.

We have rented through lettings direct for more than 8 months now. They are breathtakingly poor in terms of customer service. It is difficult to say whether this is due to ineptitude or willful aviodance of purpose. Email them about something and expect no reply. We have also had a chap come in to fix stuff and he has echoed our concerns. Sadly with the way renting works it is up to landlords to avoid this abysmal company.
TL;DR they don't reply they don't seem to care.

PLEASE READ THIS - DO NOT USE THIS AGENCY.
I stumped up �875 for a deposit I was informed was 'Protected' under a government scheme, which makes it sound legitimate. 3 days after I moved out I received an e-mail from them listing what they would be deducting. The deductions totalled �500. I cleaned the flat before moving out, top to bottom, and left a wicker chest of drawers for them as I could not fit it into the van when moving. They will charge you �95 to 'release' the deposit (I don't remember charging them �95 to give it to them in the first place??) �20 for THREE lightbulbs that didn't work when I moved in, �117 cleaning bill for watermarks on taps and some dust on the floor (REALLY!!) Oh and there will also be a VAT charge on all of this for them to line their pockets with your hard-earned cash aswell, mine totalled �70 for this privilege. I argued the VAT & �95 'release' fee, to which I received an e-mail quoting point '3.12.7.16.4' of the 400 page contract they insist you sign before moving in, to tie you into a water-tight contract to rip you off. Like anyone has the time to read all of this? 400 pages might not even be an exaggeration, it was crazy, and in hind-sight I should've been a bit more savvy, lesson learned.
This is the tip of the iceberg. I unfortunately mis-laid my door-keys, I went to the agency on the Saturday to request a copy so that I could cut them, to which a woman in a suit laid back, legs stretched out, hands behind head, said: 'Don't have them here, they're in the other office and it's shut.' So I asked how I was to get in, to which she SHRUGGED and said 'Gonna have to get a locksmith, oh and you've put the property at risk so you'll have to get the locks changed at your expense and cut the keys for us aswell.' Utter rudeness and contempt. I told her that would certainly NOT be happening! Anyway I ended up paying �65 just to get into my flat, then arguing til I was blue in the face just to get a spare from their 'other' office, so that I could cut it.
Moral of the story - read title.

Extortionate fees, this seems to be how this agency make their money.
When your contract runs out, we had a year contract, rather than do what most agents do is to continue the contract on a rolling basis Letting Direct attempt to oblige tenants to sign a new contract, locking them in for another 6 or 12 months and charging a £200 fee in the process.
As a previous reviewer comments there is a £95 deposit release fee when you move out, even though there is a third party company that deals with the deposit and seems to do all the admin for the deposit.
Finally in moving to a new rental property as standard I needed a reference from my previous agency - I was charged £20 for that.

From the day we moved in both myself and my partner were made to feel as if we were not trusted - as if tenants by default were not to be trusted. It seemed to be a real issue that my partner was working on a 0.6 contract at the time even through alone her salary was one and a half times what was required by the lease and mine was twice what was required by the lease.
The agents supplied an inventory report complete with issues and photos of the property inside and out when we moved in. Ours was 27 pages long with 112 photos of the three bedroom terrace house we rented - I've never seen anything like this from an agency! When we moved out we spent a week getting the gardens and garage in order and three days cleaning the house from top to bottom. Lettings Direct sent us a moving out report with a charge of a fee for water marks in the kitchen sink and shower. We vacated the property 15 days before the end of our contract and the inspection occurred at least two weeks later. Both sink and shower had dripping taps so yes of course there were water marks.

Lousy management, definitely not value for money. Any repairs carry a hefty premium. I was even charged for a quote which was extortionate so I had another firm carry out repairs. Property inspections can't be trusted.

Each report said everything was 'Clean and Tidy' despite tenant having caused a large damp patch on wall due to a leaking washing machine (floor in garage where it was located still soaking), and damaging various items including broken kitchen drawer, fire hanging off wall, broken toilet cistern handle, broken curtain pole, etc. Weeds were growing out of front doorstep and back garden overgrown with brambles. I could go on but am totally disgusted with their complete lack of care and lack of integrity and professionalism, so have voted with my feet. and suggest you do the same.

