Landlords and tenants alike steer clear! A checklist of what to ensure when using Andrew Hayward Estates. Mistakes I made...... 1. Check the deposit has been registered. Make sure you have a certificate that states, exactly where, and the amount that has been registered with the tenancy deposit scheme. Under no circumstances can this deposit be used as "advanced rent". Especially if both the landlord and tenant are unaware of this fact. 2. Make sure your managing agent knows that they can't just renew the contract for another two years with your tenants without your consent. It may seem like an obvious statement. Apparently it's not. Both of the above constitue a breach of contract and a breach of duty of care as stated by the Supply of Goods and Services Act of 1982 "service must be carried out with reasonable care and skill" Bear that in mind. 3. Make sure your managing agent is registered with Ombudsman and even better, with Arla too. At least make sure they are registered with some sort of redress scheme, because if they aren't you are screwed. There is genuinely nothing you can do about their incompetences except rant and rave about lawyers, and then actually get lawyers in, and even when you have got lawyers in they plead ignorance so you have to go and sit with the "agents" all day whilst you wait until the allocated "agent" to your case decides to turn up for work...that is the stage I am at. 4. And finally, if someone else's insurance has been held responsible for damage to your property, you are not responsible for the premium on that insurance claim. The landlord who holds the insurance that is paying out is responsible. Obvious right? Not to Andrew Hayward. 5. And when they offer you a zero per cent managing fee, they know they have screwed up. Do not accept it. Cut your losses and get out. Ok so that was one more......

Dont bother, They are a total waste of time arranging a viewing with these guys, they have no properties to let really and just use the very few properties they do have as bait to get fees. Thankfully they didnt get fees from me. Wasting £9.00 travelling to a viewing on the overground was enough loss.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
