I leased out a 2 bed flat from SoSuiteProperties. I was being dealt with by Kenny. At first he was helping, wanted to show me the property and wanted me to move in. Then you find out the kindness is just an act to get the money from you. The inventory check-in was arranged the next day. He promised some bits to be done in the flat when we moved in. This would be a case of a nice chair, new cloth for the furniture and a new shower head as the current one was faulty. This was ignored after we moved in with continued empty promises that it would get done "this week". In the end, it took 4 months to get it done and only when I threatened of doing it myself and providing them with the bill. When it came to moving out, we cleaned all surfaces and vacuumed and returned the key. I was in a hurry for the deposit to be returned and he said we must wait for the inventory check-out procedure was done. This strangely enough, took 2 weeks to happen. After the check-out had taken place, I received a phone call from Kenny saying that we would have to pay for getting the flat cleaned again as there was a lot of dust in the flat. If you wait two weeks to get a check-out inventory done, of course this will happen. So he didn't provide any evidence and started to charge against the deposit. I started the deposit claim and their claim for cleaning costs was rejected. Instead they managed to claim £12 for a "mark" they saw on a sofa cloth. When I received the report back from the deposit claim it was the first time I had heard about this. I phoned Kenny and he said to call him back in 10 minutes. I called him back in 13 minutes, and it seemed he was on his period. He was screaming down the phone asking why I am calling him. I asked calmly about the cloth and he gives me a lecture. This is only a brief story with the company. There are more incidents which show they have no care for the tenants at all. I can safely say this will be a company I will never use again and one I would not recommend.

Taken more care of the tenant Worked in a professional manner If Kenny decided not to give a threat to us of being beaten up by his son, it would help give assurance that he cared for his tenants

I think there is a need for me to reply to the lies and inconsistency in Mr. Goyal's account. By the way, I am Kenny and I'm the lettings manager at So Suite Properties. Whilst it is true that Mr. Goyal and one other person, Mr. Alexander Koutoulas, rented a two bed flat through us in Elgin Avenue, Maida Vale, the condition in which Mr. Goyal left the flat was at best unclean and at worse filthy. Mr. Goyal was a final year student when he and his friend came to us to rent the two bed flat and he was extremely desperate at the time because they had been kicked out by their previous landlord for not keeping his property clean and the landlord was a reputable estate agency by Finchley Road underground station. Although, I didn't know this at the time as the agent flatly refused to provide any reference for both applicants. When I queried Mr. Goyal at the time why their agent would not provide any reference for them, his answer was, "I think he is upset because we are moving". I honestly had no doubt to disbelieve what Mr. Goyal told me and because they were students and under extreme pressure to find accommodation as they were in their final year, I felt obligated to help them as I was once a student in the capital and knew how difficult it could be to find accommodation with limited resources. My motivation to help had nothing to do with him wanting to rent the flat and as Mr. Goyal knows, that flat would rent in no time due to the fact that it was appropriately priced and in very, very good condition and in a very good location. So, his rant about me being kind and nice was absolutely and shamefully twisted. To cut a long story short, I rented the flat to Mr Goyal and his friend and that's when my nightmare started. Mr. Goyal complained about everything and anything. I had people ready to do the minor jobs and bought a Poang chair from Ikea that he talked about but I could never get hold of Mr. Goyal because they were always at university doing this or the other. He was also fond of not returning calls for weeks on end, and when he does he wanted to boss everyone around and issue ultimatums. There is absolutely no reasonableness in Mr. Goyal's world and if you don't do as he says, he concorts a story, which is what this is about. Another one of his pathetic and inconsiderate stories. I sent Mr. Goyal and his flatmate a list of things that they must do a month before the move out date. In actual fact, I sent him the list the very day I received his 'notice to quit' and followed it with a phone call just to make sure he understood what is expected of them. Mr. Koutoulas had left the flat way before the tenancy end date and had agreed with Mr. Goyal that the best option for them was to have the property professionally cleaned. That decision was made for a good reason too. And, in agreeing that with Mr. Goyal, Mr. Koutoulas left him his share of the cleaning money. Well, I'll leave you to guess what Mr. Goyal did with Mr. Koutoulas's share of the cleaning money when he finally moved out. As an agent, my duty is to the landlord and I need to ensure that vacating tenants give me back our properties in the condition that it was given to them, or at least, near enough to the condition that it was given to them. And, that was not the condition upon which Mr. Goyal returned the property to me. I tried to reason with Mr. Goyal on several occasions that he needed to go back to the property and do some more cleaning which he flatly refused. I never, never at any point in time threatened to deduct any money from their deposit. In fact, you can easily deduce from Mr. Goyal's account that he wanted the deposit returned to him even before he returned the keys; and this is just not part of the procedure. It didn't take two weeks to get the inventory done and even if it did, I only asked Mr. Goyal to go back and clean the flat, and not that I wanted to deduct money from their deposit, coupled with the fact that I wanted him to clean the flat properly, as I believe he would not have rented the flat had I shown it to him in the condition that he handed it back to me. In fact, I never told Mr. Goyal his deposit will not be handed back either as I was committed to resolving the disagreement without resorting to any external influence or deducting a penny from his deposit and I think our record with Mydeposits bears me out on that claim. But he was in the least committed to any reasonable person's idea of compromise or understanding. It was as if he wanted to proof a point. Mr. Koutoulas at this point was in Greece and was desperate to get his deposit hence how I knew Mr. Goyal had been given money by Mr. Koutoulas to hire a professional cleaner to clean the flat. Mr. Koutoulas was less impressed when he found that Mr. Goyal hadn't hired a professional cleaner and had pocketed the money. Mr. Goyal initiated Mydeposits dispute resolution procedure before we could find a solution to the disagreement. And I had to respond and cooperate with Mydeposists once their dispute procedure had been initiated. As I said previously, I never theatened to deduct money from their deposit, I just maintained that he goes back and clean the flat properly. In my submission to Mydeposits dispute resolution team, I provided evidence that that the flat was not properly cleaned and that the sofa covers were left unwashed for nine months, which was the time they spent living in the flat and that they left their belonings in the flat. Mr. Goyal also forgot to mention that he was a consistent late rent payer as this this was convenient to omit for him. Consequently, Mydeposit found in my favour that Mr. Goyal should pay me the money I paid to have the sofa covers cleaned which was only £12.00. Therefore, I can't see how Mr. Goyal think that this is some victory for him. He never asked why the adjudicator found it in my favour to deduct money for me from their deposit and that's how unreasonable this man can get. Finally, Mr. Alexander Koutoulas came running back to me on his return from his travels to rent another flat from me this September and he is still in the flat at Oak Grove, Cricklewood, London NW2 3LS. Would Mr. Koutoulas had come back and rented from me again if I was this monster and inconsiderate individual that I have been painted here? I think not! Therefore, I will let you make your on minds up. Mr. Goyal is nothing but a spoult brat and his mum probably cleaned after him at home and he felt he could live the same way in other people's property.

