I thought that the agency that gives estate agents a bad name is a different one ...but these guys are far worst than everyone else in the market. stay away!

A bunch of irresponsible and unprofessional agents, who almost left us homeless...We tried to use their services when we found a suitable flat to rent in Acton area. We discussed with them and made them aware of our situation (that my partner is employed and I was about to start working, pending successful security checks - which was not an issue, as I have been security cleared for the last 12 years and explained this to the agent). The agent acknowledged the situation, assured us that there wasn't any problem and we started the usual reference checks. Few days later we got a call from our agent, stating that due to my employment status the landlord requested a 3 months rent payment upfront (aside from the usual 6 weeks deposit), despite the fact that, as I mentioned before, he claimed that there would be no problems at all. We agreed with the new terms, made the payment as requested and signed the tenancy contract (which, strange enough, was signed only by us - the landlord/agent field was blank). In the meantime we prepared to move, dismantled our furniture, packed all our belongings and booked a moving company. And then...the unbelievable happened. On the very same day we were actually supposed to get the keys and move in, we were sent via email a modified tenancy agreement requesting for another 3 months rent payment in advance, after the first two months of living in the property (justified by the agent, AGAIN, by my employment status). This is something I and my partner have never heard or experienced before in our history of renting properties in London. I and my partner decided to decline the new terms and refused to sign the modified contract with this utterly unprofessional agency. I find it unacceptable for an agency to keep changing the contracts' terms, especially at the very last moment, when clients are supposed to move in. Furthermore, they didn't assume any responsibility for this and kept blaming the landlord (despite the fact that they were aware of our situation from the very beginning). They made us lose time, effort (in having to pack all our belongings - and then unpack) and money (cancellation fee of the moving company). Luckily enough, our current flat was not rented out already and we could extend our agreement, otherwise we would have had to move our stuff in a storage warehouse and live in a hotel room.

Then Wojciech told us that the dog can not be included in the contract and insure us that there will be no any problem that they manage property just tousentd of lies and bullshit . And we like good stupid people belived him and agree. And then the nightmare started! We Singh for 3 years and agreed 6 month we was told that the landlady do not wish to have animal in her property and we have to move!!!!! Even when we went to the office to ask why is this happening dear Wojciech run quickly downstairs hiding him self from us and his other collegue told us that he don't care who what day and we can't do nothing about it even sed we are going to be in trouble if we don't move and we are going to be put in tenants black list . I know it's hard to prove who what sed but at least I keep bloody emails from Wojciech and there clearly is writen we have dog . As my wife is pregnent and she had a lot of pressure around moving again finding property and landlord who will accept pet she got so worried and now she is staying at hospital with risk of premature delivery and all this thanks to Wojciech. Only I hope he will get what he deserve !

This is my first time as a landlord and it was my own fault for not doing any research when it came to finding a letting agent, I simply went to the first one I noticed on my high street which was Dexters and right now I am just waiting for the 2 year contract to be up so I can get rid of them.
The service is just terrible, to the point where my tenant had to ask to contact me and once she got in touch she said the management of the property was very bad.
Dexters have multiple people who change regularly, it is difficult to understand who to contact for what with so many change. They take weeks to fix a problem and my tenant complained that they ignored her and she had to contact them numerous times about the same thing.
I have paid for full management of my property and when I asked for someone to retrieve my mail from the property I was told that they were too busy for that. They also use overpriced contractors. I was charged 600 pounds to fix and replace 2 taps and 145, later (80) after a big fuss, for a plumber to look at the bathroom (not do anything) just look. I was outraged.
Dexter's have made it very clear that any long term damages caused by poor management/negligence is not their problem and are quick to blame me
The only thing I get when I complain is a sorry email and no improvements. I really dislike this letting agent, they are not good at all so be careful.

Without going into too much detail about the property we were originally renting, we had a lot of issues with the building and the land lord seemed unaware of the severity of this. This was very frustrating for myself and fellow tenants as we really were not getting anywhere, and until Dexters got involved absolutely nothing was accomplished despite our best efforts. Once we got in touch directly with Dexters not only did they realise how unhappy we were in our property, but they recognised that the property needed serious work done on it and it would be in the land lords best interest to get this maintenance carried out as soon as possible to avoid a greater financial loss in the long run. Having initially speaking with Cass on the phone on a Friday he had a team, including Ross, come to inspect the property on the Monday. They then spoke with our land lord to explain the situation fully, and with huge efficiency and professionalism made a decision best for both parties and organised vacating the property. On the Tuesday we viewed another property they had to let that suited us, and by the Wednesday we had made an offer, which was accepted within an hour. They then carried out references in record time and by the Friday we had made payments and got the keys on Saturday morning- a mere week and a day from them being informed of the situation. Ross was our first point of contact during this process and despite probably asking far too many questions and being a bit manic getting everything together for them, handled everything calmly and in a professional and friendly manner.
I've never seen a more exemplary level of service from a letting agency, especially in London where there are a huge amount of agents who seem to leave a lot of people quite disappointed. Absolutely fantastic, would recommend to anyone- you're in good hands.

