I asked JB Graham how much rent we should expect to charge for a residential property. She said that it all depended on how much we needed. For instance, she said, if we had inherited the house we need not charge much rent, but if we needed to cover a large mortgage we would have to charge more. She agreed to find us a tenant. 18 months later we have never heard from her. We quickly found our own tenant. They had enquired at JB Graham, but had not been told about our property.

17 May 2011When you say she "agreed" to find a tenant. It all sounds a little bit loose to me. Did you sign a contract with her establishing the rental value and services provided? It is amazing how many landlords try to use the services of an agent without signing terms & conditions.

5 Mar 2012No written terms and conditions were forthcoming, as we have found with other agents in the area, but all details of the property, rental and type of tenant we required was discussed and agreed verbally.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
