My tenants has paid £500 per month since Sept, 2012. Liverpool Lettings Ltd sent me a tenancy written rent £425 a month. I get £382.50 a month. one month they gave me £382. Some months they do not pass on the rents. They told the tenants their deposit is in DPS scheme, but they wouldn't never provide the number/account of tenants deposits. They rarely reply my emails. 20/12/2012 while I questioned why the rent again was not paid. Peter Burge emailed me "With regards to the boiler problem...the tenants are complaining now as they don't have heating. Can we proceed to get this problem fixed ASAP or would you like to have it arranged yourself?" He did not answer my query about missed rent. Interestingly, I sent engineer myself to my flat, just to find out that tenants (students) where home for Christmas holidays! Tenants were Not in, nor were they complaining no heating! Rogue, a true liar, is Peter Burge. He was an ex employee of Citylet, Liverpool, (whom my flat was previous with). He took me 3 months waiting to find a contractor refurbishing my flat. Eventually, I found my own contractor. I refurbished my flat. But for 6 months, the flat was never let. Until the day, perter Burge became 'property manager' of Liverpool Lettings, he told me a friend of his friend would like to rent the flat, and ask me please do not tell Citylet, liverpool about his dealings. On their window, there is ARLA trademark. guess what when I asked Peter Burge if you were registered why I can't find your name in ARLA. He answered "the previous agent who used the building registered' Liverpool Lettings Ltd wasn't registered. but can they fake using others' certificates? They have moved down to 409 Smithdown Road, L15 3JL and try to do the same tricks again. Watch out. Do go near it! ps: if you have met or are in contact with other international Landlords who were with Liverpool Lettings Ltd, it may be helpful to them if you let them know the situation. The guys have set up in a new office further down 409 Smithdown Road, under a new company name Property Sure Ltd but with the same staff. if you are looking to rent in Liverpool, never have dealings with these guys.

The other landlord we have recently picked up from them has a property which it has cost him £650 to have cleared of the drugs farm debris before we can start approximately £10k worth of repairs to make it habitable again. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
