Having just moved from England to Scotland I rented a property managed by Aberdein Considine. As independent estate agents are not regulated by the council (my daughter rents through PKC and never had any issues with the flat or the landlord) agency really has no interest if the rental property is in a suitable condition to be rented out or not. Maintenance issues are handled incredibly slowly and with out care. I raised issues with the fact out of the 3 radiators in the property only 1 worked (just) and the kitchen window would simply fall out if it wasn’t secured by the flimsy latch causing a massive hazard, safety issue. Both bedroom windows couldn’t be closed correctly and seals had perished beyond use. The state of the property upon moving in it was clear it hadn’t been cleaned at all before I got there, and I don’t mean just a bit of dust! I had been in the property for about 10 days when I got round to informing Aberdein Considine about the issues (beginning of September) I was told someone would come out to measure the windows which they did after about a week and I was told it would take a month to replace...fast forward to November and still no communication! I then decided enough was enough! No help or communication, spending a huge amount of money to keep the property warm due to lack of suitable radiators, I searched online what I could do. By law every landlord has to comply with certain regulations in order to rent out premises. Property has to be waterproof, wind and draft proof and with working gas and electricity. Also any windows have to be secure and also in good working condition so you can air the premises and also avoid condensation. And all fixes and repairs are to be carried out in a reasonable time. The property I was renting out for 3 months since September 2020 (I have since moved out) was drafty, cold, electric heaters not working, windows falling out of the frame. All that the agency was able to do for me was to assure that it will be fixed some time in January. That’s 5 months after notifying the agency of the maintenance issues. Staff also not very pleasant to deal with, very arrogant. Does not accept accountability.

Don't use them! Apathetic service, then became they can't get much interest, let alone a sale after 4-5 months they want you to take it off their books. They still want the fees though. For nothing. I tried complaining but all they want is the fees for doing as little as possible.... Read Full Review

We had a terrible experience with this firm. We had a property in Perth that they managed while we were living in Australia. In April 2016 they advised us that our tenant was leaving. We told them that we wanted to renew carpet and paint the house. They asked if we wanted them to get quotes and we readily agreed since we were in Australia. It took about 5 weeks for them to advise us that they had only been able to get one quote despite their efforts to get more. The quote was from a person they recommended highly. We did not know that the quote came from a relative of the Factor and was the partner of one of his office colleagues at Aberdein Considine. We accepted the quote and the guy turned out to be incompetent and dishonest. We paid him 8000 pounds and he made a complete mess and grossly overcharged for materials. We had to bring in other tradesmen to fix things at a cost of over 10000 pounds. Aberdein Considine did not dispute that the contractor had made a mess but said they could not be held responsible. We said they had a duty of care when recommending a tradesmen and they had a clear conflict of interest in this situation. They claimed there was no proof they had recommended the contractor even though there was no way we could have found this contractor ourselves. Since all the recommendations were made by phone, it was our word against theirs that they had recommended this "tradesman". They felt no guilt or shame at putting us in this situation. I would be very careful in dealing with this company as their ethics are highly questionable in our view.

THE most appalling letting agency I have ever dealt with in my life. I cannot stipulate how much they should be avoided.
We rented a 4-bedroom property from them as we we relocated and wished to consider where we wanted to buy before doing so in a rush; having just sold our home in Harrogate.
The property was let to us in a poor condition which we photographed and submitted to the agent for their consideration upon our move into the property. Needless to say there was no feedback, bar from the agent who came out at the three month period when I stated that we had had no response from the agency. Her answer was simply that she would pass our feedback onto the contract cleaner (who clearly hadn't entered the property!).
There was a 121-page itinerary of faults with the property which greeted us when we moved in; detailing every mark, scratch and snagging issue which we understand is necessary however; surely would have made the company realise that the property required a substantial clean before reletting?
The property was let at £900pcm with a required deposit of £1245.00. I state this only to be clear that this was not a dilapidated £300pcm rental in a block of flats.
While we resided there (for a period of 7 months); we did a great deal of work on the garden over the summer; and landscaped the large grassed area at the back of the property (with landlord consent); given we were uncertain when we would find our new home to buy.
Alas, we did just a few months after moving in and gave our required notice. We left the property, having repainted all of the internal walls to ensure that they were better than when we had arrived; we arranged for contract cleaners (who actually attended), as well as someone to steam clean the carpets and window cleaners at a cost to us of over £150; yet lo and behold we receive a deposit proposal back via Safe Deposits Scotland stating that the letting agent wishes to retain £50 due to a faulty external lightbulb (which didn't work when we arrived!) and a sun bleach mark on the back of one of the bedroom curtains.
Sadly there are no middle of the road options to enable a discussion around deposit return, other than via the Safe Deposits site; which although an understandable and necessary safety net; is farcical in there being no forum to discuss. We read numerous reviews of Safe Deposits which impressed the negativity surrounding declining a proposal from an agent in terms of the timescale for repayment.
A previous tenant who purchased a beautiful 5-bed property across the road stated that Aberdein Considine stated to us that some of their deposit was going to be retained by the letting agent, who were quick to return it after the previous tenant requested it be taken to a small claims court.
All in all the worst experience we have had with housing and I would implore everyone, given the poor service we received to avoid this company like the plague.
