Our small children couldn’t bathe properly all winter. Despite dozens of emails, nothing was fixed. We were eventually forced to move out early.
The agency kept blaming the landlord and refused to offer meaningful compensation.
A formal complaint has been submitted.
Avoid JOHNS&CO you expect responsibility or basic living conditions.

Our experience with Johns & Co throughout our tenancy was deeply disappointing. We moved into our London apartment in December 2023 and encountered multiple issues that were either neglected or poorly handled.
Within the first two weeks, our bedroom radiator was removed, leaving us without heating during the coldest time of the year. Despite repeated followups, this was not resolved over two months. We had to purchase Dyson heaters at our own expense, which the agency refused to reimburse. Additionally, the radiator in the living room never functioned throughout our entire tenancy, an issue they failed to disclose before we moved in.
Security was another major concern. Our apartment floor was broken into, yet Johns & Co provided no assistance. We also experienced multiple issues with our keys not working, further adding to our frustration.
Upon moving out, we left behind highvalue household items—including a Shark vacuum, a premium water filter (essential London), multiple Ikea chests of drawers, and various kitchen appliances—simply because we were relocating internationally and could not take them with us. Despite these items being in good condition and potentially beneficial to the next tenants, we were charged excessive fees leaving them behind.
They also charged us "left behind items" that were not ours and provided from the landlady! Such as our bedside wooden tables we would never even think of buying...
Furthermore, we were unfairly charged a fourfigure sum what Johns & Co deemed "damages," despite the property being left in excellent condition aside from very minor wear and tear. As responsible tenants who always paid rent on time (except our final month, where payment was delayed by only a couple of days), we felt completely taken advantage of. For reference, in previous rentals, we both received nearly full deposit refunds—demonstrating our commitment to maintaining properties properly.
Based on our experience, we strongly advise against renting with Johns & Co. Their lack of transparency, poor property management, tenant respect, and unfair financial practices make them a company to definitely avoid when renting in SW london. We hope this review helps prevent others from facing similar issues.

By far the most incompetent group of professionals I have ever come across.
My flat mate and I rented the penthouse in the Capital Building of the Nine Elms development (Embassy Gardens, Apartment B152, Capital Building) and have been paying 9k a month to live here.
Upon moving, we noticed that there was an awful smell of sewage wafting through the apartment. I made contact with John's & Co on four seperate occasions, on each occasion I was met with a response informing me that the issue will be deal with. Of course, the issue was not dealt with, and I then sought professional help from external contractors. It's evident that we have a sewage and plumbing issue in the apartment that has been created as the result of Ballymore wanting to be as cost efficient as possible when building the property, resulting in the very prominent smell of waste and sewage wafting through our apartment.
Both John's & Co and Ballymore have acknowledged the severity of the issue, yet have failed to compensate us as tenants nor sort the issue at hand. I am currently in the process of taking legal action against the agents.
Do no rent a property through this company, they are utterly shocking at their jobs.

