Be warned do not trust this company. We agreed to rent a garage and accepted their terms. We were promised a return call and copies of lease. Four days later a second applicant appears and we are asked to make an offer. The lack of professionalism and communication is beyond belief and this company should not be trading. I am a property professional with over sixty years’ experience and have never seen such incompetence. Avoid this company.

Comments on Agent Fees
Their fees were not only very reasonable in our opinion, but entirely justifiable. The property was beautifully marketed with excellent photographs and we were able to accept an offer within two days.
This was the third property we have sold through Clarkes - two at their Arundel office and this latest one through their Bognor Regis branch. We found all the staff we dealt with absolutely superb and professional. They kept us in the loop at all times and were quite happy to ring us well out of hours to explain where we were at any point. Paul in particular held the sale together and it was completed in record time. (We were actually advised by them that we had completed even before our solicitor told us.) We have also used them for letting our properties over the past four years and again had an excellent service at an extremely competitive rate. When tenants have moved on they have found others within a day which has meant little or no loss of income for us.

Do not let out your property through Clarke. We had two properties managed by them between 2012 and 2014. They were hopeless. They let the tenants to trash our properties. First the staffs were very nice and helpful. But, they changed staffs frequently. The managers did not know what they were doing. One of our properties was leaked in the kitchen. But, we found out the ceiling in the lounge was leaked for a few months. The tenant changed pipe of the washing machine caused the leakage and damaged the wall in the kitchen. She did not pay electricity and gas bills. So the electricity meters and the gas meter were changed by court order. Clarke knew nothing about it. We terminated the contracted with the tenant, but Clack just moved the tenant to another property in their book. Clark was not helpful for our claim from the tenant. We had to do the damaged claim on our own. So, we decided to terminate letting out through Clarke for the other property. Clarke required us to pay them £500 if we wanted to keep the tenant. We informed the tenant if she was happy to pay it for stay in our property. The tenant declined to pay it and she moved out. We found our property was trashed after she moved out. We had to refurnish the whole house to let out again.

They always side with the tenant. I am always the last person to know about repairs because they only contacted me when there was a bill to pay. There are always repairs. When I was asked by Clarkes if the tenant could make some changes I said NO very clearly. The tenant Jane Hater proceeded anyway to rearrange my kitchen cabinets, placement of the oven, the light switch and installed a heated towel rack and other things I don't know about. She displaced my oven and stored it in the bedroom, then complained about it like it was my problem. Today, as I write this the tenant refused to pay the August rent and Clarkes tells me it's because she has moving costs so she can move out on September 29th. When I spoke with the tenant she told me that Clarkes charged her 180 Sterling for the renewal and at the same time they charged me 180 to renew.

Just wanted to say that twice I have walked into the Bognor Office and not been acknowledged and furthermore both times I have heard very bad language from the blonde haired guy who I can only assume is a sales staff member as I don't know his name. Stop F'ing and blinding and actually appear to be interested in people.

TENANT's BEWARE! I love the flat I rent from them but I regret the day I ever got involved with Clarke's Letting Agents in Bognor. Most of the staff are lovely and helpful, however there are a few stinkers who ruin it massively for the company. When I viewed the property everything was bliss, however a year later… Name: Lee. He is new to the business, but that is no excuse for terrible customer service. Situation was dealt with in a highly unprofessional manner, shouted down the phone at us and demanded we came to the office ‘TODAY' as it was urgent, had a raised voice in the open office, all staff and prospective customers heard sensitive information, his voice echoed around the room. He accused us of things we didn't do, made out to be horrific things, Lee was surprised that we felt the need to defended ourselves (as we had not been given the opportunity to explain our situation… he didn't care). What we were being accused of affects both of our jobs and is highly upsetting. We wanted it to be resolved - nothing was resolved because he told us to continue as normal - a complete waste of our time on a Saturday afternoon (our only day off in over 2 weeks). Something that should have been dealt with in a polite phone call, e-mail or letter. He was rude, loud and aggressive in nature, didn't listen to us and only accused, nothing was resolved. He was only worried about his reputation not us, the tenants.
In Summery: Uncompassionate *******. Very poor customer service. Highly unprofessional. Do not touch with a barge pole…. EVER!

Most of the staff I dealt with were very pleasant, but Paul was extremely unpleasant. He was constantly phoning and demanding things which were beyond my control. He had a bullying attitude and showed not the slightest consideration for anyone - not only was he like this with me but with my selling agents and my solicitor. I would never voluntarily deal with him. The only reason I didn't give "terrible" as a rating is that Annabel and the other person I dealt with - whose name I have forgotten - were polite and helpful.

They will try every trick in the book. If you want to be reduced to tears, bullied by Paul Clarke then join the long list of landlords I'm sure he does this to. He always insists on using his trade's people to do any job that may need doing, even if you protest. In short do not touch this agency with a barge pole. I regret the day I ever did. Go to A&C letting instead they seem to have a great reputation as a professional agency to deal with.

I found a property online that I liked the look of and decided to give clarkes a ring to sort a viewing. Spoke to a young lad who was very helpful and set up a viewing and gave me info on all the admin charges. A day later I decided i needed more info on the property. I spoke to a female and asked for details on council tax and utility bills, she really didn't want to help but said she would ring back with answers. I had no response after a few hours and rang back asking if they had answers and they just told me it was on there to do list. The next day I got a call from the original person I spoke to who told me the cost of the council tax but nothing else, I asked him to find out about utilities and like the second person seemed as if this was a huge inconvenience. I got nothing back until the day of the viewing and by this point had decided to cancel anyway. Very poor and unprofessional

Ive been renting from this estate agents for a while now, about 2 years.
I have had so many problems with the flat im in, from mould to windows needing replaced to paint and many others, for 6 months I had no heating.
Clarkes seem to be money grabbers, nothing more... I had to replace the lock on my door and they insisted on using an engineer of their own to fix a job that I can do for 7.50£ incl the umbler!.. they wanted to charge £100, total rippoff.
And then there is the over priced renewal charges, £95 to print some paper, common give me a break!
