Where to begin. Although the staff at Lawsons & Daughters were generally polite, our overall experience was unfortunately riddled with deception and unprofessionalism. Before moving in, we were handed a property in poor condition. It was dusty and the oven wasn't cleaned. We chose to overlook these initial issues as they were minor, but they set a troubling precedent for dealing with this company. When signing the contract, we specifically inquired about any upcoming major construction, and were reassured that only minor works were planned. However, we were subjected to eight months of construction. The constant noise, lack of natural light due to the scaffolding and frequent disturbances were not only frustrating but detrimental to our day-to-day living. Towards the end of our tenancy, viewings were scheduled as expected. Unfortunately, these were poorly managed. Agents regularly exceeded their allotted time slots, arrived late, or, on one occasion, turned up without any prior notice. The most infuriating part of our experience, however, was the deposit recovery process. Despite submitting all requested documentation multiple times, they tried to charge a ludicrous £250 cleaning charge for pre-existing issues—such as dust and an unclean oven—that we had documented upon moving in. After presenting our evidence and threatening to escalate the matter through deposit protection services, we eventually received our deposit, though it took nearly a month and was still short by a few pounds. While the missing amount was small, it reflects the overall lack of professionalism. If Tesco wouldn't accept short payment for something as minor as a fanta, why should tenants tolerate this? In short, we found Lawsons & Daughters to be dishonest and unprofessional. They are very good at finding unjust loopholes to take your money in whatever way they can. I strongly advise future tenants to exercise caution. If you do choose to rent with them, make sure to document the condition of the property thoroughly, record all conversations in writing through email and be prepared to take legal action if the situation calls for it.
