I am writing this as a warning to other tenants. We have been living with an active bathroom leak since it was first reported to Garrison Estates on November 11th, 2025. Despite 100+ days of notice, the property has been left in a state of disrepair that has now forced us out of our home. We have been totally displaced 12 days because the bathroom floor is saturated and unsanitary. After waiting weeks a "planned" replacement, the management’s contractor failed the installation due to a basic "alignment issue"—resulting in the broken, leaking unit being reinstalled and us being told to wait even longer. The lack of professional oversight, the use of incompetent contractors, and the disregard statutory habitability (Landlord and Tenant Act 1985) is staggering an agency with this rating. We are currently paying full rent (£2,350month) a property we cannot live in, management offers excuses about "supplier timings" and "alignment." Until this is resolved with a full repair and a fair rent rebate our loss of amenity and displacement, we cannot recommend Garrison Estates. Prospective tenants: be wary of how your maintenance issues will be handled once you sign the contract. From reading other reviews it seems this is not a one off.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
