A terrible experience rather like bad dentistry. A dragged out process starting with upsetting my Tenant and then only updates when you hear nothing For weeks then have to chase them. Avoid

18 Jun 2014*Update* From bad to worse. Agent agreed on a date of 20th to complete my exchange and finalize everything, turns out to be a complete LIE and this is from the director of agent himself. "don't worry" he said! Well the buyer should be WORRYING because Lawrence Rand and Solicitors have effective Screwed up the deal and I will not be held responsible for COSTS and I will take all parties to court if I have to. Seriously SELL YOU HOUSE ELSEWHERE!

19 Jun 2014Dear Mr Bradley Thank you for your feedback. I have reviewed this case in its entirety and from the point your solicitors sent contracts out to today’s date it has been 8 weeks. A normal leasehold sale could take up to 14 weeks in the UK due to third parties; in this case the freeholder at Hillingdon council. On the management pack sent by your solicitor to the purchaser’s, there were missing documents. These were the fire certificate and the asbestos report on the internal communal areas of the building. This may have subsequently delayed the transaction. Your solicitor only answered to outstanding enquires on Tuesday this week. In reference to the completion date, this was something both you and the purchaser agreed to and the case is progressing towards this date. 20 Jun 2014complete waffle from Peter. It is my intention now to publish all his emails and you can see the false promises and misleading information provided by this agent. I think I will dedicate a blog to this publish it far and wide in estate agent circles and forums to warn away people. Hilarious as soon as the date he STRESSED would be complete he immediate distanced himself from his client blaming her! yeah thats right LAUREN! blamed you! am I wrong peter? No I am not! A complete and "*" who will lead you up the garden path. Time to compile the emails and drop them on the public and cost this agent what they have cost me in loss of work time, hiring of vehicles to move and a plethora of other costs.

21 Jun 2014Peter likes to talk the talk but when it comes to being held accountable for things HE says he will blame your solicitor or his BUYER! I was told 20th for completion and arranged accordingly. Now i have wasted money on moving and facing being made homeless due to this agent and his (buyer). The disruption he and his client have caused is unbearable. Disruption to work (time booked off wasted) Costs (removal people - vehic;le hire) Disruption to my seller (times all messed up to make payment for house I am purchasing from sale resulting in LOSS) and the cherry on the cake! being made homeless! Thanks Lawrence/Rand for that! i am so grateful!

We like transactions to complete asap as much as our clients the transaction period is still very short on this leasehold property. We understand the frustration, removals and additional costs shouldn't be arranged until a contract have exchanged. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
