Brian took over this property from an online estate agent and there was a noticeable increase in the number of viewings we had since he took over. He managed to secure a sale quickly.
He also needs to be commended for the amount of hard work he put in when getting the sale through. There were a lot of teething problems but he did do whatever he could by chasing solicitors and management companies to arrive at a an exchange of contracts.
Would recommend and will stick to traditional agents in the future.

Did not bother with the viewing in the end.

I have let my property through Andrews on a fully managed basis for the past 3 years and have recently re-let with them.

Their fees are competitive for the area but the main reason I will continue to use Andrews and for this recommendation is because I rate their customer service very highly. The lettings team of Bobbie, James and Terry-Ann have worked hard in securing new tenants and managing my property. I have found them to be reliable, knowledgeable, fair and trustworthy. They are always available to offer assistance and very quick in replying to or dealing with any queries. Overall my experience with the Purley branch has been positive and I would recommend them.

We felt the lettings of a block needed sole direction with an agent, so Bobbie, Alex & Mark were all very focused on how to market and find tenants with the flats being new and quite similar. I would use Andrews again, and have referred them to another local landlord looking for local help.

This was my first time of being a tenant as I owned my property previously. I was very cautious about what to expect and must say that Mark did try and help me with all my concerns and questions and if he did not know the answer he asked someone who did and always got back to me quickly. My only disappointment was that Mark had told me the inventory guy would tell me how to use the central heating system but he didn't tell me anything. Mark did say he would give me information on switching suppliers of gas and electric which he did. I am not so happy with the inventory and would suggest Andrews look into what they actually do. It would be a shame for Andrews to get a bad name because of them. He missed out a lot of damage that was in the property I rented. Luckily I took photos that are dated which I will keep in case they are needed. I am more than happy with Marks work and will use his services again in the future.

Pathetic Terrible Unfriendly
Please dont use them. DO NOT go through a tenancy with Andrews. I have new to the UK and realize that. However, I have rented before in multiple other countries and have never had an experience even remotely similar to this one.
Pathetic customer handling, threatening every now and then, and so very rigid in their ways. Everything is bent around them or the landlord. No word of flexibility/understanding towards the tenant. as if they are doing a favor to the tenant by offering the apartment.
At the time of tenancy agreement, they offered to do many things, informing utilities and other agencies. However, as soon as the agreement was signed, everything was turned over. Now they dont provide any of the services. the statement from the other colleague is just sidelined. the promise inherent as well.

What agent could do to change your mind?
Process the deposit returns quicker. A month is a ridiculously long waiting time. Plus, we handed the deposit to agents via a bank transfer. We were expecting a bank transfer back. Not a check! How old-fashioned!

We were told it was going to take around 2 weeks. Both landlord and estate agent have been keen on getting the rent and fees on time but when it comes to returning money there appear to be no rush. We have been superb tenants making sure to pay everything on time and to leave the flat in a good condition. As we have put down a deposit somewhere else we have been put under a lot of financial pressure due to this. Will not use them again.

Dane showed us the property and when we put our offer in he advised the seller as to the attractiveness of our offer (we were first time buyers with a mortgage in place and no chain) and I really felt like he was in our corner. Beyond this he was available daily on emails and telephone fielding enquiries from me that were probably unnecessary but he answered all my questions nevertheless and always helped. All though the process it was clear that with Dane and the Andrews Team we were in safe hands. Highly recommended.

What agent could do to change your mind?
Been professional and SPOKEN to me instead of \'pinging emails\' and avoiding calls.
Got the facts straight before they informed me about \'floods\' and \'emergency plumbers\' - it turned out to be a leak and no bill ever materialised for said emergency plumber.
Referred to the tenants as \'the tenants\' and not on a \'mates\' basis
Addressed the numerous breaches of contract directly and immediately with the tenants and informed them that they were infact in breach of their contract!
Remember WHO paid them and that the owner DOES have legal rights.
Remind the tenants IT IS NOT THEIR PROPERTY and they CANNOT do as they please without permission
Teach their staff some manners and learn how to spell.

