Absolutely appalling service from Newton Property Factor — easily the worst experience I’ve ever had with any property management company. They took over from APL without consulting owners, and both companies have been a complete disaster. I’ve had a roof leak since December 2023. APL told me to wait better weather, then completely failed to act. Summer 2024 came and went, and I later discovered the person handling it had left without passing on any information. Despite me emailing countless times, nobody had a clue this was an issue. Newton took over in October 2024, and things somehow got worse. They charged owners nearly £10,000 roof repairs, then claimed they needed better weather again. Later, I found out they were applying a grant to fund the repair — without informing any owners until I lodged a formal complaint. Their Associate Director, Justine, assured me in Q4 2024 that Newton would resolve this and be better than APL. That was a lie. The matter is still unresolved and has escalated into an emergency situation. The Firsttier Tribunal has accepted my , and legal action is now underway. Newton sends out emails during storms claiming they’re ‘on hand to help in an emergency.’ Laughable. When I called their socalled emergency line during a storm, the outofhours call centre couldn’t reach anyone at Newton. I was told someone would contact me on the next working day — 24 hours later, I’m still waiting that call. So much an emergency service. To be fair, not all staff are bad, but some are dismissive, rude, and completely lack compassion. This situation has dragged on over two years, and my property is now severely damaged because of their incompetence and negligence. If you value your sanity, your property, and your money, avoid Newton Property Factor at all costs.

This company have overcharged our estate for a number of years. Now after complaints and tendering we are paying well under half the price. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
