Terrible experience from start to finish. Me and 4 friends rented a 5 bedroom through Lawsons and Daughters a few years back and they were unhelpful, deceptive and at times even threatening. It started from pretty much day one, we went into their office to sign the necessary paperwork so we could secure the property. After doing this we were told that we "forgot" to sign one of the documents, even though we only signed what they had given to us. When it got to the move-in date we were asked to sign a document that meant they could give us the keys. We signed this only to find out that what we had actually signed was the inventory check-in before we had properly had a chance to inspect the property. We also discovered that they had removed the bed from one of the rooms, so our flatmate had no bed to sleep in. The bed frame in my room was also heavily damaged, unfortunately I did not realise this until I sat on it and it compeltely gave way under me! When I raised this with Lawsons & Daughters they said there was nothing they could do about it and I would have to buy a replacement. When the first rent payment was due we all sent our share over to Lawsons & Daughters seperately, we didn't think this was an issue as this was how we had paid at our previous property. Lawsons & Daughters said we had to pay from a single account (fine, not an issue) but then want on to say that if we did not do this we would be evicted immediately! A bit extreme if you ask me. We had a fair share of issues with the property, nothing major, but everytime we raised an issue we were always challenged. For example, the upstairs shower when used would cause water to drip down from the ceiling below. When we raised this they replied "this never happened before you guys moved in. You must do something wrong". The contractors they used were not great either. One of them showed up at lunch time to look at a fault, told us he would be back in a bit and then didn't return till almost 6PM. His friend then also showed up and the two of them spent most of the evening drinking beers on our stairs! When they had finished "working" they left the bathroom in a terrible state. Dust and loose screws everywhere. Many times when we emailed Lawsons & Daughters they would argue with each other over email with us still copied in, it was extremely unprofessional! We were on a 12 month tenancy agreement but for various reasons decided we all wanted to move out early. We asked if we could end the tenancy agreement a couple of months early. They said they would put the property on the market and if they were able to secure new tenants for the proposed date then we could move out early with no issues. After a few days of viewings they advise us that they have secured new tenants so we are free to move out early. Fast forward a few weeks and one of us gets a phone call from one of the estate agents saying "oh because you guys have moved out early I will have to take some deductions from your deposit to cover our commission." Obviously this is not legit and I imagine is probably illegal! We send an email baiscally saying what's going on, and they immediately back down. The only positive thing I can say about Lawsons & Daughters is that when we did move out they did return our deposit in full, which we were all very surprised about given the number of reviewers who have unfortunately not had the same luck. I definitely do not recommend this company, they are unhelpful, rude and probably breaking the law with same of their practises.
