cowboys.had a roof leak for over a year now,send hanymen to sort it over 7 times now and still leaking.plaster board ceiling in bedroom and livingroom down for over a year now and have buckets under the ceilings.General maintance of builiding is shockin , lights out,carpets threadbare and the total ... cowboys.had a roof leak for over a year now,send hanymen to sort it over 7 times now and still leaking.plaster board ceiling in bedroom and livingroom down for over a year now and have buckets under the ceilings.General maintance of builiding is shockin , lights out,carpets threadbare and the total lack of communication is a joke.They have now put up my monthly factor fee fromm £88 a month to £180 a month with no prior warning or reason.Most of the contractors they are using are clearly getting back handers as they are brutal and there workmanship is shocking

I bought a flat in Upper Gray Street in Edinburgh because came with parking. I received a parking permit from James Gibb for 3 years and now suddenly they argue that my flat does not have access to parking and refuse to give another permit to my tenants. They may leave the premises.

Would award 0 stars if I could. They have always been poor, but the latest 2 property managers we've had have been worse than having no factor at all. Ignore emails, we paid for a decorating project 4 years ago, which still has not been done (last update on this we had was 3 months... Read Full Review

This company should have their Property Factors registration taken off them they are a law into themselves. They go on about being transparent but in reality they are the complete opposite. They don't answer emails but always find the time to send demands and charging for late payments... Read Full Review

This company should have their Property Factors registration taken off them they are a law into themselves.
They go on about being transparent but in reality they are the complete opposite.
They don't answer emails but always find the time to send demands and charging for late payments while you still await a reply to your emails you have sent. They charge for services that have not been done and and as for site visits you’ve got more chance in getting a visit from the Pope.
They also have a revolving door system when it comes to Property Managers that last for a few months if your lucky. Their accounts department must get trained at the Diane Abbot School of Economics and as for their telephone manner they seem to forget who calls the shots.
They have been taken to task many a time to the housing and property chamber Scotland
( Google and see for yourselves) which to me is a waste of time as they only seem to get a slap on the wrist when found in the wrong any other profession would be struck off if found to be in breach of rules that are set out to cover the rights of the public.
It’s about time the Scottish Government looked in to the way some companies operate that’s why the Scottish Government set up the property factors code of conduct back in 2012 which in my opinion is not worth the paper it’s written on.

James Gibb are proud to highlight the level of service they wish you to believe they provide. However, if you have reason to make a complaint, they ignore you (after 3 weeks), even when escalated up to the level of Chief Executive (no acknowledgement after 7 days). James Gibb are proud to highlight the level of service they wish you to believe they provide.
