This branch of Mann behaved appallingly when we were interested in buying a property through them. We had been told that unless we had an appointment with their own mortgage advisory service, our offer would not be "recommended to the seller...". Seriously. When we asked our solicitor about this, we were told that this constitutes prejudice against a bid which contravenes the code of practice demanded by the NAEA (National Association of Estate Agents). He was happy to give Mann a call to confirm our financial position and that we had no need of their mortgage advisor's service, but thank you. This didn't work and the situation persisted. We made an offer on a property and they asked for bank statements, revealing and evidencing the amount of deposit we could offer. Bank statements prove little in real terms but can reveal too much information to people who have no business whatsoever knowing your private financial situation. Think about it. Our solicitor strongly advised us to walk away. Whilst we liked the house, we didn't value our chances of making it to completion without more problems from the agency (ever got the feeling about whether an agent invites gazumping? we did). We refused to give them our bank statements and we didn't hear from them again. Feel we made the right choice. I feel sorry for the sellers.
Adherence to industry standards would be a good start.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
