Honest Landlord conned said about Lawsons Letting Agents

Wonderful front desk at Lawsons but diabolical letting management by Concentric - but who are we actually dealing with? I contracted to Lawsons but they play you off with Concentric and then say it is Lawsons. Where are the names for nearly all your positive reviews on here. Did you post them from your offices? 1. You contractually state that full reference checks will be made. Why no guarantor security? You failed to do a proper check on a terrible tenant who was easily found after a five minute google. This tenant had been clearly identified in a Darlington newspaper as being allegedly involved in illegal activity. Furthermore, what about the thousands of pounds of debt that she was carrying with Darlington Council Tax and British Gas. True or false? Did I have to go through the courts to evict her? Did you know about the extra tenant? 2. You contractually agreed that no animals would be allowed. You contractually agreed to inspect the property. You excused yourselves for not spotting the cat or the cat faeces in every room often trodden into the carpets that have all had to be replaced. How about the cat faeces in many cupboards and half the green bin filled with cat litter and faeces for me to dispose of. How about the ruined sofa due to cat scratches that your company claimed was a knife cut, how about the cat scratching that damaged the wallpaper in several areas. Couldn't you see the large plastic enclosable cat home in the washroom? How about the large cage for an animal in the back garden? You said I could not do anything about the animals except sign a new clause in the letting agreement; WRONG! True or false, Tina? 3. The tenant agreed to decorate to a professional standard. I defy you to see the state of my house, Tina. And, where are the photographs of said decoration? 4. Tell me about the pathetic silicon sealant twice put in the bathroom over 18 months that needs to be done again? 5. Tell me about the eight loads of rubbish and filthy condition of the house, Tina. Oh, but they can hide things for a paid visit! Oh yes! 6. Tell us about the HMRC tax money withheld for some months but then returned. There was no proper certification. Tell us about that Nathaniel. 7. Tell us about the fact that your company constantly changes the majority of it's staff. Why do they all leave so quickly? Tell us why emails are sent by different staff all the time so nobody knows what's going on and the council wasn't contacted about council tax when the tenant from hell was evicted. 8. Tell us about the fact that the letting management is done by a different management company that operates in a Fort Knox type building. I came to talk about my complaints as a good customer and you went all legalistic on me, Tina. No Tina, I came to share and you couldn't cope. You and your faux accusation of being 'threatened' to cover your tracks. Pathetic Tina. Substantiate your management speak. Its recorded Tina, and I had a witness. You faked it as a bullying strategy. 9. The tenant took two doors off the hinges and damaged them. Didn't you care for my property? 10. You wanted 2 thousand pounds to tidy up and clean after the tenant had to be evicted. Where did that figure come from, Nathaniel?
So there you are, Tina and Nathaniel. You thought I was permanently abroad and wouldn't check. Wrong. Look after your landlord's properly, offer your landlord a coffee and listen, rather than assume we are all naughty, nasty people. You didn't want to listen to your letting management failings, so here you are.

What agent could do to change your mind?
Conducted inventory and check out inspections accurately without rushing and with refernce to moving in inspections.
Responding to concerns raised without huge delays.
Give better customer service, without being condescending and inapropriate.
Acknowledge and compensate for errors made.

As a landlord of a number of properties that have been let with Lawsons, I have around 5 years experience to base this honest review upon.
With view to keeping the review unbiased and accurate I'll start with the strengths. They have found some good tenants overall without too many horror stories that you sometimes hear of, especially as they avoid DSS etc. Some of their staff are particularly helpful and enthusiastic, this includes Henry in management dept and Jason in Lawson's branch. Referring to over 18 months ago, I would have have given an excellent review for most aspects of the business.
Now onto the negative experiences more recently. Problems started when a long term staff member responsible for property inspections and inventories retired from the company. All of a sudden i experienced a spate of errors. Moving out inspections carried out completely missed tenants leaving rubbish behind, wall papering walls without permission, drilling holes in walls etc. Properties were being returned unacceptably filthy with effectively an element of damage.
Unfortunately Lawson's failed on a number of occasions to complete proper check out inspections resulting in a dispute. Having made formal representations to manager Jo Morrey, it took over 1 year to get a 1 paragraph dismissive response. Lawson's despite having earlier acknowledging the serious floors and mistakes made, then ignored the facts when asked to consider compensating their errors.
On a recent visit to the branch with the intention of letting out another 2 or 3 properties I was met with the most inappropriate rude service that could ever be imagined. Towards the end of the visit I'd simply asked if the issues to do with my long standing complaint had been dealt with (her recent email hadn't reached me). Jo didn't like the fact that i rightly had highlighted their shortcomings and hence continued in a sarcastic awkward manner to totally ignore the central cause. She dismissed the fact that Lawson's had failed in their contractual obligations to complete accurate check out reports as highlighted by the TDS. This resulted in me having no choice but to end the business relationship and come to the conclusion that Lawson's are in my opinion not the professional outfit they once were. Having diversified into other areas they are now failing at such basic important tasks as inventories and check out reports.
The fact that Lawson's now fail to accurately and professionally represent me as the Landlord and respond to concerns can only lead me to one conclusion; Lawson's in my opinion have become too financially driven, concentrating on the numbers of properties let, and forgetting about service standards provided to all concerned. Without diligent attention to contractual obligations, Lawson's failed to represent me as a Landlord, a service that had been paid for. Hence I will now use the services of other lettings agents in future.

3 years I started to buy property with the asssitance of Lawsons. Not only did they advise me on what properties to buy, they also helped find them for me. Have completed the refurbs, they found the right tennants and so far have had no problems. Excellent service, which I would recommend to landlords in the Wolverhampton area.

Call the Lettings manager to get a resolve to the problem.
If not happy with this write in a formal complaint to the Branch manager, we will reply to your letter within 7 days and work with you to solve the issue.
If we cannot resolve the matter with you then you can refer the matter to the TPO for them to arbitrate.
