I have rented a room in a bedsit through this agency despite a number of warning signs (My own fault, I know): 1) they are exceptionally bad at getting back to you. I often had to chase them continuously to get any kind of update on the progress. 2) They don't bother telling you until the last minute if a viewing is cancelled. One time it was 10 minutes before the viewing when I got a call to say that the agent had to reschedule. 3) I went to view a place, liked it and came back the next morning to put down my deposit which was when they told me that someone else had already done that. They could perhaps have called me to let me know instead of having me waste my time. 4) When I finally picked a room in a bedsit through them, the didn't send me the contract for review before I showed up to read/sign the contract. This leads me neatly to some lessons learned: 1) Make sure that anything they promise is also mentioned in the contract. The room I took was bills inclusive, but being sneaky, they had left the clause in the contract that I was responsible for bills, so I had that removed. 2) The flat was supposed to have internet, but as it is not mentioned in the contract, I will now have to get that installed myself. Yes, I know, my bad for not making sure that this was in there. 3) When I was shown the property, there was a nice big outdoor roof terrace that I was told the tenants could use but as soon as I was moved in there was a sign put up saying that the roof terrace wasn't to be used. Again, my own fault for not making sure that this was in the contract. Bottom line: Make sure that anything they promise is in the contract, or even better, use a different agency.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
