Breaking the 2019 renter's act Do not pay them a holding fee that is… Do not pay them a holding fee that is not supposed to be used as payment a credit check as that's what they have done and stolen the money because per the 2019 renters act it is illegal an agent or landlord to charge a potential renter a fee a credit check and I made them aware of the legislation so now it's with trading standards and the ombudsman and just imagine how many thousands of pounds of people's money they have stolen
They have declined the rental of the property and sent an email stating that it's because the credit check failed but it has been illegal to charge for a credit check since 2019 and they have refused to return the holding fee of £210 which by the regulations on .gov can only be used as part of the first months rent or towards fees for the paperwork or contract changes so this matter is being taken to trading standards and I have requested all the data held and the companies that have had it along with where the money has been documented being used along with a police report for fraud

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
