When we were viewing the property we were told it will be cleaned. After signing the paperwork we had to attend check on inventory and found out the property was extremely filthy, even the clerk told us she have never seen anything like this. Now at the end of the rent we've been demanded to pay for professional cleaning. Got permission to remove filthy stinky carpets from 2 bathroom, porch and the kitchen, now have to fight back the charges for missing carpet tiles from the porch. Agency wants to retain 120£ check out fee from my deposit. All my complaints that agency fees should be distinct from the deposit being ignored. If you are planing to rent from this agency - DONT!!! they will charge you hidden charges as admin fees, tenancy renewal fees, check out fee, professional cleaning and etc. their contractors trespass the property even if you are indoors. During viewings nobody will ask your permission to open your cupboards and your own possessions such us washing machine or fridge will be presented to potential tenants as landlords', I.e available for their future use. If you tell the agency that on a particular day landlords visit is not convenient you will be told the landlord can come anyway no matter what. Save your money and your nerves. Don't trust this bunch of liars. They are not even registered with any professional regulating body. After one of the viewings while I was way I couldn't get inside because the agent locked the property somehow in a way that 3 adult women could not turn a key in a lock... It tool more than 2 hours to get them to come over, check the lock and decide to go to the locksmith. The branch manager have no manners what so ever and was not even bothered that paying tenants are outside in a rain with 2 toddlers . While he was chatting with a colleague I've asked him to hurry up and the answer I've got back was do not talk to him in a manner like that!!!. Their 2 offices located in Ashford and Staines in Middlesex. Avoid under no circumstances. You will be treated as a piece of rubbish.

I do not recommend this unprofessional company, completely useless.I rented a house from them when we moved in, we had to paint ourselves and clean up after even though it was supposed to be cleaned, the washing machine and fridge were in an unusable condition, we waited for months to fix something ... Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