I am a landlord and have just had the 'year from hell' with Andrews managing my property. They take their annual management/letting fee from the first 2 months rent and then, once they've got your money, the tenants are let run riot with your property. The tenancy agreement is ignored and as long as the tenant pays on time each month, they can do whatever the hell they want. The ink was barely dry on the agreement and my tenants became 'Bob the Builder' with my house WITHOUT PERMISSION OR AUTHORISATION, hammering nails all over the bedroom walls (to hang bears by the neck in the master bedroom, very disturbing), installed a workshop in the loft contrary to my insurance terms, ripped up my living room and lounge carpets and dumped them in the front garden, tampered with the plumbing, instructed a heating company to install a new thermostat (they broke it) and sent me a bill for £400 - all the while, I CONSTANTLY asked Andrews to address this and ....NOTHING. The bill for £400 was passed back to the tenants 4 months ago and they avoided paying it, until now in the last month. They now want to deduct the equivalent amount from the final month's rent! They've got their reference from the agents, so to hell with me and my rent!
Alex Breslin prefers to correspond by email and you haven't a hope in hell of getting her to return your calls. I had left England to spend time with my family but was forced to come back to sort out the house and give these tenants notice to get out. They have been in constant breach of the contract and all I get from Andrews is "it's a fixed term contract and you legally can't get them out until the end date/will cost you in legal fees". I've been made to feel like I have no legal rights over my property and am powerless to stop the tenants 'ripping it up' and doing what they want. The photos from the inspections were deplorable, the house was very dirty, unkempt, dog odour throughout and did Andrews do anything about it? Nope, just let them carry on. I found out yesterday that the tenants have got a reference from Andrews 6 weeks ago for a new property as "they paid their rent on time" and I'm not entitled to know their forwarding address or the new letting agents (whom I presume are Andrews). Alex Breslin constantly refers to these tenants on a friendly first name basis (which is unprofessional) and the emails I receive are short, blunt and badly spelt ("landladies" should be landlady's and "there" instead of their etc) - who on earth could take this seriously? I paid them just under £3000 to manage the house for 12 months, £75 for each quarterly inspection and £39mth to collect the rent (did I mention the tenants are now planning to withhold part of the last month's rent because I rightly insisted they pay the £400 bill for the unnecessary work they went ahead and instructed without first consulting me?) My advice is, if you're a tenant, get on first name terms with Alex and you're a winner - if you're a landlord, FORGET IT, try Power O'Shea, nice guys, great attitudes and very professional - I'll be using them to sell my house, so that's one Andrews have now missed out on. A terrible ordeal altogether. DO NOT USE ANDREWS TO LET YOUR PROPERTY.

We are blackmailed to sign extremely terrible additional terms for early termination and to be liable for up to £5K of fees and rent before they can even accept our 2 months perfectly sensible leaving notice. They refuse to speak to the landlord if we do not sign and to start reletting the property. Misleading agreement in the first place, total lack clarity, lack of human touch, agents are brainless robots who keep repeiting their standard terms without making any attempt to help me in any way as they client, as a person and on top of everything as a pregnant woman. I feel victimised and in the same time i feel like a criminal for wanting to resolve the situation reasonably and for wanting to speak to landlord. Don't sign agreements with no early termination clause! Never expect sympathy, usefull advise or human tratment in this office. Be sure your best interest is their last priority

The initial choosing of a flat and signing everything all seemed fine and staff we dealt with in person at both the Purley and Wallington branches seemed lovely (for some reason even though we dealt with the Purley branch for everything we had to trek to the Wallington branch to sign the contract). Initial fees etc seemed high.
We were told on signing the contract that if we provided bank details, as part of the service we had paid for in the fees, they would contact all the relevant utilities companies and set them and also council tax up by direct debit on our behalf. This was never done despite us providing the information they requested. In fact they actually told us we were with the completely wrong utilities providers so we happily sat waiting for money to be sucked out of our account for the bills, ignoring letters 'to the occupant' believing them to be junk mail from providers the property was not signed to. Luckily we realised what had happened fairly soon and corrected it all otherwise we could have ended up in a very sticky situation.
In the June in our first year in the property we received a letter from Andrews announcing it was time to decide how long we wanted our next 'fixed term' contract to be for (no option for a rolling one month contract). The contract was due for renewal end of September so I thought it was a bit early. Andrews also asked for an £84 admin fee to be paid, to draw up the new contract.
I filled in the form (requesting a one month rolling contract) and enclosed the cheque which was cashed a short while later (so it definately arrived). I never heard anything back. In mid September the landlord came to the flat to carry out some maintenance and we were talking and he had never heard anything from Andrews either about the renewal of the contract, let alone them producing anything for him to sign! Luckily he had assumed, as he had not heard from us, we wanted to stay on in the property. So I paid the £84 for no reason.
Now I have moved out of the property and one month 8 days later I have still not received my deposit back from Andrews. I am aware that unless it is disputed (and I know the landlord has confirmed for it to be returned in full) it is required to be returned within 10 days, so I am not happy!
I shall definately never deal with Andrews again, this was my fourth time renting and I have never had issues like this with any other agents.

They are very rude and unprofessional - they confirmed to us they would show us three properties. We live quite far away from Purley and we were running a bit late. When I told them we would be twenty minutes late, they got really aggressive and told me they would not be able to show any property on that day (turned out that they only arranged one viewing for us). They never rearranged the viewing for the first property, but arranged a couple of viewings for the following day.
Unfortunately our car would not start on that day, and I contacted the agent that we would not be able to come. Today I received a voicemail message saying that they would not arrange any further viewings for me and that they would take off my name from the register, as I did not go to see the properties. I would understand them if I did not call them at all and ignored the arranged viewings but I left a voicemail message (nobody answered calls as it was Sunday) and sent them an e-mail explaining the situation (I was quite upset about the car not starting up). They just told me to contact them if I would not be able to go to see the properties and they never explained to me that they would remove my registration if I cancel the viewings. The voicemail message was really rude, as if I had done something wrong, while they just did not do their job properly.
I read other review comments now and I realised that I should never have contacted them.
