Would give no stars if this was an option ! I went in to pick up keys that , according to an email we're waiting for me. When I arrived at the office I was looked at quizzically and told the keys weren't there and claimed they didn't expect me to come for them so soon! This company has been awful throughout the whole rental process ! The list of there failings is so long with quite obviously some very inexperienced staff making things up as they go along and assuming there clients would just accept the nonsense they are telling them. I would urge anyone looking to use this company to think again !

BE AWARE...they will get you for every penny of your deposit at the end. However once in the property for about 9 months that changed. The first sign was when they came out in one of their quartery inspections and I received a letter telling me to remove weeds from the patio area, not a call or email to give me a chance to explain that I had weed killer all ready bought but that it had been raining for weeks with no opportunity to apply it. On deciding to leave I received a letter with instructions on how to leave the flat I.e list of things to clean, leave presentable etc. My partner received the same letter from his landlord so pretty standard...except in the execution. I left the flat in what most normal people would feel immaculate condition having spent days clearing and cleaning. I had had mold in my children's room and my own throughout the time I was there and had not complained which I regret. I had faulty wardrobes where shelves fell down but again didn't want to cause hassle. I was not supplied with a hedge cutter so bought my own to ensure the property was well kept. I take pride in my home and garden even when I am looking after it for someone else and i didn't want to bother the landlord as I know how it feels to be on the other side. I really regret not complaining about every single little thing.

When my inspection took place at the end I was not there (I had asked to attend and nobody got back to me to allow me to plan time off work) I was expecting to get my full deposit returned to me as had been the case when leaving 3 other rented properties in the past. I was shocked to find I was being fined for a receipt left in a clean bin, leaves on the grass (it was a rainy November weekend!), finger prints on a light switch, a spider web inside a light shade on the ceiling, shelves not in place in the (faulty) wardrobe...the ridiculous list goes on. Luckily the owner of the flat was very sensible and told AC that they were over the top and thanks to him I was given around �300 of my �550 deposit back to me. It was very nearly nothing!!! The way I was treated at the end was appalling. They do not take into account general wear and tear that comes with living somewhere for 2 years without being allowed to decorate. They expect it back in show home condition which is frankly unrealistic and very unfair.
If you are reading this as a prospective tenant then my advice Don't! But if you decide to rent from this company complain about everything throughout your tenancy or they will hold you responsible at the end. Make sure you take photos of all areas as evidence when you leave insist in being present at the final inspection. If you can avoid renting through them then do!!! Oh my partner left his flat in clean and presentable condition but nowhere near the clean condition that I did and he got his full deposit back...no questions asked!

I listed my property with Aberdein Considine Edinburgh in mid-September. I was taken through all the fees and outlays straight away so I knew exactly what I was expected to pay at the end of the process.
From instruction to being on the market was four days. As soon as I instructed them they booked my Home Report with Shephards and arranged for the professional photographer to come out. The Home Report was completed with absolutely no hassle at a time convenient to me and took 30 minutes. The photography took around an hour, with the photographer helping move items of furniture to get the best photographs.
I had multiple viewing requests and these were always passed on very quickly and arranged. After 7 viewings and 3 notes of interest, it was suggested to set a closing date. I agreed to this and 4 days later we had an offer �17000 over the asking price.
I cannot fault the staff at the Edinburgh branch at all, Amy, Anne and Becky were all brilliant and always on top of everything. I would definitely recommend.

We trusted these guys to get the best deal for what we could afford but we were advised to offer well over the asking price without them even trying to save us money. DO NOT USE these guys if you want to remain stress free and not be ripped off. We trusted these guys to get the best deal for what we could afford but we were advised to offer well over the asking price without them even trying to save us money. We then had their incompetent boss scam us out of over 2000 because of his incompetant para legal who failed to send us important details to close the sale of our new property. When challenged in the correct way they offered us half the money back. A terribly inadequate company. Stay well clear.