I can't remember who I dealt with, but as a prospective tenant, I felt that I was treated with utter disregard. I had to repeat information and answers to questions numerous times, including that I was not on benefits, and would be the only person occupying the residence. She could not believe that a single person would want to rent a house of the nature that I was inquiring about. When I then complained to a manager, she too disregarded the lack of professionalism and inability to remember simple answers to simple questions, and instead, made excuses for the previous agent's behaviour. Although she apologised for the interaction, her apology was not sincere (as evident by the excuses for the other agent, and consistent insistence that I was not asked to repeat information). I haven't used this agency before, and never will. Clearly they are not interested in letting properties, as they had no problem in treating me like a second class citizen when I was trying to rent one of their places.

I waited to receive my deposit back before writing this, because this letting agent cannot be trusted. Utter shambles from start to finish. Told to turn up midday on my move in day to collect the keys - turn up to be told they still don't have the gas safety certificate, they don't know when I can move in, go away and we will call you. Aside from being outraged by the fact the papers weren't in order, I was appalled that I hadn't been called earlier in the day to inform me. When I did move in the property was filthy and I had to spend 3 days cleaning before I could unpack. Not only this, but my thermostat did not work, and when it was replaced, the heating engineer didn't even connect it up to the boiler, so my thermostat still didn't work. My landlord took the issue over directly and got his own engineer in. Upon leaving, I requested evidence of a professional clean and carpet clean to ensure I wasn't being deceived. I was assured the property was professionally cleaned, and when I pushed for evidence they then conceded there was none. If you want to talk to anyone here you need to email about 3 times and leave a few voicemails, don't expect anything urgent to be sorted. A leak in the patio doors was not remotely concerning, apparently. Furthermore, the few times I have been into branch, I have had to stand and wait whilst the members of staff finish their own conversations before they acknowledged me. Their only saving grace was that the property was lovely, just a real shame it is managed by them. If you have any other option, go elsewhere.

Agent just charged around 200 pounds (dont remeber exact amount) as check-in fee. But only made the checkin a horrible experience.

A Strong advise: Do not use this letting agent, no matter how good the property is. You will make your life miserable staying in the property managed by them and even after you vacate the property, they will just try to mint money.
This letting agent is terrible. I had shortlisted a property, which unfortunately was managed by Lettings direct. Before moving into the property, I had terrible time dealing with the letting agent. The standard contract they have is horrible and is one sided towards the landlord and the letting agent. My property advisor hd terrible time getting the contract in shape by talking to the lettings Direct. Before the check-in, Lettings Direct prepared an inventory, which was useless and did not cover the damages already their in the property. My company appointed inventory clerk again did the inventory before check-in and there was a huge difference. Finally, we checked into the property. No proper maintenance provided during our stay in the property. I was fed up dealing with them. They just say that someone will attend the property problem and no one turns up. It was a a horrible experience. They don't respond to emails. They don't pick u the phone. So, effectively you get nothing out of the letting agent. Its just the frustration that you get. Finally, at the time of checkout, they appointed an inventory clerk, who did inventory at a detailed level and listed out the damages to the proprty, fittings, furnitures, which were already there before moving in. The Leddings direct, just showed the inventory and sent a bill of over 450 pounds. It was a horrible experience. I am still fighting for the deposit return.
I have used other lettings agent in the past and I had no problems. Using lettings direct was my big mistake.

