Comments on Agent Fees
This estate agents let me and my four children move into a property. With loose wires running though water. Mould and damp all the way though the property. No fire alarms or carbon monoxide detectors. No tops with water worked to have a wash. Holes in the shower and bath so leaking water all in the kitchen. Then to top off my experience I had to share our rental home with rats. Crapper and haigh did absolutely nothing to try and prevent this and had no care in the world for mine and my children’s safety. I would highly recommend to stay clear of this company.

Having read previous reviews we were naturally a little wary of using C&H's services but they came recommended by our estate agent who had been first . Our dealings with John Francis were of a similar high standard. We thought we made need a Level 3 survey but John advised this was not neccessary and that the much cheaper option of a Level 2 would be far more appropriate. When the survey landed. Whilst comprehensive , it was written in a format that was easy to understand and digest. Extremely informative and as a result it helped us understand that the property we thought was us , had far too many 'unseen' issues. As our search now continues we will definitely be using Crapper & Haigh again the property survey.

This Estate Agent is a disgrace and really shouldn't be allowed to trade in the manner it does in this day and age. John Francis treats his tenants with the contempt he believes they deserve. Due to the nature of the rental property that they "specialise" in, they are frequently dealing with the most vulnerable and disadvantaged in the community. Requests for repairs and maintenance are ignored, if the tenant becomes too persistent then their tenancy is not renewed and they are out on the streets. Mr Francis seems to think he can just keep tenants deposits without justification or explanation such is the arrogance of the man. I would strongly recommend avoiding this company at all costs. However, such is the demand for low cost housing in the Sheffield area there will always be unfortunate individuals that have no choice but the have dealings with them. For this reason the regulators need to take a long hard look at how Mr Francis conducts his business, and in particular the way he mistreats his tenants.

Which ever person answers the phone seems to think that taking a contact number and saying they'll phone you back will suffice... which it would, if they DID actually phone you back!! God help others in the same position as my mum who don't have someone who can chase things on their behalf.

Having lived in private renting for the best part of two decades, I've dealt with a lot of letting agents. Never have I dealt with such a lackadaisical, unresponsive and unprofessional agents. They don't answer their phones, respond to messages or their emails..
Having been led to believe I was the first into a property, and trying to arrange a date to sign for it I find out online that they have already agreed a let, having that I've chased them for the best part of week it would've been courteous to let me know.
Don't waste your time, absolutely useless!

They would only take rent by either cash or cheque and they also refused to give me receipts for the cheques I gave them. They lost one of my cheques once, and another time they cashed it in early! Very unreliable!

They would only take rent by either cash or cheque and they also refused to give me receipts for the cheques I gave them. They lost one of my cheques once, and another time they cashed it in early! Very unreliable! When I asked why they didn't take bank transfers they said they 'didn't have the facilities' and when I explained that all you need is a bank account the response was 'we do things the old fashioned way here!' Seems very dodgey to me in this day and age!
Another issue is that they would only offer fixed term contracts, which gives them the opportunity to charge you another admin fee and raise the rent price every 6 months. When I asked about going onto a rolling contract after 1 year like most agencies, I was told that it would not be possible, and I would need to commit to a minimum of 6 more months and sign a new contract.
I was also stung with extortionate deposit deductions.
If I were to say one good thing, it's that the rent was relatively cheap, but I felt like I paid for it in inconvienence and it wasn't worthwhile in the end.

Avoid at all cost their Sole PRinciple 'John Francis' is a contagious, difficult and rude man. It honestly baffles me that any business or individual would want to deal with him and by association Crapper & Haigh. They are highly unprofessional and infuriating to speak to / deal with. I have never in all my business dealing as both a landlord and tenant, been spoken to the way John Francis thought was acceptable.

Absolutely disgraceful conduct from Crapper and Haigh- we arranged to have the property professionally cleaned and were given permission by a member of the team to retain the keys over an additional weekend in order to do this. We then received a letter informing us that we would forefit our deposit because we had not returned the keys at the end of the contract! We've also not been told where our deposit has been stored for safekeeping!
Many many emails and phonecalls, 2 official complaints and no one has responded to us. We will be taking this matter to the Property Ombudsman.
