I would strongly advise against using this company for lettings. Firstly the agent fees are extortionate (£500+). We generally experienced poor service right after signing the contract. I highlight 3 things I was disappointed with. 1) We received the property in a dirty condition after what was said to be a "professional clean" was carried out on the property before we moved in. My wife experienced coughing due to the dust in the carpet. On informing the agents of this they did absolutely nothing. 2) Whenever dealing with the agents in the office I felt that I was being treated as a nuisance rather than a valued customer. On my observations I think they believed me to be a small and unimportant customer (this was noticeable in the way I observed them dealing with wealthier clients). 3) At the end of the tenancy you are forced to pay for professional carpet cleaning (Imagine the insult I felt about that). This is expressed before signing the contract. When we handed back the property at the end of the tenancy we were left waiting a long time to confirm the handover was complete. Generally we experienced a complete customer relations nightmare. Before signing the contract we had a decent experience but as soon as they have the money, care for the customer disappears. There is a real lack of care and disinterest about the problems that may arise during our tenancy. I will avoid doing business with this agency in the future. Let me finish with the positive. The flat was absolutely lovely and in a peaceful part of the marina. Apart from dealing with the agent we very much enjoyed the property.

16 Jan 2018Dear Greg, I am the Managing Director of Bay Estate Agents and I'm sorry to read that you had a poor experience with us. I'm afraid I had not seen your review before now so I'm not sure how much help I can be at this time but I am happy to contact you for peace of mind, if nothing else. I'm afraid I do have to make some corrections to your comments. You were part of a joint tenancy with us and were charged £195 + VAT between you back in 2011. We have never charged above £500 and have only increased our charges (later than most) within the last few years in accordance with the market. The reason we request in writing that a professional carpet clean is carried out is for reasons of hygiene and allergy. One was carried our before you entered the property and you were charged £35 + VAT on your vacation to restore the property to pre-tenancy condition. This was the sole end-of-let charge. The ingoing paperwork makes reference to the clean and sets out that we will send cleaning staff back to the property if you are at all dissatisfied. We make a habit of employing staff who like working with people and take pride in resolving issues. Perceived wealth really doesn't come into it. In your case, I am sorry if you experienced a shortfall in service. If you would like to contact us, I would be happy to learn more about your situation to gain a better understanding of what went wrong.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