I have rented my property out for over 5 years through Approved Property in Havant and was always happy with the services however ! They were taken over by Lettings Direct in December last year and that was when my problems started. Firstly the rent is always paid into my account often 2-3 days after they have received the rent from my tenants which I complain about and it still goes on. I pay for full management fees and an inspection of my flat should be every 3 months. It is 6 months since my tenants moved in and no inspection has taken place. I spoke to my tenant who has said they have not had any request to inspect the property, yet Lettings Direct said they contacted tenants in December and had no response from them. They should of chased this up until contact had been made and completed an inspection. I requested a section 21 be issued to my tenants in January and that they go onto a monthly rolling contract as I was selling my property. I spoke to one of the ladies who use to work at Approved as she was now working for Lettings Direct. Approved Property had previously issued a section 21 for me when I tried to sell my property before so the lady knew what to do, this was done over the telephone. I sent a chase up email to check my tenants had been given notice after a couple of weeks. Unknown to me only a notice of my intention to sell was issued, Lettings Direct had ignored my request for a section 21 and had not informed me. I discovered this when I had a buyer for my flat recently. I spoke to Michelle who was the lady I instructed to issue the section 21 to see why it had not been served and she said she had a copy of the e-mail in front of her that she sent across to Lettings Direct in Southampton but could not send it to me as it was internal. This e-mail has now disappeared and Michelle has now left the business !! I have had to get them to now issue a section 21 meaning my tenant will not move out until July causing the sale of my property to nearly fall through and £600 in extra fee's thanks to them. Also it was picked up by the agent selling my property that the windows have got mould on them and the flat was in need of a good clean. Had they done there inspection that I have been paying them for this would of been sorted. Despite my complaints they are glossing over my issues and even to the point I was asked why I had spoken to my tenants !!! This company is absolutely shocking and I warn Landlords to steer clear as It is now going to cost me to take legal action to get any form of compensation.

We rented the property for 2 years and a half and at every inspections they were very happy with the conditions of the flat. After we left they wanted to charge us a silly amount of money for normal wears and tears you could find after more than 2 years living in a property and for carpet cleaning (note that I have a robot vacuum cleaner which I used every day). We appealed to the secure deposit company providing all the pictures we took when we entered the property, which was dirty, but, after several weeks examining the situation, they gave part of the reason to the agency (what a surprise!) so they reduce the amount to deduct from the deposit but we had to pay anyway. We are used to rent with agencies, because move quite often around UK for work, and we never had a so bad experience, our suggestion is to avoid Lettings Direct, even if they have nice properties, if you don't want to waste your money and time.

We are disappointed to hear that a Tenant was unhappy with the end of tenancy procedure. As with all residential tenancies there is a contractual obligation for exiting tenants to have properties...

What agent could do to change your mind?
Be helpful, maintain professionalism in terms of customer service and communication, do your job competently by responding to email/telephone concerns regarding repairs and maintenance of the property to a standard expected by both landlord and tenant.
Comments on Agent Fees
The agency is similar to all others, Excessive fees charged for services including inventories, check-in, check-outs, administration that have no real legal standing and could perhaps be made cheaper by having a standard package charge that reflects the work/manpower involved

Never ever will i try and rent a property through this agency again they were utterly appalling in all aspects of there work and nearly left me homeless. i viewed a property through them and decided i liked it and wanted to go through all necessary requirements to secure it, even met the landlords who confirmed i could rent the property. Through out this process lettings direct where impossible never contacted me and every time i contacted them nobody knew what i was talking about and always said they would phone me back and never did. The property i was renting at the time had been sold and i was under the impression i was waiting to sort all paperworks n fee's to move into the new property and gave them the benefit of the doubt that they were just a bit busy and slow.
2 weeks before i had to leave the property i was living in,,i was becoming more desperate to find out what was going on and phoned them again and demanded to know what was happening, i was passed from person to person continuously and they again tried to say they would ring me back. Eventually someone piped up and told me the landlords had let it to someone else and i was left a voicemail. I was never left a voicemail as i checked them regularly in case. Im disgusted they knew the situation i was in and not just me but my 3 year old daughter aswell.
They are completely useless, rude and incapable. Not one person at lettings direct knows what there doing and all they really care about is money.
Horrible people. Avoid at all costs.

This has been the worst maintenance we have recieved from a lettings agency ever. Absolutely appalling. Our boiler broke down and they left us without hot water for over one month.. Their communication was poor and we felt like we were chasing them up most of the time. e.g not returning calls, not responding to emails. They sent out a handy man several time who clearly had no idea how to fix the problem and actually left our boiler leaking until it was finally looked at by a professional company. No rent reduction, no apology and again really poor communication on the whole.
This hasn't been the only occasion, our broken cooker hobs took months to sort out despite several routine property inspections.
