So sad. We have used Colebrook Sturrock for eight years. They were good, professional and attentive. But in recent years their service has become very shabby. They found us a tenant who subsequently trashed out property and did very little to enforce the terms of the contract or help rectify the situation. We had to go to the courts to force the tenants out. Avoid.

What agent could do to change your mind?
More proactivity, better communications, act for the seller who pays you, not the buyer.

We used Colebrook Sturrock primarily as they were a local firm and the one that the sellers used when we bought the property 8 years previously. From the outset we found them very uncommunicative and laid back. We had to put up their sign outside the property and had to constantly chase them for updates and news on viewings. It wan;t until we went multi-agent that they started to do anything of note/ It soon became quite clear that they were working primarily for the buyers not us as sellers. I've read that agents will take any offer to sell a house as the economics mean that £10000 to the buyer is only ~£200 to them... It certainly seemed to us that we were hounded into the first offer that came along. They pushed us into accepting an offer that was far below the asking price that they had recommended. Then 24 hours after we had accepted the offer the same agent presented a better positioned buyer who wanted to offer us a better price and close sooner - but we'd already accepted the first lower offer by then. As it was our buyers delayed and requested survey after survey until they found a surveyor who said that modifications to convert the attice space that had been completed prior to us buying the property were not up to code at the time of the work and thereby meant that the property could not be sold as a 5 bedroom but only as a 4 bedroom. So the price had to come down accordingly. Interestingly Colebrook Sturrock were happy to sell the house to us as a 5 bedroom. It has now been over a week since the closing and as yet we have not heard a word from Colebrook Sturrock - nothing to say that the sale went through (we are now overseas and the sale was completed by our solicitor) - and nothing to say thankyou for the business. There are good agents in the Deal area, and we would certainly recommend that sellers go elsewhere.