we have been in our apartment 1 month ago and we found that the wine cooler was broken and the heating was malfunctioning! Contacting Johns&Co was the worst mistake I have ever made in my life. Specifically Sam Orme, their lettings negotiator.
Please listen when I tell you, dealing with Johns&Co (especially Sam Orme), could be the worst mistake you’ll ever make too. They could leave you homeless. Just like they could have left me homeless.
Before I begin my story, I want to emphasise that from the very beginning, I told Sam Orme that the Romanian company sponsoring my girlfriend and I would be paying upfront for the apartment. The company paid upfront for our current apartment so we had no reason to believe this may cause any problems, but we decided to tell them anyway. Sam Orme told us that this wouldn’t be a problem.
*To be clear, when I mention “the company” in the below text, I am referring to the Romanian company sponsoring my girlfriend and I and paying upfront for the apartment.*
Anyway, so here’s how the NIGHTMARE of my experience with Johns&Co/Sam Orme went:
Around mid-July, I first contacted Sam Orme from Johns&Co to help me find a 2 bed apartment in Embassy Gardens available between 23rd of August and 1st of September. I specifically mentioned via WhatsApp that I needed a place “between 23rd of August and 1st of September” at least FIVE times. Admittedly, in a random message, I mentioned that I’d “be able to begin tenancy on 23/9/19” (which was a typo). However, after this typo, I explicitly explained in a further message that I needed a place “between 23rd of August and 1st of September”; to which I was told that they have a two bedroom apartment avaialble. Many texts were exchanged between Sam Orme and I.
We made an offer for the 2 bed apartment, which was accepted on the 7th of August. The Romanian company promptly paid the deposit and Johns&Co “sent the company an email” to fill out regarding the referencing.
The company told me that they didn’t receive an email. So I contacted Sam and asked him to resend the email directly to the company’s CEO or even give them a call, as we really needed to get everything sorted ASAP as I believed the tenancy was supposed to begin the next day (on the 23rd of August) and things were moving slow.
To which Sam explained that the apartment’s move-in date that was agreed with the landlord was 23RD OF SEPTEMBER and not 23rd of August like I was led to believe. He messaged me that he was “so sorry that he just overlooked the August” and “didn’t know how he had done this”.
Do you know what? I did make a typo of stating “23/9/19” in a WhatsApp message, so despite the fact that throughout the many text messages exchanged between Sam and I clearly shown that I was looking for an apartment between 23rd of August and 1st of September (and I even told him that my current contract expires on 1st of September so need to find somewhere before then), I also took some responsibility about the situation and said that this would be fine and that I would sort somewhere to live temporarily until we could move in.
Sam asked if there was anything he could do for me to help with the situation, so I explained how it would be helpful if we could move in a couple days earlier (the 23/9/19 is a Monday which would make moving in difficult with work). Sam said he would get back to me.
When Sam finally got back to me he told me that because the company isn’t British, their referencing company “Keysafe” was unable to reference the company and that we couldn’t proceed. Despite paying the deposit and despite Sam telling us that a Romanian company paying on behalf of us wouldn’t be a problem. This all happened ONE WEEK until my current rental contract expires and ONE WEEK before I start my graduate job.
What in the absolute world am I supposed to do?! Why is referencing even necessary anyway when the company agreed to pay the entire contract of 6 months upfront?!
I wrote Sam a number of paragraphs asking what we can do, or if there was any ways around it, but Sam just blanked me and left us to sort everything out on our own.
The worst part is, they didn’t even refund the company’s deposit straight away. I actually had to contract them a few days later and ask them to refund the company’s deposit. Absolutely disgusting.
If I didn’t have family available to support us, my girlfriend and I would be left homeless after this nightmare.
This isn’t the first time Johns&Co have almost left people homeless either, a quick Google search led me to a website where other people were put in a similar situation. The website it called Tripsget and the blog was named RENTAL SCAMS IN LONDON: CHASE EVANS AND JOHN’S & CO REVIEW (if you want to look for yourself).
AVOID JOHNS&CO AND AVOID SAM ORME - THEY COULD LEAVE YOU HOMELESS!

Moving house is stressful enough, adding a country change into the mix makes it even tougher. Sam and the team at Johns & Co really helped to ease the process by being so cooperative and accessible.
The platforms and services they use are super useful - you can do virtually everything online and their fees are very reasonable indeed!

We bought a property at Embassy Gardens a few months ago. The property had been marketed by a number of agents including Johns & Co.
We had dealt with Johns & Co. in viewing other flats within the Embassy Gardens development but felt they would always pressure us and often make up lies about the property/asking price to get a quick sale. We had eventually found the property we bought via another agent **, and when Johns & Co heard we were viewing that property with **another agent they tried to convince us that only Johns & Co. had the exclusive mandate for the flat we were interested in. This was clearly another lie, and having dealt with Johns & Co's unprofessional staff in the past we decided to ignore this claim and pursue with the other agent who were much much more professional.
* When my husband and I decide become landlords and rent out our Embassy Gardens flat to tenants we certainly won't be picking Johns & Co as the managing agent.
Pushy, rude and unprofessional. Buyers, Sellers, Landlords and Tenants should avoid this agent
