Communication with the agent was extremely difficult, with enquiries being ignored and problems not being solved. When problems were reported, neither the agent nor the landlord came to inspect the property, despite the fact that the problems, i.e. mould, could have a long term damaging effect on the property. Instead of being helpful, the estate agent was patronising. The property I rented was GBP 40,- per square meter per month and I had to invest the equivalent of a full months rent in order to make the living conditions half way bearable. However, problems with the bathroom plumbing could not be resolved by myselve as this would have incurred substantial extra costs. The contractors the agent sent to the property also did not inspire confidence and nor did they manage to fix problems.

Willing to charge a just a shade under the largest local agent. Hallets has local customers too. Cheaper than the likes of Foxtons by a long way. Charging a percentage on London prices leads to rediculously high charges if you're paying the maximum. A pleasant, full service agent so you don't have do or pay for viewings and photos or find your own energy certificate, but beyond that - solves problems by warning clients of potential damp, past rot etc etc so they don't get surprised when the surveyors' report comes in. My buyer still wanted a huge discount anyway after their survey, but for a house that's had dry rot I was willing to budge a bit. So the problem was solved a bit where another estate agent might have left it completely unsolved. - deals with my local solicitor for conveyancing, who also did some probate to it all fits. No un-stated obligation to use a conveyancer that gives a kick-back. I know you can use an ultra-cheap estate agent with any conveyancer, but you want them to be paid, don't you? (I mean: with an ultra-cheap estate agent there is pressure to use daleks for conveyancing but not with Hallets) - full service including viewings and paying the agency that does floor plans and basic photos. I'd already got an energy certificate but Hallets would have got one if not. I had a lock box but Hallets would have coped if not. (With an ultra-cheap agency you can pay an agency to do viewings but that's a layer of complication and they can't say "do you want to see the house down the road from the same estate agent while you're here?" which Hallets can) - general advice. I mean: other agencies might have a minute to give advice but you're speaking to a rushed sales rep who is mainly there to value a house and give the sales speel (there are three speels: we are cheap, we have local clients, or we have international clients) so talk of taking-up rotten floorboards and asking a builder to photograph work done when treating joists for rot and re-enforcing before laying a new floor is not what you get from the others.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
