We recently attempted to purchase a house being marketed by Upload Abode simultaneously selling our own property through them. Having watched a podcast beforehand featuring one of the owners, who explained that the company was founded after they themselves had a nightmare moving experience, we felt confident choosing them. Ironically, our own experience ended up feeling quite similar to the one they had hoped to prevent others. We had heard great things about Upload Abode—their modern, trendy marketing, strong social media presence, and reputation keeping clients informed—and we genuinely do think their online branding is excellent. However, unfortunately, our personal experience didn’t live up to these expectations. To be completely fair, we know not every issue was the fault of the estate agent. Selling and buying property can be unpredictable, and unforeseen circumstances happen. But what really undermined the process us was the imbalance in communication. It often felt as though the sellers (who were also their clients) were always kept in the loop, we were only told things at the very last minute. For example, we didn’t find out until the actual day we were supposed to move that our house sale was going to be delayed by over ten weeks. Considering both parties had paid the same significant fee, this felt strange and disappointing. What made things worse was discovering—via an automated marketing email—that our sellers had withdrawn entirely and put their house back on the market. The email listed properties we “might be interested in,” and one of them was the very house we were meant to be buying. It was a surreal and disheartening way to find out such important information. We did later receive a constructive phone call from the owner, who explained that she had advised against this happening. We appreciated the honesty, and ultimately all we wanted was openness and a genuinely impartial service. Sadly, the lack of personal touch and the feeling that we were always the last to know left the experience feeling somewhat disingenuous. We would have happily waited we’d simply been kept in the loop from the start. On a positive note, our own house did sell to lovely local buyers, and we’ve stayed on great terms—I even returned recently to help them with the heating controls and collect some mail. For now, we’re living with my parents with our two babies trying to find a home. Realistically we’ll be moving in the year, but we’re staying hopeful.

I feel like the main concern raised in your review relates to communication and having reviewed our calls and messages, I can see that at every point throughout the sale and even after you accepted an offer, we replied to every contact swiftly whilst proactively contacting you with any updates we had. The imbalance may have been that the sellers were in contact with us a lot more often than you were, but they initiated this and we always contacted you if there was anything you should have been aware of. It appears the lack of communication was due to the solicitors dealing with your chain which is sadly something we often experience. You mention not being notified of a delay in completion as being an example of you being given last minute information. We completely understand why you would be disappointed with this, however, this was the responsibility of the solicitors and quite often we were finding information at the same time, or after you. Once a property is placed under offer, estate agents have very little influence on the conveyancing process. We were advised by the sellers’ solicitor that because you were unable to commit to the new entry date, the property was being remarketed, and your solicitor had been advised. When our director Charlene found out about this, she knew you would be upset so called to apologise for the situation and to see if there was anything we could do to help. Having reviewed the full timeline, it seems that the main challenges occurred during the conveyancing stage, which is handled by solicitors rather than the estate agent. We understand how disappointing the experience was for you, particularly when you feel communication between parties didn’t align, and we are sorry that the process became so stressful. We genuinely wish you a smoother experience moving forward and hope you find the right home soon.
