Absolutely useless company, used for a remorgage and totally useless, I
have actually been lied too on several occasions today by one of there solicitors trying to blame other people for them not doing their jobs on Friday and Missing dead lines and in turn costing me hundreds if not thousands in extra fees and money.
Avoid at all costs and use anyone else they are terrible and take zero responsibility in there actions and don't care.

Comments (0)When we first moved in the inventory report claimed that the house had been cleaned to a "professional standard" but we found it with stained mattresses, stained carpets, and eight bags of litter in the eaves access - all of which were noted in the inventory report. In January, a pipe in the toilet upstairs came loose and began leaking urine and faeces through the ceiling in the kitchen. We were left for four days, unable to use the kitchen for hygiene reasons, before somebody came to fix the toilet. In February, our boiler broke down leaving us with no hot water or heating for three days before they sent someone to repair the boiler. We were not given any help with heating the house for those three days. In June, we were told someone needed to come in to make the house HMO compliant and whilst they were there they stuck a sign on the fireplace saying that we were not allowed to use the fireplace. This was the first time we had been told that and the last time someone had checked the fireplace was in October 2019. If the fireplace was unsafe to use (as the signs implied) we should have been told that as soon as Aberdein Considine found out as we had been using the fireplace since then.

This company has poor communication with its tenants and does the bare minimum of its requirements. I would not recommend renting or letting with this agency as they so poorly look after the properties under its care. I have included evidence in this review to prove each point I have made.

Having had bad experiences with other estate agents in the past, as a tenant I found Aberdein Considine to be excellent. Any problems or requests we had were corrected within 2 days max and were always easy to contact by phone or email (usually replying within hours). Having learned from previous experience, we took lots of photos of the flat when first moving in and updated the inventory they sent us to include any other marks or dents we found. Because of this, we had only a small cleaning and damages fee by the end of the one year tenancy.

Be aware! You are probably just about rent a house from this agency but STOP AND THINK TWICE! They act like professionals and will always point out their dodgy certificates and accreditations that any company *. When it comes to returning your deposit it's a well organized scam. They work with some sort of dodgy third party company that checks the property before you move in. The company points out some things in the inventory this includes cleaning and general damage. This cleaning bill suppose to be paid by the previous tenant. What happens next is rather interesting. They keep the cash and never clean the property. This goes on with every tenant. They were trying to charge us for lots of nonsense but we took pictures before we moved in.

The house we moved in was a total disaster and hasn't been cleaned for years. My wife took one week holiday so she could clean it and they ended up charging us for spider webs in the old shed that hadn't been cleaned since it was built.
ADVICE: IF YOU WANT YOUR DEPOSIT BACK DON'T RENT FROM THIS COMPANY. You will lose it no matter how well you clean or maintain the house. No exceptions!
