They are most definitely the best agents around and we throughly recommend them to you. Tom and Henry sold our property and when the going got tough they got tougher. Henry was even complimented by our solicitor to say his help in the sale was invaluable. Henry navigated every hurdle both professionally and positively. Both he and Tom are a pleasure to work with. Jade and Charlotte dealt with the rental and Jade worked so hard to ensure the rental coincided with the sale. James Laurence are head and shoulders above other agents. They always answer the phone pleasantly and nothing is too much trouble. Had been scouring the market for a suitable rental property to move in to as my previous tenancy was nearly up and I received an email from Daniella Lawmon about a flat which seemed to fit what I was looking for - we had spoken previously and she kept her word that she would keep me up to date with future lettings towards my moving date. She responded to my emails promptly and swiftly arranged a viewing at a convenient time. During the viewing Daniella was polite, knowledgeable, understanding and answered all my questions. She then made the application process very easy and straightforward and mainly thanks to her help and endeavour I move in to my new place in the new year. As an overseas landlord, I had a very positive experience working with the team at James Laurence.
After my apartment had been vacant for several months under the management of another agent, I decided to switch to James Laurence. The difference was night and day.
The team, including Charlotte, Daniella, and Jade, was extremely proactive. Even though I am located in another part of the world, they always answer my inquiries quickly by email, no matter if it's early morning or late at night in the UK. Most importantly, they generated numerous viewings and found the right tenant for my property within just 2 weeks. Their dedication and customer service are just unparalleled.
Besides, their operations are very transparent, with the use of a client portal that allows me to easily view details of the scheduled viewings, feedback, marketing response, and tenancy information. The portal is user friendly, making my experience as a landlord seamless and hassle free.
They also have an exceptional online presence that instantly reminded me of the popular real estate show "Selling Sunset". Their videos in social media emanate similar polished, high-energy vibe - from the visually stunning property listings to the engaging video content featuring the charismatic team. This level of digital sophistication and customer-centric approach gave me great impression of the team's creativity, energy, and enthusiasm.

It's all well and good responding to negative reviews with sidestepping comments, never acknowledging any negligence - so I'll be posting the actual footage and communications and letting potential clients decide.
Even the landlord thought they were a mess and didn't trust them to get the job done, I may as post those screenshots as well.
For now, I'll sum it up in 2 words.
The worst.

<p>My experience with James Laurence Letting Agency, particularly with Henry and Lindsay, was nothing short of a nightmare. We rented the property 4, Comet Works, presented to us a luxury rental, for two years, and it gradually turned into a nightmare. To begin with, the service issues were small. Failures to show up for property checks, maintenance issues not responded to, failure to respond to emails. This was an ongoing issue which acclimatised in August 2023 when the property was water damaged by an external leak. In August 2023, we returned home to a significant leak, no power and water damage. Despite immediately flagging the issue, no action was taken for four months. By November, the damage had worsened, with walls swollen, plaster crumbling, holes cut into the plasterboard and left open, bricks turning to dust, wooden beams beyond repair and electricity short-circuiting. Despite having four months to fix the issue with free access to the property, James Laurence showed no care or urgency, deeming the property satisfactory when it was far from it. Alone, this is problematic, but I also suffer from numerous autoimmune diseases, and I have significant allergies to dust mites and mould. Upon entering the property in November, when we had been informed the property was “immaculate,” I immediately broke out in hives, and had difficulty breathing. It worsened from there. As we tried to get this resolved, maintenance requests were consistently ignored, with serious issues like underfloor pressure leaks and mould left unaddressed for months, despite sending medical documentation presenting my severe allergies and autoimmune conditions. The offered "cleaner" was insufficient, as the problem ran deeper than surface level, all other concerns were dismissed. My health deteriorated significantly due to the mould, leaving me barely able to function and confined to the living room on a blow-up mattress due to asthmatic and allergic reactions in the bedrooms. Despite numerous pleas, James Laurence showed no sympathy or resolution, dismissing our concerns and illnesses. The property, advertised as "luxury," turned into a hellhole, with crumbling walls, blackened ceilings, and mould-filled cavities. Henry and Lindsay continuously dismissed our concerns, even as my health suffered. To add insult to injury, we had ongoing boiler issues, which they failed to investigate properly. We found, upon our own investigation, a pressure leak under the stairs which had been present for so long the floor boards had turned to sponge. This leak resulted in boiler failures, and an extortionate gas bill despite having no heating on one floor of the property and the property being vacant for a short term. Again, JL dismissed this, and told us to check our rates. The empathy level and efficiency offered by JL is zero. Please do not be fooled by their initial friendliness; the genuine service provided by James Laurence emerges once you're locked into a contract. The five-star reviews are coerced, requested by email upon receiving a contract for a property, and the true experience is a downward spiral of neglect and dismissiveness. Henry's awful & arrogant attitude only adds insult to injury, evident from his comments to less than preferable reviews. Steer clear of this letting agency unless you want to endure endless frustration and health risks. I wouldn't wish our experience upon anyone, it has been horrendous and the negative impact upon my health mental and physical has been monumental. Only now, after exiting the property am I beginning to recover. I can say, truthfully, that this is the lowest level of service I have ever received in my 32 years. I can't state strongly enough how much I would advise against using this company. Please do your research before letting JL manage your property, or having them as your property managers. Birmingham rentals usually have numerous agents assigned, so please, if you can, use an alternative. It will save you so, so much stress in the long run.</p>

Mr Sam Harper from Lawrence James helped secure the deal with my purchase of a property.
He managed to get things started immediately was the price was agreed. Mr Henry Crane kept myself and my solicitor updated with the stage of conveyancing from the sellers side. I was in the loop at all times and this helped the process so much. Mr Crane responded back immediately on the day for any questions I had and I am very greatful for this. Once the property was empty Sam kindly recorded the empty property for me and that was reassuring enough and saved me the trouble of personally checking the property myself he even dropped the keys with my solicitors! So yes I’d definitely recommend Lawrence James Birmingham City centre. Thank you .

She has exceptional communication skill which has ensured me to take the right steps at all stages of the renting process. Charlotte Blount is a shining star. Charlotte skill fully resolved the issue by sending a letter to my workplace as soon as I asked for. I do appreciate her help.
