I have on going problems at the property which the letting agent shoulers and son doesnt ever bother sorting out even 4 years later. A simple problem like the front door of a commercial building which is the landlords responsibility they dont bother sorting out because they argue is not a part of the building only the front shutter is. It doesnt make sense to me as the company sent 4 individual door companies to come and inspect the door and upon the repair cost quotation decided it was too costly and the fact its not there responsibility. The second issue is there overcharging. Be very careful when dealing with the company owner mr simon shouler hes very kniving and clever. Building insurance on the commercial property is the tennants reponssibility to pay. If the tenant pays for the insurance then automatically he has a say in what imsurance to go for. I believe it is highly unreasonable that a tenant should pay the highest premium available just because the landlord cudnt be bothered to research into the matter. Upon approaching simon shoulers and son agents regarding this matter mr shoulers exact words in person were " stop being a prat and just pay the premium, and i aint going to talk to no landlord because i feel its a waste of time" is that the attitude of an professional in his trade and this was all followed by him puttin the fone down. Better to pay extra to another estate agent than tlhave to deal with an arrogant dishonest and unworthy agent company like shoulers and son based in melton mowbray
He could have been less abusive and controling over the phone and sorted this matter out by simply talkin to the landlord and resolving the matter. And the insurance is just a simple searchthat takes 10 minutes on the net. He shudnt talk 8n a treatening manner over the phone.

I have experienced similar as a landlord and also found it very difficult to communicate with Simon Shouler and his staff in general. They inflame situations rather than calm them. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
