I just wanted to warn everyone who wants to deal with this agency to think again...I have been a tenant in last 10 years and have dealt with many agents but I had the worst experience with Easton. Throughout our tenancy they were so disorganised and irresponsible. We did not have a proper inventory. Their staff had no clue about the property they were managing. They were not even able to tell us which water meter belongs to the property and at the end of tenancy we trusted them to provide the water meter reading for the utility company but they reported to the water company the date of ending the tenancy 10 days after the date that actually we moved out! Because they hadn't done the inventory properly, they did not made us aware of any important documents in the property that we needed to look after and we never saw any paperwork in the property...at the end of tenancy they were asking for £250 for Gas certificate which apparently they had lost even before we moved into the property and it was not included in the inventory documents. When they find out they are loosing their claim in the dispute case, they changed their claim and asked for £150 agency fee for check out which they had never mentioned when we were signing the contract! It was clear that they were trying to make money out of us as tenant to cover their mismanagement and mistakes. They had only a part-time lady to manage properties in the letting side and as a result they were in a proper mess! I hope reading this helps you to avoid the mess that we faced dealing with the Easton agency. Either avoid them or if you are desperate to rent from them, make sure they know the property very well, check the agency fees mentioned in the actual tenancy agreement -and not trust them verbally- and make sure someone from Easton attend to the inventory and sign the inventory and not only the person from the third party agency who does the inventory. Never trust them!

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
