Caroline came out to value my elderly mother-in-laws house, she told her she could expect at least £220,000, She would probably get more, when we talked about fees she said at the minute we have a 1% fee or a flat £2,000, which she talked her into saying it would only cost £2,000 rather than £2,200 or more if it went for more than the £220,000 that she valued it at, As promised we were told when they were taking people to view the house and they told us when they got the offers, The offers started coming in a lot lower than the promised £220,000 when I say a lot lower I am talking £40-£50,000 lower to which we were told that is all the house is worth a week later after it was valued. An offer came in, we were told It's a cash buyer If I were you I would take it, It will go through quicker because it's a cash sale so we accepted, and told it usually takes 12 weeks at the most, but this should be quicker with it being a cash sale, we were told it would be completed end of October, We were advised to use Countrywide Surveyors and told you get a discount when you use them, turns out Countrywide Surveyors own bridgfords. But they can never seem to get through to them, you end up ringing them yourselves and sorting things out, October came and went, nothing, rang bridgfords to be told Shannon was dealing with it and she would chase it up, but then you have to chase her up because she never gets back to you even when told she will ring you back when she gets off the phone, but then she goes out or goes home, when you ring and ask for Shannon they ask who's calling then whoever answered the phone repeats loudly your name, then they say oh she's on the phone or she's just gone out, when you know that she is there and doesn't want to take the call, eventually 5 months later in march we finally completed, But it took a lot of phone calls from myself to Countrywide sorting things out with them and phone calls to Shannon to get her to chase the buyer up, A week before we completed I told Shannon that it's getting beyond a joke now, we were told it would be done in October it's now March to which she replied I will push it through for the end of this month because I want my commission. The final fees were £2,400 because Caroline NEVER mentioned that vat had to go on top of that, She told us to go for the flat £2,000 because that is all we would have to pay in fees, even though she knew that the house was worth less than the £220,000 that she valued it at.
