The WORST mould I have ever seen in all my life. I initially decided to hold back on a negative review when I first moved in because I wanted to give them the benefit of doubt and time to fix the issue. Month after month I was ignored and directed to different members of staff within Greenleaf every time I called. I left several maintenance reports on the portal I was instructed to use anytime there was an issue with the property. each and every one of my maintenance issues was ignored. The landlord came in one day and scraped off all the mould with a paint scraper and left the walls exposed to the brick!!! 6 months later its not been fixed and I am having health issues with my breathing and guess what? The house was AUCTIONED off without Greenleaf informing me that they are no longer my agents! Now I am being told " There's nothing we can do as we are no longer letting your property to you, please contact your new landlord " TYPICAL!!! but for 6 months whilst I complained you were my agents and you did NOTHING! Therefore I will be taking you to court suing for damages to my items and stress. stay away from this company and DO NOT believe a word Chris, Nicole, Sue or Amelia tell you they are bunch of rogue agents who only have their best interest at heart not their tenants

I leased a property from Greenleaf for just over 2 years, from start to finish their staff have always been on-hand to ensure that any enquiry I had was quickly resolved and I was given lots of time to renew contracts, schedule inspections etc. Unfortunately I had to move out as the landlord needed their property back - this was a stress-free process as I was given plenty of notice despite leaving much earlier than my contract intended.
Greenleaf were very helpful with maintenance issues and responding satisfactorily to all my queries. Whilst I did not experience issues that other reviewers are bringing up, on the rare occasion I was not informed about some inspections, and a gas man turned up one day to service the boiler without being told in advance that it was scheduled. Occasionally staff were too casual during some phone calls and contract renewals - but these are just extremely minor however honest points which ultimately should assist your decision whether Greenleaf is an acceptable agent for your standards as a landlord or a tenant.
For me Greenleaf were a good, decently priced agent with minimal fees and made me feel comfortable throughout my tenancy with them, no hassle getting my deposit back and check out completed without any hidden fees.

Greenleaf have been my estate agent for over 10 years in the same house. They are always polite in communications, I've never had any negative or bad customer service from anyone in the office. They do very well managing the house, considering they dont own it so are constrained in what they can do without authorisation first. Very quick to respond to issues that arise.

It appears to be a deceitful way to take £360 from individuals and they have an incomplete reference, fail them then don't offer them an apportunity to use a guarantor. Only letting agency I know that charges 360... Read Full Review

Only letting agency I know that charges 360 for a single applicant. They make over £1000 of fees for a single property. Please avoid at all cost. Don't believe anything they say. Especially the one called Sue.

Such a bad experience. Service was totally Rubish. They charge me from my deposit �600 .00. I would never recommend to anyone. Honestly it was my bad experience I would like to say all tanent before u sign anything have a look reviews first. They don't know how to do customers service even staff was very rode,basically VANESSA &SUE. I will give one more reviews which one I will post reviews how they send me email . I would never use Greenleaf Property Services again! My tenancy with them was plagued with problems (and mice). Twice they tried to increase my rent in direct contravention of my tenancy agreement. Then they wanted �150 in order for me to move to a statutory periodic tenancy (hello, do you actually understand what statutory periodic tenancy means?). They then tried to evict me because I would not agree to the (illegal) rent increase. They never responded to my complaint against this eviction attempt, and when I attempted to make a formal complaint to The Property Ombudsman, they quickly became unregistered from the scheme, and were not actually registered with any Redress Scheme (this by itself is liable to a fine of up to �5000). They appeared to be of the belief that mice could fly up to the fourth floor of a building, and when asked to deal with the problem, they blamed it on personal items on my floor, and even gave me a printed sheet of how to stop mice infestations which were all actions they as Letting Agents were required to perform! More recently, they attempted to evict me using a Section 21 notice (which was not valid, but by this time I had had enough). Although they are not required to give a reason for a s.21 eviction, they stated the landlord wished to sell my flat (top flat in a 4 flat property, and the landlord owns the whole property). Lo and behold, seven days after I moved out, the flat is advertised on Rightmove for new tenancy, at an extortionate �150 increase on my rent! And that's not even the end of it. They would not allow my deposit to be returned because they claim they had to make repairs to the value of �695, which they could not provide evidence nor justification for. Thankfully I managed to retain it through the DPS Alternative Dispute Resolution process. Even their auditors say the business should not be run as a going concern. Steer well clear.

What agent could do to change your mind?
For one, they could respond to our letter of complaint in which we asked for compensation. They could also have not ignored numerous emails to them and not treated us like morons when we requested anything.

We paid £600 for \"admin\" and \"guarantor forms\". These forms were EMAILED TO US. Why on earth did this then cost us £600? WE were the ones who printed and sent them off again at our own expense. We also only needed one guarantor form, and so should in some form have been refunded for the second. It is also laughable that the admin fees went towards writing a tenancy agreement which we were told by the agency was only \"a matter of opinion\". What a massive waste of money then given that they breached over 5 major points on the agreement.

We paid £600 in admin fees - in addition to the rent that we parted with each month for living in a house that largely had no heating and, on on occasion, no electricity. Nothing was done about any of this besides a slanderous letter from the landlord telling us to go live elsewhere. They are only interested in the landlords - not the tenants. Do not use this company.