What agent could do to change your mind?
Be honest and act according to code of conduct regulations. A less aggressive, more friendly and predictable approach without playing games would have made a real difference. Management (branch level and head office) had opportunities to intervene when we complained but didn\'t do anything to resolve the issues.
Comments on Agent Fees
Fees were not transparent at all, with more fees added on top throughout the process.
Very bizarre that they insisted that a check-out (for check-out in 2 years!) fee of £120+VAT would have to be paid upfront before we would get the keys. This fee was also included in a misleading manner on the invoice as \'contribution to inventory checks\' and VAT not broken out while other charges showed VAT which looked very dodgy to us.

First of all, they took a disproportionately high holding deposit of £700 over the phone and then claimed that I agreed to a 3-year contract while I only agreed to two years with certain conditions. After complaining multiple times they agreed to offer a 2-year contract but then sent me a contract to sign for 3 years again - 'sorry we forgot to update that'. Then they 'didn't know' of any of the conditions that I asked for. Dexters were very pushy and insisted that we pay all fees, deposit and the rent within three days and became abusive when we asked for the contract signed by the landlord before we make any payments. Also, they insisted that we pay a bizarre check-out fee (for a check-out in 2 years) upfront which was not mentioned anywhere before. Finally, the deal fell through because apparently the landlord did not want to have three tenants at the property despite this being our very basic condition from beginning. They have breached several code of conduct practises and will be reported to the Property Ombudsman, ARLA and the Advertising Standards Authority. We have also complained to Marilyn from the Thamesview/Dexters head office however she did nothing to investigate.

Dexters has been arrogant and aggressive. Prices do not change withing 3 days, if they thought the starting price was too high they should have advised to start with a lower one with the promise to try to get more.
They have serious issues with quality and accuracy in publishing web content, they should have asked my sign off before publishing details of my flat.
Very, very, very arrogant and misleading to advertise my flat after the contract termination. They have no consideration at all for customers.

I agreed and a specific fee when I met the branch Director but when the contract arrived the fee on it was higher, she blamed it on an internal mistake, I thought it was a bad start but I decided to sign as there seemed to be a decent team work between them. Before even I signed the contract the For Sale board was on my property, nobody asked me if I wanted it.
The flat information was published on their site prior to my sign off and the information was incorrect, they wrote leasehold instead of share of freehold. A few days later, again without my sign off, they published online a few horrible photos in which the walls didn't seem to exist, only after I strongly complained they sent a professional photographer.
The photos were published a few days later and the bedroom and corridor pictures were missing, the floor plan was never uploaded and the EPC document online was just the overview not the full document as some other agents upload.
Then the viewings started, only 10-12 in a month, they blamed it on me not wanting to lower the price they advised me to start with. I had asked them if the asking price needed to be reviewed before marketing the flat started and confirmed the evaluation done a couple of months earlier.
When the flat didn't attract the interest we hoped it was just weekly calls in which I was told that pricing was the issue, it was on the same level as similar flats in the area, the advice was to lower it by at least 25K. Basically my flat was correctly priced on the Wednesday and was overpriced on the following Monday. Aren't they are supposed to be the market experts?
I gave them 28 days of notice and the contract terminated on 19/08. I called them on Monday to make sure they would remove the flat from the web and the For Sale sign, they said they would. Went to collect the keys on the 19 and they said it would take a couple of days. They had been knowing for 28 days that all should have been removed on the 19 by end of business day and didn't bother to organise it.
On the 21st, the flat was off line but the board and the flyer advertising my flat on their branch window were still on. Called the branch Director on the 26th and she blamed on the bank holiday. I pointed out she had been knowing the contract termination date for 28 days and should have organised the removal in time, she said it would take a couple of days and I informed that I would do remove it myself if they wouldn't by the end of the day, she told me to remove it myself or wait for a couple of days.
Today is the 31st, well after the contract termination and I have removed the For sale board myself, my flat is still advertised on their window. I am not sure it is legal to advertise a flat they can't sell.
Unprofessional to me as their former client and misleading to their potential clients.
Three words : arrogant, unprofessional and misleading.

i have recently obtained a property through dexters. As a long term renter here in London, I can say that renting through dexters have been the smoothest move I have experienced. Our agent Alex was very professional, attentive and very easy to communicate with. Any problems or concerns we had were quickly fixed for us and thus made our move much nicer. Over all we found the fees and charges fair and cheaper then other agents we have gone though. I would recommend dexters to others if they were looking for agents to rent though

After the viewing, Aida explained us very accurately all the clauses of the agreement and eventually put us in touch with the landlady to get a couple of things fixed before we moved in. No hidden or last minute fees were added to the transaction. We are overall very happy with this experience (and with our lovely flat!)

She was very helpful in showing me around each property and had a good knowledge of each one, being able to answer all questions I asked. Following this I put an offer in. The process couldn't of been easier as Aida was very helpful and quick to get all the details and papers put through with no hassles whatsoever.
