They lie on your face to sell you a contract, they don't do any proper inspections, they charge you without notice, they don't give you notice when the tenants leave if they tell you at all, they charge for unnecessary repairs and never make the tenant responsible for any damage...and I could go on forever. I have never need so disgusted by any company. Keep away from them or believe me, you will regret it. Ex O&S Landlady.

Do NOT go anywhere near this poor excuse for a letting agent! They do not carry out inspections. They do not report any damage or take any responsibility for damage, expecting the landlord to pay for everything. As they do not carry out inspections, the tenants can do whatever they like, including stealing any furniture they want. Repairs are not carried out properly and they will grossly overcharge for them, and stolen furniture is not replaced or compensated for. They do, however, expect the landlord to respect their lease obligations, which usually means paying for their negligence, while not taking any responsibility for their own lease obligations. In short, they will suck you in by telling you how they will look after your property, but the reality is that will run your property into the ground, leave you with a big hole in your wallet and not care about the trail of destruction they leave behind! I could go on and on, but do not want to waste any more of my time on them.

What agent could do to change your mind?
They could have been truthful and tried to resolve issues without lies and deceipt. Been better at communication and respond to queries.
Comments on Agent Fees
I paid 12% "management fee" but apparently all this covers is them finding a tenant then paying you your share of the rent. You will be lucky to receive any other helpo with your property and everything will be left to you to sort out.

They do not take a deposit to cover damage. They do not report damage to you. A tenant left all their posessions and they never told me. They did not remove white goods and told the new tenant that i was responsible for them i even got billed for fixing a washing machine that was not mine. They are without doubt the worst company i have ever had the misfortune of dealing with. Blatant lies and mistruths. They seem to change your property manager regularly. There are many many more issues but i don't have the space to put them all on here. I fully accept my responsibilities as a landlord but i expect a "managment company" to manage not do nothing but take their hefty cut! This is a warning this company will leave you with nothing but grief and an empty wallet!!!