You had independent inventory checkers come in and their report clearly stated that there was no difference in the state of cleanliness to when we moved in to when we moved out. If you felt that the property was filthy when we handed the property back to you, then according to the independent inventory checker that YOU use, and using your own words, it was filthy when given to us. Infact before we moved in, you said everything was checked and extremely clean. When we moved in some of the problems we had were there was a sheet of an iron board lying around, a broken toaster, a broken kettle, and masturbated tissues in the rooms. Hardly a clean flat right? Extremely desperate is quite a big word to use. We hadn’t even started University yet (this was in mid-September with University starting at the beginning of October) and were still looking out for a good deal. I would have been happy to have continued to wait for at least another month in order to find a property which was convenient in location. I was living with my parents which was only one hour away while the other tenant was living with a friend. We hadn't been kicked out of the previous flat. We had taken a break clause in that contract, which students generally use so we could save money during the summer so we could live with our family. Infact we were in the office when you called our previous estate agent for a reference and you were the one who raised your voice to them on the phone saying 'I have dealt with you before and you never provide us with a reference, it says a lot about your professionalism'. I do agree the property was very well placed, great location and good transport links. All at a very good price which is why we wanted the property. I didn’t get the chance to view the property before paying a deposit as I was busy during the weekend, but my brother did on my behalf. My brother noted a few of the main problems to Kenny who said he would fix it straight away (replace a broken chair and replace a sofa cover). He was very welcoming and helpful with information and trying to arrange for us to move in (as well as taking down a deposit and rent money). Kenny didn’t fix those problems that my brother had raised. So I had to chase him up in order to remind him. He would always say it would get done this week, which was an excuse that would continually move onto the week after. The sofa cover was the first to come. As we spent the first week in the flat, that was when we noticed the shower head was broken. It was difficult to have a shower. Roughly once a week, I would go to my sister’s accommodation just to have a more refreshing shower. Only when I put the idea to Kenny that if he will not do it then I will get a quote from outside to do it and invoice him, he must have got scared as he actually did the work on the week. He managed to find himself to go into Ikea and bring a chair, as well as repair the shower head (all after four months of trying to get him to do so). He never tried to contact us to get the repairs done, it was always us hassling him. Again, why is Kenny saying he followed it up with a phone call? I had to call him. I had to ask questions about what was required for the check-out procedure etc. Why would I lie? I was just a customer giving feedback after my experience. Kenny is representing the company and needs to earn your trust. When Mr Koutoulas left the flat, there was no agreement in place to professionally clean the flat. He left 3-4 days before the tenancy was expiring (which is not ‘way before’). If Mr Koutoulas may have just forgotten to inform me of getting the flat professionally cleaned, he left no sign of any money to me to do so and it was never even discussed since. I am sure he was just flattering you as he needed a place to rent for a decent price and as he was an overseas student (from Germany/Greece), he wasn’t able to find a place himself. So he used your company to find him a location. Compared to where we lived last year, I can see the property you have for him is much further away and located inconveniently so you must have decided to get rid of it. This is an assumption, but probably a correct assumption seeing as the way you operate. How can you say you tried to tell me to come back to the flat to do more cleaning? Amazing… You said you would have to get a professional cleaning company in which will be deducted from your deposit. Kenny, it takes a big man to admit the truth, grow some balls and admit to your mistakes. The sofa cover had a stain on it. Which is why we were ordered to pay £12 to have it dry cleaned. A stain which you actually provided no proof and the only reason we had to pay was because it wasn’t in our claim at all. We didn’t know about it and it only came to light when the decision was made. A stain caused by Mr Alexander Koutoulas as well as he slept half the time on the sofa. Victory? I had to go through your bull. I am warning users of the methods you use.

SO Suite properties are inconsiderate and rude. I found them a good tenant and they refuse to pay commission owed. When I invoiced them they lied to me and explained that the tenant was not paying rent which is 100% lies. Avoid at all ... Read Full Review
